Made the mistake of living here in 2023-24 when it was known as Victory on Portland. I signed a lease here because it was the cheapest option for me. My lease was in a 5BR/3BA apartment and my room was shared. When I initially toured, they showed me a bedroom that was a double. However, the room I actually leased wasn’t like the one I toured and was definitely meant to be a single. They crammed two beds into the room and the bed frames were touching. I was completely blindsided by this and was not aware of the size of the room until the day I moved in. I barely had any room to fit all my personal belongings. Also, the AC unit in the room constantly leaked water into the walls and it would pool behind the paint. I always put in a work order for this, but even after they came by, the issue was never resolved. Additionally, while this isn’t the fault of the property, residents constantly left the front gate open where the bike rack is located. Because of this, someone was able go in, cut my lock, and steal my bike. There were definitely more issues at this property, but these were the main issues I had with them. Whatever you do not sign a lease here.

If I could leave zero stars I would. I’m speaking on behalf of every student who thinks this should be their home. I’m currently living here and have been extremely miserable since I’ve moved in. I feel as though companies like these advertising to students are predatory because we’re students and literally have no place to go, in a reasonable distance to USC… 1. Upon moving in my roommates and I have put a long list of repairs to maintenance… which was ridiculous granted that we couldn’t move in until August 21st and the lease ends on July 31st. For example, our DOOR HANDLE snapped and fell off locking us inside… the garbage disposal wasn’t working and had a God rancid smell… and let me not forget the ELECTRICAL problem with the air conditioning in the units that still isn’t resolved to this day because of how the unit was wired… the dishwasher wasn’t working… the cabinets in the bathroom were broken… we’re missing a cabinet door on our kitchen cupboards still even though they said it was “ordered” months ago… we were missing a stove grill… the list goes on. 2. The reviews about flooding is 100% true. Back in February, we experienced terrible flooding (about ankles deep of water) in the ENTIRE apartment. Many things were ruined. Mind you we are not in a specialized flooding zone. This affected people going to work, focusing on school, etc. The mitigation company came hours later into the night and sucked up the water. We were not offered relocation until we pushed back on management. We stayed in what felt like an industrial factory for days. It’s April and we’ve just got update on the situation. #1 the renters insurance they made us get doesn’t cover flooding damage. #2 the property won’t be giving us compensation or concern to our inconvenience.. my relocation doesn’t have the same amenities (e.g., a full sized fridge, washer, dryer, air conditioning—in this extremely hot weather) and I’m still paying $1625 a month for this situation. This feels severely inhumane, because WE ARE JUST STUDENTS!!! My question is that if there are reviews about flooding, HOW is there still flooding happening and to this great extent. They said the rain was too great, but we had bad rain in December and early last semester too… no flooding. So what’s really going on? This entire situation have made me depressed, because why is my living situation like this and I’m paying so much money for bs. 3. Oh and about that security deposit? They gave my roommate the run around to get hers back. She had to threaten legal action. Please reconsider your options living here, you can find someplace cheaper and be better off like most of my friends. I made the decision to not renew my lease within 3 weeks of living here. I don’t live with regrets, but this has been my biggest regret of my life thus far.

DO NOT TRUST THE NEW REVIEWS. Victory, once again, is faking reviews and/or asking students to write 5-star reviews to get their Google rating up. Notice how a bunch of perfect (yet lazy) 5-star are coming in over the last 2 months?? Yea, that's because they're fake. I can absolutely suggest that you stay far, far away from this place. There are SO many issues including constant fire alarms, severe electrical outages, plumbing problems, flooding (see photo below) and ridiculously loud parties where students literally scream all night. Oh, and don't forget the insanely loud ice cream truck that blasts music for 30-min intervals, multiple times PER DAY. This place is a disaster on wheels. They also leave the entrance to the newly renovated units unlocked so homeless people come in and go through what's supposed to be private dumpsters (see photo below). DO NOT LIVE HERE.

Highly recommend Heritage Housing! Management is responsive and I appreciate all the events they plan for us. I especially liked the yoga class, food trucks and parties. I haven’t been with any other student housing that does so much. I’ve met a lot of new friends and feel like I’m part of a real community here!
