USC Student Housing: Heritage 1275, los-angeles-ca

I just recently moved in here and I have to say this is some of the worst management I have experienced. I still haven’t received a key and I’ve been waiting for ten days, we have random individuals walking into our house unannounced and without notice that work supposedly for management/ maintenance and cleaning that come in the middle of the night. And when you try to contact anyone in management to complain or ask questions they don’t respond or take zero accountability for their mistakes when they do eventually respond. I’m a new tenant and to anyone who is thinking about moving here and is a student look somewhere else. You will be treated horribly and not taken seriously. Oh and the balconies are covered in mountains of bird poop that they will not clean up before you move in! -1/10 rating.

Maintenance emergency line is not even an emergency line. They dont do work on weekends or after hours. Thats not an emergency. They have no one to attend to the building after hours. Poor service, ridiculous.

I hate this apartment leasing complex with a passion. They have aggressive marketing campaigns, calling you incessantly to renew the lease. Because of USC’s garbage housing shortage, and Victory Housing having a number of complexes to lease, they have you over a barrel on all fronts. They don’t tell you which apartment you have until the day you are supposed to move in, and then, no matter where you live, they give you 24 hours to move in. (We happen to live on the East Coast, making this a real challenge.). They send out misleading and often contradictory emails about leases (I received one that stated move in date was July 1, another stating it was August 1-7.). Their customer service is terrible-they don’t return phone calls or emails and the act like they’re doing you a favor by answering questions. They promised our son one type of unit and then assigned him to something else Their website is put together with paper clips and bubble gum-it has no useful information and it’s hard to navigate. The people who work there are aggressive in their marketing but have no useful information. If our son could live anywhere else I’d move him. Don’t rent from them! You’ll be sorry about all the headaches and frustration they inflict on you.

Moved out 7/31/2023 and four of us still have not received the rental deposit we paid. The management kept kicking the can down the road and not giving any solution. It is a total scam. Avoid!!!!!!!!!!!!!!

⭐⭐⭐⭐⭐ I had the pleasure of DJing two events for Heritage 1275, and I’m excited to be back for another one on the 22nd, where they’ll even have an In-N-Out truck! The residents are thrilled, and you can really tell that Heritage cares about and spoils their residents. The management team knows most of the students by name, which makes it feel like a true community. The booking process was handled professionally, and everything ran smoothly. Huge shoutout to Naomi, Alexia, and Nicole for being so helpful throughout the process. If you're looking for a home near USC, I highly recommend Heritage Student Housing!
