I lived here for five years while attending USC, and it was a great experience from start to finish. The management team was always responsive, friendly, and quick to help whenever I had a question or needed assistance. The location is hard to beat. Being just minutes from USC in the heart of Los Angeles made getting to class, shopping, restaurants, and everything else incredibly convenient. I walked to campus every day and always felt safe and comfortable in the neighborhood. One of my favorite parts was that all utilities were included, so budgeting was simple with no surprise bills. The free cleaning of the shared spaces also helped keep the house clean and comfortable throughout my stay. If you're looking for affordable, well-managed housing near USC, I highly recommend this place. It was my home throughout college, and I graduated while living here. I'm thankful for the experience and would absolutely choose to live here again.

I would not recommend renting here. The house is very old and dated and has a strange smell throughout. The kitchen is rarely cleaned, with food often left on the floor and fruit flies everywhere. The furniture is old and worn out, and there is a large hole in the wall of the storage room next to the kitchen that has simply been taped over—you can even see outside through it. It’s also very obvious that holes and other flaws in the bedroom walls have been covered up with paint instead of being properly repaired. The rooms often had small bugs, and I regularly noticed dead spiders hanging from the ceilings in the hallway. The bathrooms are old, and there was frequently mold growing on the ceiling. Instead of fixing the problem, it appeared to be wiped off every couple of months before returning. Overall, the house was not well maintained, and I rarely saw any meaningful cleaning or maintenance being done. Another major issue was security. My packages were stolen on multiple occasions while living here. The most upsetting experience was when my iMac was stolen from my room. The property has security cameras, and management appeared to regularly monitor them to see when tenants were home. However, after I reported the theft and repeatedly asked them to review the camera footage, they did not help me or review the footage. Their response made me feel unsupported, and the situation felt suspicious given the circumstances. In my opinion, this property is not in good enough condition to be rented to college students. Although the rent may seem inexpensive, I don’t believe the living conditions justify the price. Between the poor maintenance, lack of cleanliness, recurring pest issues, repeated package thefts, and management’s handling of the theft of my iMac, I had a very disappointing experience and would not recommend renting here.

I had a great experience staying at this off-campus student housing near USC. It’s in a convenient, safe location, close to campus and local amenities. The house was clean, well-maintained, and had all the essentials. The landlord was also responsive and helpful. Highly recommend it for any USC student!
