While my experience living in one of their rental unit has been mixed, I couldn't have asked for better help from an associate at Stuho than Vanessa. Vanessa ensures that my concerns get addressed ASAP and she goes the extra mile to see how she can improve my rental experience. Highly recommend working with her if you consider renting here.

This review is for the recent email they sent out regarding the updated "lockout policy". STUHO recently announced they will no longer assist with after-hours lockouts, only during office hours. Their so-called “emergency” line functions more like an answering service and offers little real help. Previously, they would only send help for after hours lockouts if tenants agreed to pay $200–$240, leaving some residents with no choice but to wait until the next day—or even sleep in their cars. Now, tenants are told to call a locksmith instead, which can be even more expensive. Overall, this change continues to put an unfair financial burden on tenants and raises serious concerns about compliance and tenant support. Most importantly, California law requires an on-site manager for properties with 16+ units (California Code of Regulations (CCR) Title 25, Section 42) something several of their buildings lack. An on-site manager would typically handle situations like lockouts, making these extra costs unnecessary. I recommend filing a complaint with the LAHD (Los Angeles Housing Department). Let them know your property has no on-site manager and what the email stated.

If I could give zero stars, I would. Stuho is an absolute sham, the people managing these buildings don't have a shred of integrity, empathy, or common sense. They charge you an exorbitant amount of rent for their apartments, which were constructed poorly with the cheapest possible materials. I found bugs in the apartment every single day. Multiple tents with unhoused people often were stationed directly next to the building, making all of the tenants feel extremely unsafe. Stuho never made an effort to provide a safe environment for its tenants, and instead said that it was USC's responsibility. One of the managers, Vanessa Gomez, is possibly the rudest and most incompetent person I've had to deal with in my entire life. She ordered the garbage collection bins to be moved, but failed to notify any of the tenants until I told her that tenants were placing their trash outside of the building on the street because no one could find the collection bins. Vanessa would ignore many if not all of my messages/calls for days, and then passive aggressively text me a curt response. Most irritating is that when I decided to move and end my lease, Vanessa assured me that Stuho would waive some of the associated fees. Surprise, surprise--when time came for me to get my deposit back, she deducted these fees anyway and told me that she conveniently couldn't remember whether she had promised me that those fees would be waived. If I could start all over, I would've never decided to stay at these apartments. Beware of Vanessa. Beware of Stuho. Go somewhere else.

I have lived at the Moon for just over 3 months and my experience has been heinous. I lived at the Hub last year, and I can promise you if you are deciding between the two live at the Hub. This is because of the sheer disrespect I have endured at the hands of the supposed "community manager" Vanessa. My roommate and I pay 4400 for a two bedroom apartment, and did not have a dryer for 2 MONTHS. In addition, when we asked for our expenses to be covered for the laundromats we had to use, she said she would and never did. After standing up for myself, Vanessa started to slam us with ridiculous $150 trash fines that were clearly targeted. She is an unprofessional and heinous woman. We also at different points in these 3 months didn't have a garbage disposal, dishwasher, or working air conditioning. Please please please for your own good read the reviews on Stuho, and do not sign with this place. I promise you that you do not want to deal with Vanessa. Also positive reviews are so clearly written by bots. If you need bots to raise your reviews there is clearly something wrong.

Amazing management and community. Very engaged with their residents and great at communication. I have zero complaints so far- and as a student in the area it is so close to the USC campus (The Royal) and feels extremely safe. Love it here! I recently had a maintenance request and they took care of it immediately. Always super responsive and here to help whenever needed :)
