The building itself is fairly nice, but a bit overpriced. The quality of the management, however, is entirely unacceptable. They have demonstrated a lack of professionalism, communication, and competence. My security deposit was subjected to several unjustified deductions, including numerous cleaning fees and even repainting the door. I had multiple discussions with the manager (who is nearly impossible to reach), but these concerns were not adequately addressed. What is even worse is the horrendous state of the apartment when first moving in. I had to spend hours scrubbing the floor given how dirty they left it, which raises the question about how these deductions are actually utilized. Moreover, I lost nearly thousands of dollars from a summer sublet due to the manager's failure to respond to numerous calls and emails. Overall, my experience with the management throughout living here was quite disappointing. Save your time and energy and live somewhere else.

This apartment was charged 950 and they wanted to increase it about 200-300 dollars the rent for the next year when renewing. You share space with people and my roommate in this case was a really dirty and disorganized person. Who left the toilet black and water everywhere (he cleans himself with water after using the toilet) there were tissues all over the apartment and after some roports and a fine that he got the problem was still the same until I leftt . Not with the price. There is better near by cheaper and nicer

I've been living at the Hive since August 2021, back when it was called Victory on Ellendale. The Victory brand owned the Ellendale property until February 2022. The management was amazing. They took time to build personal connections with the residents, hosted events for us, and were very easy to communicate about all issues. The apartments themselves are really nice. Bedrooms are decent but a little small but the common area is really big. It's modern, newly renovated, and comes with all furniture and utilities included. Then, in February, Champion Real Estate sold Victory on Ellendale to the new property management, The Hive. The new management is alright but not nearly as good as Victory and far more disconnected from residents. There is construction going on so a lot of noise and they leave the gate open, which makes the area unsafe. My main complaint is with how the transition between companies was handled, which I guess is Champion's fault more than anything. On the 1st of Feb (when our rent was due), the property management change was thrust on us with no notice, and we had to readjust and lose our old management.

Living at The Hive was one of the worst experiences I’ve ever had with housing. They took $136 from my security deposit to replace a smoke detector battery—yes, a battery. After arguing for months without resolution, I can confidently say this place is a scam. Good luck reaching them, too—call right now, I dare you. No one will pick up. The cockroach infestation was unbearable, and management couldn’t care less. They have the nerve to charge over $1300 per person for double rooms. Charging that much for a single room is reasonable, but for doubles? It’s outrageous. When our oven shattered out of nowhere, there was broken glass everywhere that we constantly tried to clean, but even after continual communication with management, it took them nearly a month to replace it. Their washers and dryers even burned my clothes—yes, you’re paying luxury prices to have your things ruined. Overall, The Hive is a nightmare with incompetent management, absurd prices, and an attitude that screams they don’t care about their residents. Save your money and your sanity. DO NOT LIVE HERE UNDER ANY CIRCUMSTANCES. PLEASE PLEASE PLEASE. There is a reason management has changed 3 times over the past few years. Hive management, if you’re reading this, don’t even bother responding with your cookie cutter “thank you for sharing your feedback” and telling me to call your number. I’m not calling your number, I want nothing to do with you, and even if I did, you wouldn’t pick up.

The new management company, which arrived late fall, has taken over and completely remodeled every apartment. They've taken the advice from all of the complaints at places like Lorenzo & Icon and made sure those issues are not replicated here. The neighborhood is in the DPS zone and feels very safe. It is also kept quite nice - you have an option for secured parking behind the gates or street parking. They take care of regular extermination and we have yet to see any bugs. There are a few community bikes available to residents. Robin, the new rental manager, is super helpful and accommodating. They can receive packages at the rental office - which is down the street at another complex - or you can have deliveries made behind the tall gate that secures the property. Everything in the apartment is new - furniture, mattresses, appliances, nice looking durable wood-like floors, bathrooms and ceiling fans. They even supply a 55" smart TV and include the cable. We've never had an issue with noise, garbage or theft. If you have a chance to move in here, you will find it 100x better than some of the other places around campus.
