Would give -5 stars, if possible. We had to sue them to get deposit returned, they LOST in court, still will not pay. Will not respond to email, phone etc. Total garbage. The reason we had to get deposit back was because they broke a lease by not having property ready as promised, tried to force students to take crummy alternative. Run, do not walk, from Nova - under no circumstances should you trust them or work with them in any way, as a renter, contractor, etc.

Do not rent from them! They never answer their phone numbers or emails and never answer maintenance requests. They are being reported to all the bureaus for tenant negligence. They deserve less than a star!

Olga and Nova Properties (minus Tony) have provided the absolute worst experience for myself/my friends, my girlfriend/her friends who moved in after, and the group of girls moving in currently. The landlord:tenant dynamic is a tale as old as time, but Olga Moraga and Nova Properties (formerly known as Moraga Student Housing) are the purest definition of terrible, greedy, and scummy landlords. After experiencing living in a Nova Properties Home, I’ve witnessed Olga herself find every single possible reason under the sun to squeeze pennies out of tenants’ security deposits. (Note: security deposit is 2x monthly rent which exceeds $10000 on most of her already overpriced properties) I just watched her go down on her hands and knees and drag her fingers over every inch of the house including THE MOLDING/TRIMMING OF THE WALLS. And when she found “dust,” said that the house was in no condition to move out. Mind you the house we were living was built in 1921. My girlfriend and I had also just spent the whole day deep cleaning the entirety of the home. Turns out we missed deep cleaning the outdoor porch??!!! Which was “dirty”. Each of the 12 months of the lease, we’d put in a service request for new grass in the front of the home since the home had advertised a grass front yard, but to no avail. Maybe the gardeners doing absolutely nothing but blowing dirt around the barren front yard (see attached photo and let me know which desert it resembles more, the Mojave or the Sahara) and smoking cigarettes on the front porch once a week had something to do with the “dust” on the front door. Even if we had hired professional cleaners for several hours, I am certain she would have found something to try and take some of the security deposit. Honestly, companies like Nova Properties deserve no single right to exist. They scam USC Students who don’t know any better, and it is honestly such a shame.

Terrible experience. They never picked up calls and make promises to come and goes MIA for days if not weeks.

Small business run by good people. Properties are nice and fairly priced.
