I am extremely frustrated with the property management here, and I would strongly caution anyone considering leasing to think twice. They use alternate accounts to boost their 5 star ratings. For over 7 months, I dealt with a severe fly infestation in my unit. Instead of addressing the issue properly, management repeatedly dismissed my concerns and sent a handyman—not pest control—over and over again. Each time, they blamed me, suggesting my room was dirty or that I wasn’t opening my windows enough, which was completely untrue and honestly insulting. Not only did they fail to fix the problem, but the handyman visits actually made things worse—tiles were damaged repeatedly, and nothing was resolved. On top of that, management made unreasonable demands, including insisting that I come into the office just to report ongoing issues, and even suggesting that I should pay for pest control myself, which is unacceptable for a problem clearly tied to the unit. After months of back-and-forth and no progress, I finally went into the office in person to escalate the issue. Only then—after 7 months—did they schedule proper pest control. The result? Pest control discovered that the infestation was caused by a hole in my toilet that had been there since installation. This was a building issue the entire time—not something I caused. Even after identifying the root problem, it still took another month for management to fully resolve it and replace the toilet. This entire experience reflects irresponsible management, lack of accountability, and zero sense of urgency. No tenant should have to fight this hard just to have a basic maintenance issue taken seriously. I should not have been blamed, ignored, or forced to escalate in person just to get proper service. If you’re looking for a place where management is responsive, respectful, and proactive, THIS IS NOT IT. PLEASE DO NOT LEASE HERE. They do not respect their residents or handle problems professionally.

I had a really good experience living with Moohousing. Move-in was honestly way easier than I expected. They sent clear instructions ahead of time, told me exactly when and where to pick up the keys, and replied pretty fast whenever I had questions. I didn’t have that “what am I supposed to do now” moment, which I’ve had with other places before. The room looked pretty much like the photos. It was clean when I moved in, and you can tell they actually put some thought into the setup. Bed, desk, storage, everything was already there, so I didn’t have to buy a bunch of stuff right away. The layout is simple but works well, and it feels comfortable to live in. Shared areas were also kept in decent condition most of the time. During my stay, whenever something came up, like small maintenance things or general questions, they were reachable and would follow up. Not perfect 100% of the time, but overall you don’t feel ignored, which is honestly the most important part. I think it’s a good option if you want something straightforward and not too stressful, especially for students or people just moving to LA. It’s not luxury housing, but it’s clean, functional, and the whole process is pretty smooth. I’d stay again and would recommend it if you’re looking for something easy and reliable.

Poor maintnenace team, poor communication skills, management doesnt know the contact information of their own team. Had a HUGE fly infestation problem for 7 months, over and over they sent a handyman instead of pest control and blamed the problem for me (the resident) having a dirty room or not opening my window. All the handyman did was break my tiles over and over again. They demanded I go into the office if I had a problem, demanded that I pay for pest control, demanded unfair requests. After I went to the office, they finally scheudled pest control after 7 months. Turns out there was a hole in my toilet that was there since it was installed, and it took them a whole month to finsih the process from calling pest control to replacing my toilet. Irresponsible management and has no sense of urgency. I shouldnt have to go to the office to complain about a bug problem, i shouldnt have received a handyman to get rid of the bugs, i shouldnt have been blamed for a problem that waasnt my fault to begin with. PLEASE DO NOT LEASE HERE THEY DONT KNOW HOW TO RESPECT THEIR CUSTOMERS

DO NOT RENT. I know their apartments look modern and updated but this company is a nightmare to work with. They will take forever to respond and then once your lease is up they'll rob you blind of your security deposit. When I went to go pick up my deposit at their office there was a line of people arguing with them because they scammed them out of their money too. I literally hired cleaners to clean my unit before I left and they still charged me $220 (mind you, they charge $50 for a monthly common area cleaning fee and the common areas are much bigger and much dirtier). The ironic part of all this is when I originally moved into my unit, it was filthy. There was blood on the blinds, the bed was stained, ripped and smelled bad, all the drains were clogged, the toilet seat was broken; it was a nightmare. So clearly they don't even use the money they take out of your deposit to clean the unit. On top of all this, I went my whole 14 month lease with no smoke detectors because they never put them in and also had to deal with a roommates dog that barked all night which violates the lease but they never did anything about it even though I contacted them multiple times. There's filthy common areas (even after they cleaners come), cockroach infestations-- I'll provide all the receipts. I'll also show the condition I left the room in so you can see just how big of scam artists they are. Do yourself a favor and find a different company. Not worth the headache and money lost.

This is my second year with Moo Housing and honestly I’m surprised by how many rant reviews there are. My experience has actually been pretty good overall. Maintenance requests were handled pretty quickly. I think student coliving can depend a lot on roommates and expectations, but personally I haven’t had any major issues and would recommend it to other USC students looking for housing near campus.
