Worst customer service, rude and passive aggressive employees that only care about how much money they make. I swear they looked up how many people they can legally rent in one unit, and they went with that. They keep it at full capacity which means 5 people to one fridge and barely any room for storage. The lease agreement states that any resident not abiding to the the cleanliness agreement will be terminated but this is not true, if you get stuck with unclean roommates you are trapped until the end of the lease (or pay a 100$ transfer fee in hopes that the next roommates will be somewhat clean). The five-star reviews have to be from management because the units never look that clean when moving in. They charge 100$ for a cleaning fee and the cleaners come in for 1 hour wipe down some counters take out the trash and leave. The ceiling is extremely dirty? It has black stuff all over it and is always falling down making the place dirty. They also have those cheap drawstring blinds that break every time you want to open up the windows. When I moved in the roommates told me I had to find a place to put my food as they were already using the pantry, kapi does not delegate the space to anyone and you have to fend for yourself on space and where to put your belongings. They offer 6 month leases but were unable to shorten my year lease to a 6 months lease despite the NUMEROUS safety and cleanliness issues I have had and stated that I pay a termination fee in order to leave these conditions. What makes it worse is that with my previous unit with kapi they did shorten my lease due to theft from the other residence but when I brought up the state of the kitchen and lack of cleanliness, they were unable to shorten the lease. They only "help" when it is convenient or monetarily beneficial to them, I get that it is a business, but they don't even uphold their side of the lease agreement.

Any photos they have listed are the best photos from all of their units. The first unit I stayed in was a “new unit” and was pretty nice. But they booked me to stay in a room with a male, on the bases that this person said they were transitioning. I don’t have any issue with people transitioning but I specifically booked an all female unit (because I have ptsd with males) so I don’t understand how they can book me with someone who has yet to transition and is male presenting. All they did to fix this issue was charge me a 100$ moving fee to transfer to a less clean, older outdated unit with more people. I was stolen from by one of the roomates (this was caught on camera from the Amazon locker footage) but they refused to solve the issue, and did nothing when I reported more theft from what I assumed was from the same person. You end up paying 1000 to share with up to four other people, all in the same kitchen with barely any room for each person to store food in the fridge or cabinets. Just a company that sucks as much money from students and international interns as much as they can. If you don’t have a parent protecting you from this issues they do not care. I did not even get to see the apartments before moving in, and they are inconsistent. You will be charged for AC, water, or electricity over usage even if it was your roommates and not you. Another huge issue with this place is they lie and don’t provide all the information, they purely want what is best for their pockets, when I first moved into unit 420, they told me NO parking was available AT ALL (even though on the website it says you can infer about a parking spot and pay extra for that, specifically 100$ per parking spot), but when I moved to unit 602 (which had been available the whole time) they had an available parking spot, so I accumulated hundreds of dollars in parking tickets (as this is LA and there is no free parking) for no reason . My car was also broken into and stolen from right outside the building and they did nothing about it (this was also on camera). They also say they offer a communal space, but this is not available and the cooking supplies they offer is always used by the other roomates and never available for others. I would never recommend this place to another, it has been HELL. Even though I have found a more affordable place where I could live alone, in order to break the lease I would have to pay two months rent, plus 50$ a day that I would be here while moving, in addition to paying for my new place I would be moving. It’s completely unreasonable, this place is exactly why people hate landlords, just completely money hungry and they can’t see past anything else. Not to mention they frequently don’t pay for the Netflix that they offer, and things are constantly breaking because they are outdated.

Please stay away from this place! It seems like a good deal until you are trapped in the lease, the lease which states you are unable to break the lease even in the case of a job transfer, school transfer, job loss or death. I have lost my job and found a cheaper place to live (one that does not have 4 additional roomates) and I am unable to break the lease because they charge 2,500 to break the lease. They also charge you for transferring units, even if the reason you are transferring is due to them not upholding their side of the lease. I was stolen from by one of the roomates and they basically said it wasn’t their issue. I refuse to belive that the good reviews for this place are not bots or their team management because their is constant issues with this place. There’s no overhead fans or lighting?? The lighting is all from lamps? And the utilities are only covered up to 80$ per person, but if anyone uses more water or AC everyone is charged extra, for example I never use the AC as I am also ways at school or work, but the roomates I had would blast the AC day and night, and I got charged for it. They have no empathy for students and even if you tell them you lost your job and need to end the lease they will only respond with “you need to pay the early termination fee”. They pack as many people as the law will allow per unit and are only focused on the profit they make.

Kapi Residences is an awesome place to live at! The location was convenient for me. The location is near the 405 so it's a pretty easy drive to a lot of tourist attractions including the Hollywood Sign. Plus, the rooms really clean and comfortable. The living room is pretty spacious. The amenities make living here really nice. People are friendly. I was able to pretty much live comfortably. It's hard to find a better place. I would definitely recommend!

I stayed with Kapi when i had my internship in LA with fashion and design industry. Kapi made my stay so smooth and affordable even though my internship was only for 3 months. Apartment was clean, well furnished and staff was profesional and helpful. It was also easy booking process and overall i really enjoyed my stay and this company really deserves 5 star for their service.
