This past year, I made the mistake of signing a lease with STUHO at Hoover Square. My roommate and I were promised a newly constructed, finished 2b/2b apartment. On move-in day, we learned NONE of the new units had working locks. We got a lock by end of day, but others waited up to a month for a working front door lock. This was especially alarming because the back gate stayed unlocked 24/7, undermining the "gated and secure" property claims. The apartment itself wasn't finished: windows and doors were unpainted and unsealed, letting bugs in all year, and the entry light switch didn't work. Vacuuming tripped the breaker and killed power to my room. My light switch cover fell off the first time I used it. That same month, we found the freezer door wouldn't shut, the dishwasher walling was separating from the island, and we'd never received a promised mail key (management fixed that one quickly). Around Thanksgiving, all outlets in my roommate's room failed, and a front window leak was only partially repaired by maintenance, so it kept leaking. In spring, during a heat wave with temps above 85°F (which my lease defines as an AC emergency), my bedroom AC broke. Property manager Amerika took days to bring a portable unit, which was installed improperly and leaked all over my floor, making it unusable. I reported this to Amerika, after-hours lines, and the front desk, then moved the leaking unit to my porch and left for spring break. I got zero updates during break. Upon return, the broken unit was still outside with no replacement. Amerika claimed she didn't know I needed one. I waited another day, then went to the office in person since I couldn't reach her; I was told each time that she was conveniently out. Eventually another manager stepped in, provided a temporary unit, and gave me contact info for a higher-up, Josh, who could approve a rent reduction. Josh didn't respond to calls, later claimed I was supposed to email him instead (untrue), and after days of back-and-forth accused me of lying about the AC problems and refused any rent credit—technically justified only because the unit was never fully repaired. Even after being "fixed," the AC would stop working every time it was turned off, requiring the breaker to be reset. Meanwhile, a bedroom window leaked so badly that staff stapled a tarp to the building's exterior, which barely helped. A bathroom ceiling light later fell out, left hanging by its wire, and two bedroom lights started doing the same. A major leak above the living room TV partially flooded the upstairs area. In the final weeks, we discovered the front door wouldn't latch properly—if not deadbolted, it could be pushed open without even turning the handle. These were only the major issues; four other residents reported the same AC problems. Worse than the endless defects in these $1,800 "luxury" units was the property management itself. Amerika and Josh delivered the worst customer service and competency I've experienced from any landlord staff—dismissing documented issues, ignoring AC technicians' findings, ignoring lease terms, and falsely accusing residents of fabricating problems. This behavior amounts to price-gouging students and families for substandard, unsafe housing marketed as secure and move-in ready. If you're considering Hoover Square, don't waste your money.

Do not be misled by the marketing—basic resident security and management accountability are completely neglected here. Over 20 days ago, a grand theft occurred on the property involving essential academic archives and electronics valued at over $6,000, which was officially reported to the LAPD. Despite the property having numerous visible security cameras, the on-site management (Joshua) has completely ignored multiple written follow-ups and in-person requests. They have taken zero initiative to review the footage, preserve critical video evidence, or show the slightest regard for resident safety. It is unacceptable to market a community to students while failing to cooperate with law enforcement or take basic administrative responsibility. Think twice before signing a lease here if you care about your safety and having responsive management.
