Atlas House Apartments, los-angeles-ca

My husband and I moved to Atlas House in July 2023, signing an 18-month lease with a discount and it seemed great at the time, but looking at current rates, we definitely overpaid. 1. Property Management & Staff We had five different property managers throughout our lease. Andrew was great & really tried to accommodate everyone and make it a better living situation, but left quickly unfortunately. Denise (the current manager) was very kind and I think she is trying to make it a better complex and we wish her all the luck, she was super helpful during move-out as well. Early set into moving there, incentives were offered in exchange for positive reviews, which felt odd. Security guards weren’t very attentive, except for Jesse, who went above and beyond to ensure my safety at night as I work late nights and would meet me at the front door. Maintenance was hit or miss. We had a great maintenance guy early on, but he disappeared in the last six months. 2. Apartment & Complex The apartment itself was decent with modern appliances, small but decent gym, a great washer/dryer, but the floors were uneven, and our closet door frequently came off its track multiple times. Being on the top floor, it got unbearably hot in the summer & you didn't want to blast your A/C all the time either. Hallway carpets were filthy despite regular vacuuming. We dealt with gnats from the vents and trash chutes, plus a cockroach incident in our cat’s litter box (thankfully, maintenance responded quickly). Shared spaces were generally clean, but the pool/jacuzzi often had trash floating in them, and patio lights remained broken. The BBQs were unreliable, making hosting guests frustrating. The elevators are super scary to ride & there has been multiple times where people have gotten stuck in them and they feel like they're going to drop when you're in them. The area around the complex was super unsettling. Fires in the next door parking lot (due to a long-standing homeless encampment) happened almost monthly. One night, I woke to black smoke and heartbreaking screams outside our top-floor window. After that, I never saw the homeless man’s dog again that I know lived there — I don’t even want to think about what happened. 3. Utility Bills Utilities were unreasonably high since costs were split among residents. We had a 1-bed + den, yet our electricity bill alone once hit $150, which was insane. So before you're considering renting here - do your research and consider pro's and con's. I would never rent from Tripalink ever again.

Regarding AtlasHouse by Tripalink - there are honestly good things about this place like the spa and roof top but half the time you want to use the amenities they do not work, yet rent/utilitiy bills keep going up. Flies/Gnats everywhere despite apartment unit is clean; there is clearly a pest issue at this complex (see photo). The trash valet option causes the hall ways to smell really bad because people keep their trash all day outside waiting for trash valet service. Fire pits do not always work and the temperature of the water in the jacuzzi is cold often. Sucks when you want to invite people over and this happens over the weekend. There are damaged furniture and broken lamps lying on the floor of the rooftop completely unmaintained. Half of the gym equipment never works. Tripalink seems to only cares about tenants writing positive reviews and getting you to sign a lease; once you sign the lease, all the nice things go down the drain. The unit itself is good and new (i.e. central ac, new floors, laundry, dishwasher) but the rent is not worth it because the amenities cannot even be used; this place is overpriced given the unsafe neighborhood it’s in and unmaintained amenities and services. Atlas House still has not done anything with 1/3 of the rooftop section where they promised to build a mini golf area. They don't keep the building locked so strangers can get up to the building and go on the rooftop which poses a danger to the tenants. We only see the property management team on site maybe 1x per week. Tripalink renovates cheap buildings and opens nice luxurious-looking apartments in questionable neighborhoods and overcharges tenants while not spending the money on having enough staff present to fix issues tenants have and keep tenants safe. We can’t even walk our dogs anymore because we feel so unsafe in this neighborhood even right in front of the building. The company does nothing to report the loitering, littering, graffiti, and camping taking place outside in front of the building.

The soundproofing is non-existent. I hear my neighbor’s conversations everyday. On top of that, constant stomping noises from the unit above is deafening. I’ve reported this MULTIPLE times and called security and manager, but never noticed any improvement. I haven't had a comfortable sleep since I moved in. AVOID this place.

I have been living here for 4 months now, I think my overall experience is really good, even though there were staffs changing, all the staff I have met are great. The new property manager Denisse is super nice and helpful, the maintenance technician Edgar responds very quickly each time. The security guard at night Jesse can help with anything you need after the working hours. The neighborhood it is what it is, but I don’t think it’s as bad as people said in internet, I can walk to K Town at night without any issue. I think it really worth the price, it’s close to DTLA, next to K Town. I mean you can’t find a apartment like this around here with a better price.

I had an amazing experience with Atlas Housing, and I especially want to highlight Vicky Shao for going above and beyond in every way. She made the entire process smooth, stress-free, and genuinely enjoyable. Vicky Shao worked hard to meet all of my needs and helped me find the perfect two-bedroom, two-bath apartment. She did everything she could to make sure we felt secure, confident, and happy with our decision. Working with her as my leasing agent was such a positive and uplifting experience her spirit, professionalism, and dedication truly stood out. I’m incredibly grateful for her support and would highly recommend Atlas Housing, especially if you get the chance to work with Vicky Shao.
