Rent for me for a private was $650, flat $75 monthly for utilities and $75 for the parking garage which is almost required due to lack of street parking around the area. They also tack on a convenience fee when you pay for rent which adds almost twenty bucks. Total monthly rent for me was about $820 and it’s 100% not worth that. I lived at The Factory from February to October. The first half of my lease was fine, but from August to October it went downhill fast. Carpets were left covered in paint dust for two weeks, my belongings were moved and damaged, and some items went missing. Workers and cleaners repeatedly entered my apartment without proper notice. One even opened my bedroom door at night. Communication from management was almost nonexistent unless I pushed hard, and when they finally responded, they offered only $75 with a confidentiality agreement. Living here was stressful, unprofessional, and nothing like what I was promised when I signed.

When I moved in I was honestly super excited, but also hadn't taken the time to speak with former residents of the factory. I wish i had. When you sign your lease, you are required to sign a full year, and it is nearly impossible to get out of, even in extenuating circumstances, because nobody wants to live there. They have been false advertising their availability, claiming there is only so many units left but then giving away insane deals to try to get somebody to renew their lease. Free costco membership, a free tv (which had been previously used in units), free rent for a month, and 50% off parking passes for 6 months. Parking passes are $75 per month and even then there is very limited parking space. The walls of the rooms are probably thinner than paper, i could hear my roommates speaking on the phone in the rooms next to me clearly. Watching TV in the living room was impossible because of how loud the AC was. As soon as management was switched, they started an active renovation while we were still living in the units, requiring us to leave the unit or we would be otherwise charged. Maintenance would enter our unit without our knowledge or notice, sometimes super late at night, or extremely early in the morning, even on weekends. During the repainting, they left insane amount of overspray in the unit, on personal belongings, on the hardwood floors in the kitchen and on furniture. As far as amenities go, the hot tub that they advertise did not work for over 9 months, until it was summer time and no longer needed, and even then it would be broken consistently. When we tried to use the movie theater room, the projector was not working and was a waste of time in all honesty. When it finally came time to move out, we were told as long as our areas were cleaned we would not be charged any additional fees and would receive our full deposit. Me along with some help spent hours cleaning my entire area, along with areas that were not assigned to me, and at the time of move out i was still charged a $100 cleaning fee. When we called the factory to dispute those charges, management was extremely unhelpful and told us to email them so we did, and received no response. I will attach photos of said clean units. Management is extremely unhelpful and unprofessional. I emailed them multiple times and never received a response, at one point I had a lost package that had been delivered to the factory but I was told it did not get delivered and they did not know where it was. I was told there are also no cameras in the lobby to where they can see if my package was delivered or not. After 4 tries, and talking to 4 different people, they finally looked inside of a parcel locker ( after asking them multiple times to) and it was there, in which they told me it had been broken and thats why they didn't look before.

This is my honest review of the factory… yes there are some things that aren’t ideal. That’s gonna be like most places. This is what I would recommend you do. Come here look at an apartment In person. See if you’re okay with the things that aren’t perfect then live here if not go find another place. Good things - Staff is nice and friendly (they are under new management and are trying to fix the boatload of problems from the previous management) - Hot tub has worked for the past 9 months. - Modern interior - Good fridge and cabinet space. - Gym is nice for a quick workout. But if you really wanna good workout go to the REC Things I don’t like. - Utilities is $75 and parking is $75 per month. So be prepared to pay an extra $150 on whatever contract you sign - Thin walls, vents and air ducts might need cleaned out, sometimes you just have dust on your desk after 1-2 days. - From what I understand, they only sell a limited amount of 9 month leases. So be prepared to pay for a full year regardless if you stay here or not over the summer. Anyways. The pictures most people are posting are valid, but recognize it’s like 3-4 rooms out of 1000. Most are like what the website shows.

Very disappointed in my son's experience at The Factory. We toured with the most darling girls and they did a great job selling the place. I should have caught on when they said they were both moving out. The year started with getting emails about move in with great details and rules. Then, the apartments weren't even ready. My son moved in and a week later had to pack everything up while they painted. Then a week later again to recarpet. Love that it was being redone, but it was promised to be before moving in. The management did a huge disservice to my son and his friend. They were freshmen and put in an apartment with 4 seniors. 2 were already engaged and all were comfortable and established in friends. If they had been matched with 4 more freshmen, they would have had a much greater chance of making friends with others who needed some friends. My bill ended up being much more that I was told it was going to be. I have 30 years of credit, I really don't need paying my son's rent reported to a credit company. Charging a fee monthly for taking my payment was also ridiculous. Was really hoping it was going to be a great experience, but sadly, it was not. He is now switching to another University. I didn't realize we were signing for the whole year, but realized it right after he moved in. I was hoping he would enjoy it enough to stay, but he is not.

This place looks like a bomb shelter in some of the room. The new ownership is so unprofessional. We have an issue still three months after move in where the incorrect bed was provided. We are required to have a certain size of bed coverings, which was bought, but cannot be used. We submitted a work order several times at move it, but nothing was done. We kept notifying management of the issue, but still, nothing had been done. Now, three months later we called again to get a resolution and the answer was “put in a work order through the tenant portal. That has also been done several times and still no resolution. The front desk and management seem to just not care and keep moving the goal posts on how to get this resolved. I highly suggest avoiding this place. Future tenants beware, you will deal with ownership and staff that had no professionalism, courtesy, or motivation to resolve issues. If they cannot fix these simple issues, God only knows if they are competent to resolve more serious issues.
