I honestly think this is probably the worst apartment complex you could pick to live at in the area that's still close to campus. I lived here for 3 years, and there was always one problem or another. To start with, the amenities were always down, with the hot tub being broken half the time, one of the elevators being down pretty often (with the elevators already being some of the slowest I've ever dealt with, mind you), the in-unit dishwashers sucked and frequently did not clean our dishes at all. Usually, one of the shuttles was broken down at any given time, too. The wifi also had frequent outages, sometimes for hours at a time. Not to mention other annoying things like people pulling the fire alarms every now and then, or random things like a homeless man getting into the building courtyard and stripping down and screaming until the police came and had to arrest him. The building security was okay at best, and there were constantly weird people getting into the building who would just mess around. The parking options around the building were abysmal; good luck finding a spot close by. On top of all that, for the entire year my roommates and I lived there, we had an ongoing cockroach problem that was never fully addressed. They sent Orkin in a couple of times, and also had the building maintenance team come and spray, but no matter what, the problem persisted. They were frequently in the dishwasher every time we ran a load of dishes, and it also seemed like they were coming from the sink, like within the pipes. Furthermore, they will nickel-and-dime you for anything and everything when moving out. I was charged $900+ to fully replace the carpeting in my room for damage that predated my living there. But because I forgot to do my initial room inspection after transferring rooms, they knew they could charge me for whatever they wanted, and I couldn't do anything about it. If you insist on living here, be EXTREMELY thorough in documenting how the room looks upon move-in, because they will try to siphon as much of your money as they can when you move out. They were also unwilling to provide an itemized list of all the fees and charges that they stuck me with and said, "As per your lease agreement, we don't have to provide that for you", just showing how shady they are. A few of my roommates and other friends who lived here had similar experiences of being charged for things like this, and it's echoed in the rest of the reviews here if you read through them. Now, this isn't to say that 8n didn't have its nice things; the maintenance staff was very friendly and responsive, the shuttle service to campus was pretty good, and the location was super close to the Haymarket and campus. But in my opinion, the bad outweighs the good here. Just know, these are some of the cheapest student-oriented apartments in Lincoln for a reason, and I cannot recommend living here at all if you value your money and sanity.

8N is a good place to live as a college student. It’s close to campus and the shuttles to and from campus are great when it’s cold outside. The management there is very helpful and solve problems quickly. Maintenance is also quick to fix problems in your room.

Been a resident for 2 years at 8n Lofts. Overall it has been a great experience. Rent is fair for the amount of space and amenities we have at 8N and maintenance has been fantastic. Shout out to the maintenance crew that has fixed any problem we have had quickly!

From day one, 8N Lofts has exceeded my expectations. The apartments are modern, clean, and fully furnished — with hardwood-style floors, walk-in closets, and in-unit washers/dryers — everything you need to live comfortably without sacrificing convenience. What really sets 8N apart is the lifestyle: a 24/7 fitness center, rooftop sky-deck and hot tub, and even a private shuttle to campus and nearby spots. The location couldn’t be better — you’re just a few blocks from campus and right in the heart of the Haymarket/downtown area, with dining, nightlife, and grocery just minutes away. Staff have always been helpful and responsive, whether I needed maintenance or had a question about utilities or lease details. It’s made living here feel hassle-free. Overall: if you want a comfortable, convenient, social and modern place to live in Lincoln — 8N Lofts is an awesome choice. I’d give 10/10 and I’m already looking forward to renewing my lease!
