Signature Apartments, lexington-ky

I’ve been a resident since the building opened. Management assured me I had a parking spot, and when I started the new lease term, they informed me they were “sold out” of parking, which is completely false. I have pictures to prove it (I’ll attach them to this review). They dismiss your concerns and prioritize profit. I strongly advise against signing a lease here. My first leasing term under a different property manager was fantastic, and I had no complaints. However, this time, a poor leader took over as property manager, and things have been downhill ever since. Stay away from this trap. It may look nice, but it’s a big scam. Don’t fall for their tricks.

I have been at Signature for 2 years now and I have genuinely loved my experience. Kate was beyond helpful during the leasing process and has made my resident experience very positive. If I ever have any questions or concerns, I always find Kate! I would 100% recommend this complex to students looking for an upgraded student housing experience.

I have had an amazing experience working with the people from Signature Apartments. I especially recommend getting in touch with Kaitlyn Wilson if you’re thinking of living at the Signature Apartments. She helped me through the whole process of the application and signing the lease. She really went out of her way to help me and couldn’t have been more pleased with my experience!!

I just want to write a review praising Kate and Sage, my life is changed becuase of their involvement at signature apartments. Sage is always a bright face when I enter the leasing office and Kate always a helpful hand. Their presence led me to look into living there!

They constantly inspect your apartment. They email you on Saturday to inform you they will come some time that week, giving themselves access to your apartment for a full week. There is no specific day or time frame (like between 9a-5p). This month- March 2026- they did 2 inspections. It feels like harassment. The people who do the inspections are the same grounds keepers that pick up the dog poop. So, for a week the shady guy can walk through your apartment. Nothing makes a young college girl feel more unsafe. They don’t disclose these frequent intrusions when you sign the lease, so you’re blindsided by it. But to be released from the lease, you have to find someone to take your place, not sure how that is legal. Under Kentucky law, particularly in areas adopting the Uniform Residential Landlord and Tenant Act (URLTA), landlords must make a good-faith, reasonable effort to re-rent a unit if a tenant breaks the lease early. But, to recruit someone to take over your lease, you have to lie and say this is a great place to live- please take over my lease… Signature isn’t worth the money (over 1k). You will feel harassed, watched, and unsafe. Others mentioned parking problems and the lack of winter preparation, and I agree. I fell 4 times because the sidewalks were slick ice for days - no salt. I had to complain, but they just answered with excuses.
