Signature Apartments, lexington-ky

I’ve been a resident since the building opened. Management assured me I had a parking spot, and when I started the new lease term, they informed me they were “sold out” of parking, which is completely false. I have pictures to prove it (I’ll attach them to this review). They dismiss your concerns and prioritize profit. I strongly advise against signing a lease here. My first leasing term under a different property manager was fantastic, and I had no complaints. However, this time, a poor leader took over as property manager, and things have been downhill ever since. Stay away from this trap. It may look nice, but it’s a big scam. Don’t fall for their tricks.

They constantly inspect your apartment. They email you on Saturday to inform you they will come some time that week, giving themselves access to your apartment for a full week. There is no specific day or time frame (like between 9a-5p). This month- March 2026- they did 2 inspections. It feels like harassment. The people who do the inspections are the same grounds keepers that pick up the dog poop. So, for a week the shady guy can walk through your apartment. Nothing makes a young college girl feel more unsafe. They don’t disclose these frequent intrusions when you sign the lease, so you’re blindsided by it. But to be released from the lease, you have to find someone to take your place, not sure how that is legal. Under Kentucky law, particularly in areas adopting the Uniform Residential Landlord and Tenant Act (URLTA), landlords must make a good-faith, reasonable effort to re-rent a unit if a tenant breaks the lease early. But, to recruit someone to take over your lease, you have to lie and say this is a great place to live- please take over my lease… Signature isn’t worth the money (over 1k). You will feel harassed, watched, and unsafe. Others mentioned parking problems and the lack of winter preparation, and I agree. I fell 4 times because the sidewalks were slick ice for days - no salt. I had to complain, but they just answered with excuses.

I had the opportunity of moving my daughter into these Apartments a few days ago, and I must say this has been the best decision my wife and I ever made. We are 100% comfortable with our daughter living at Signature Apartments. The property manager Samantha and her staff are the best of the best. Very professional, very helpful and in my opinion went above and beyond to provide all the students that were moving in had the best experience possible. We’ve already received so many pics and videos of our daughter using all the different amenities and even attending a BBQ that the property put together for the students. We love it!!! 10/10 recommendation!!!

If you are worried about safety this place is not for you, this company does not care. Due to snow and ice and frigid temperatures the sidewalks and roads have become unsafe for multiple days. Cars and people are unable to walk and drive in a safe manner forcing residents to pay for Ubers. We pay a high rate to live here and there was 0 salt or plowing services before during or after this storm. There was 0 maintenance workers or property manager presence through the weekend. When speaking to the property manager she seemed bothered and did not believe it was an issue. Extremely unprofessional, unsafe and unacceptable.

Great people in the office, the guests were easy to work with and be around. The building and amenities are top notch, paired with an A plus location that is fenced in and close to the bus to campus. Highly recommend these brand new apartments.
