Whatever you do, DO NOT RENT FROM HERE!! When touring, they of course showed us a beautiful staged model apartment, promised us guest parking, and it all seemed like a pretty great price for the location. However, we got no guest parking (despite there being multiple spaces open even in the evenings), mold throughout the entire apartment, a falling apart kitchen, and a ton of hidden fees. You're not able to park here at all without a sticker, so if someone is helping you, let's say bring stuff in, it doesn't matter if your hazards are on. THEY WILL TOW!! This apartment LOVES to pry off of students looking for affordable housing. You will be charged for things that you certainly paid for before, so whatever you do, keep track of exactly what you are paying for with this apartment. Not only that, they calculate some things like water and sewer weirdly, so watch and make sure you are keeping track of the math. Additionally, they add random damage charges at the end! They charged my roommates and I damage to our couch at the end of the year. Luckily, we reported the "damage" (which was a couple barely noticeable scratches from the previous renter) at the beginning of the year, so we were able to dispute the charges. So, take pictures of everything and report even the tiniest of damages because you will be charged for it!!! On the outside, this looks like an affordable option, but it's not. Look into literally any other option.

I have only lived here for a month, and I am disappointed and disgusted with how poorly this property is managed. Here’s what we’ve been dealing with: • AC broken, my fan runs 24/7 to try to cool down my room. • Washer broken — we have had to spend time and money going to the laundromat because our clothes cannot be washed at home. I washed my clothes 5 times in a row to not have my powdered detergent dissolved or pods not braking in the wash. • Toilet not properly functioning. • Mold growing under a kitchen cabinet. • An animal living in our bedroom ceiling (most likely why the ac does not work in my bedroom). We have submitted service requests, gone into the leasing office weekly, and met with the resident experience manager. Every time we have been told “it will be fixed by the end of the week,” but maintenance has failed to show up. Online it states requests are handled within 48 hours which is not true nor trustworthy. And it’s not just our unit. After move-in, trash piled up everywhere and blew across the parking lot before it was finally cleaned up. Then the fire department was called for one of the residents in our building and management didn’t even bother to send residents an email or tell us what happened. We arrived home to the firetrucks outside our building and no notifications of what was going on. This place is marketed to students as safe and reliable housing near UK. In reality, it has been nothing but stressful and neglect. Basic maintenance is ignored, communication is nonexistent, and it feels like the management just doesn’t care about residents’ safety, time, or money. I would not recommend this property to anyone. My daughter has lived here for the past 10 months, and unfortunately, it has been a very disappointing experience. The overall quality of the property has fallen far below expectations, and maintenance concerns have repeatedly gone unresolved despite multiple requests for assistance.

I am paying almost $1000 a month for an apartment that has no lights, the hot water last a total of 5 minutes if you’re lucky, and half of the outlets don’t work in the unit. Plus when anything breaks they take weeks to fix anything, and when you call them to ask about it they just blow you off or tell you they will call you back and you never get an update. I have been without a fully working dryer for upwards of 3 weeks and it started having problems long before that which had been made known to the complex with very little action taken. As a college student who has no spare time or money, going to a laundromat is not feasible especially given the amount of money being put towards the until already. I would never recommend this complex to anyone even if they were my worst enemy.

Would not recommend living here, very overpriced with the price constantly increasing year after year. I assume they try to justify it by being next to the University of Kentucky, but even then still overpriced. The maintenance team takes weeks to months to even come by to fix an issue you may have. Makes it near impossible to have guests over, despite having plenty of open parking spots left, but they will tow anyone who is not a resident without remorse. Not the cleanest apartment in the world, with very outdated and old appliances. The garage is not taken on a constant basis, with trash building up every week. Lots of areas where trash is littered across the parking lot and walkways, and stays there without ever being touched. Overall, not a pleasant living experience, and I would not recommend it to anyone I know.
