I lived at Summit on Juniper for one year and would strongly warn anyone considering this property, especially Dartmouth graduate students. Temperature control is nonexistent. AC in summer was freezing cold, heating in winter was suffocating and extremely dry. The heating system breaks down every single year, and when it did, management asked us to use electric space heaters at our own expense with no utility adjustment. I developed severe skin allergies requiring multiple doctor visits and had to buy two humidifiers just to survive the winter. The trash room was consistently filthy and foul-smelling. Due to management's persistent failure to maintain the trash area, garbage perpetually piled up outside the dumpsters, attracting black bears to the property on a regular basis. This is not an exaggeration. It is a genuine safety risk that management consistently ignored. Hallways had visible mold that was never addressed. My dishwasher broke repeatedly and was never properly fixed despite multiple service requests. Management's responsiveness was a joke. Emails frequently went unanswered. The office phone is handled by AI even during business hours. You have to physically show up to get anything done. Since the management company changed, things have only gotten worse. On my move-out day, the dumpster area was blocked by a large vase, broken glass, and debris left by other residents. I placed my trash neatly in a box beside the dumpster. Management charged me $50 for this, reduced it to an arbitrary $40, and when I disputed it with detailed evidence including their own policy documents, they simply refused to engage with any of my arguments. I have since filed formal complaints with the NH Attorney General's Consumer Protection Bureau and the Better Business Bureau. I know many Dartmouth graduate students choose this place in their first year because of the location. They all move out by the second year. Now you know why. Rent has increased by 30% in just two to three years, the rooms are tiny, and the management keeps getting worse. Save yourself the trouble and look elsewhere.

Nice area. Busy with traffic usually. Great rental space for those who work for Dartmouth hospital. 4 out 5 due to cleanliness, otherwise would have been a 5.

I signed up for my lease at SoJ lately and the entire process was seamless. Cole from their team assisted me with all the queries. He went above and beyond to ensure all my issues were resolved before I fully committed and signed the lease. I'm also hoping that with the change in management, the problems faced by previous tenants would now be mitigated from my tenure onwards! Frequent power outages and/or WiFi outages. Extremely inconvenient and takes long time to resolve. Before at least it is easy to reach the management team, but now after changing the management company, all the phone calls are answered by AI and humans are almost always “unavailable”. They also fix the AC mode inside the units that I’m not even able to turn it off. They set the AC to cooling mode even when outside temperature is below 50 degrees. When I ask them to help me switch off, they said there’s nothing they can do.
