Very mixed review from me. The Landing gets 1 star because they bought this apartments complex last year ago and shut down all of the amenities so they could renovate them. Not the biggest issue but they also hiked unit prices by a few hundred dollars. My rent (1/3 of a 3 by 3 unit) went from 500 to 700. But that is only because I got the earliest lease signing bonus. Otherwise it would have been 800. The justification I suppose is the unit renovations they did however they didn’t do much else besides slap a white coat of paint over every surface. I appreciated the renovations for the following: better counter tops Newish appliances Hard floors instead of carpet. I did not like the following: Every bit of character and personality was lost and covered by grey and white paint. Lots of spilled/ dripped paint was left on our floor. Our new washing machine had a giant dent in it and made a sound like it was sheering metal. They removed one of the sink basins and took out the garbage disposal which I loved having. Replaced our dining table with one half the size of the original. Dresser shelves have weird issues. Our front door does not work well. They took out all the ceiling fans and hanging lights and replaced them with small lights in the ceiling. The pool and hot tub have been closed for a year for “renovations ” even though they were genuinely really nice before. I liked my old apartment better and it was 6-9 hundred dollars cheaper per month total (2-3 hundred for me) Overall, the renovations were extraordinarily superficial and will not help any unit last or be well maintained. They shut down every amenity that I really enjoyed having. Other thing I should say. The maintenance guys are great. They respond quickly to service requests and go a good job. It’s also a clean and safe place in a decent location. So it’s a decent place to live. But I’m very upset with The Landing for buying the complex from The Reserve.

Management will not help if there is anything going on in the apartment. Not suitable for college students. Rather spend $50 more per month rather than getting your degree messed up. Couldn’t study, people are loud at night, kitchen hard to clean, bugs in apartment, especially the 4 bedroom apartment. Any other apartment is better than this. Please avoid, i am quite traumatized.

This apartment complex is one of the worst in Lawrence. Their business practices are unethical and we will now begin working with a lawyer as they are also illegal. Do NOT allow your student to live her. You will regret it. Check out The Collective or many, many other great complexes in Lawrence with management that care about quality, integrity and safety. Unfortunately, this management team does not.

I am the guarantor for a resident at The Landing in Lawrence, and my involvement has become necessary due to ongoing concerns that management has not been able to resolve. There have been repeated issues with secondhand marijuana smoke entering the unit. Regardless of personal opinions, marijuana remains illegal at the state level in Kansas, and exposure can have real consequences beyond discomfort. For some residents, secondhand exposure raises legitimate concerns related to employment, workplace drug policies, and required testing—issues that are outside a resident’s control and should not be dismissed. Secondhand smoke also affects indoor air quality and quality of life. It can cause headaches, nausea, respiratory irritation, and makes it difficult to comfortably use or enjoy one’s own living space. What is most concerning is the lack of effective customer service. Management acknowledges complaints and references policies, but there has been no clear resolution, consistent follow-up, or meaningful action to stop the ongoing issue. As a guarantor, this raises concerns about how resident complaints are handled and how community standards are enforced. This review is not about judging individual behavior—it is about the failure to address a recurring quality-of-life and risk-related issue in a responsible and timely manner. Prospective residents and guarantors should be aware of how these concerns are managed before signing a lease. Update for clarity after management’s response: The only resolution offered was for the non-smoking, policy-compliant resident to pay a $300 transfer fee, secure acceptance from residents in another unit, and complete a disruptive mid-lease move. This shifts the cost and burden of a recurring policy issue onto the lawful tenant. This update is provided so prospective residents and guarantors understand how these situations are handled in practice. As the guarantor, I expressed willingness to personally pay the $300 transfer fee to remove my family member from this situation. The online payment system did not allow the payment to be completed at that time, and I notified The Landing of this issue. At no point did I receive confirmation or follow-up communication indicating that the transfer fee would be waived. Update for clarity after management’s edited response: This statement from The Landing is inaccurate and misleading: “At the time, your resident and yourself declined the option to transfer and chose to stay within the unit, at your discretion.” I did not decline the transfer option. As a guarantor, I cannot make that decision alone, nor did I make any statement indicating that we chose to remain in the unit. Additionally, any accommodations or mitigation efforts appear to have occurred without clear communication with me about a week ago. Management edited their public response to this review multiple times, which has required repeated clarification. The underlying issue also remains unresolved. Given that marijuana remains illegal at the state level in Kansas, the continued presence of this issue raises questions about the effectiveness and consistency of any corrective actions referenced by management. The problem has not been meaningfully resolved. Another concern is the longer-term impact of this situation. Repeated exposure has effectively forced my guarantee’s body to acclimate to the presence of marijuana smoke and adapt her routine around an issue that should not exist. The normalization of a living environment that requires such adjustment is itself concerning from a health and quality-of-life perspective. Further public exchanges are unlikely to be productive. These updates were provided to correct factual inaccuracies and document the experience for prospective residents and guarantors. I do not intend to continue responding. The concerns outlined above remain unresolved from my perspective, and the pattern of revised management responses requiring repeated clarification is itself informative.

The most unprofessional staff my family has ever been exposed to. Why make nasty comments about another complex to your tour? If you expect to get more residents, tone the comments and jaded remarks down. You sabotaged yourself not them! We signed my daughter and her 3 friends with that complex!
