Only have had positive experiences here!!! Me and my roommates absolutely love it. Any issue we have get solved almost immediately. Levin is one of the best maintenance guys we’ve ever dealt with he’s super reliable and always has a positive attitude. Would recommend living at the collective time and time again!!!!

My daughter has lived at The Collective for over a year. The apartments are really nice and I feel like she is safe there. There is no trouble finding parking which is important. The staff is quick to fix things if she calls and reports a problem.

As someone who came here after a terrible experience at The Connection at Lawrence, this place is amazing! This place is viewed as “pricey,” however, runs around the same price as The Here or The Connection at Lawrence, but with much better amenities. Firstly, the unit itself is very clean and well functioning! I love having a half bath on the bottom floor for guests and my room on the second floor. The community events are great! I really appreciated the Christmas wrapping station at the clubhouse. THE SHUTTLE!! The staff are so incredibly kind and it’s very reliable. Definitely saves time and money not having to buy a parking pass or deal with on campus parking. The pool & hot tub are amazing. Very well maintained and I love going to the hot tub in the winter. The wifi is personal for each unit. I previously had issues with apartment complexes using public wifi that I couldn’t connect my google home or Hatch to. However, I have not run into this issue at all. Despite other reviews I’ve read, I have not had any issues with the wifi. SNOW DAYS! I was so amazed when the morning after a snow day, sidewalks were cleared leading all the way up to my door (even up the stairs). Maintenance was very quick with ensuring our safety. Overall, this is definitely a trusted place. I have truly enjoyed being a resident here!

I am a senior at KU this year and starting my 2nd year living at the Collective. Clearly, I have loved living at the Collective, and that is why I chose to resign my lease for a second year. While the location is rather out of the way, the shuttle makes this an ideal place to live! The shuttle service drops you off directly on campus in several convenient locations. The drivers are incredible and friendly. It beats looking and paying for parking! The amenities really add to the value as well. My roommates and I enjoy the hot tub year-round and the gym! The townhomes themselves are spacious, and it is great to have your own bathroom and a half bath for guests. Lastly, the staff is super accommodating and welcoming, especially Jamal, who has worked at the desk my entire time at the Collective! Maintenance answers quickly, which I have not experienced at other apartment complexes in Lawrence. Highly recommend!

BEWARE!! My son and his buddy were set to rent a 2BR apartment that shows on their site as "starting at $965." Any apartment I've ever seen listed that way means $965 total...as in, about $480 each, right? No sir. Apparently this place charges *by the room*. Is this apparent in their promotions? Also no. Time comes to sign the lease and I, as my son's guarantor, do not receive a copy of the lease to e-sign but rather only a lease addendum with no details other than my commitment to cover any rent, including late and other fees, in the event my son cannot. I call the office to request a copy of the actual lease contract and they first tell me they couldn't provide that. Then when I say I (obviously) won't sign until I can review the actual lease document they send me a dummy "test" lease that doesn't even match the unit my son is attempting to rent. So, I call back to get the real lease and am told "don't worry, all the terms are the same as yours." Uh huh. When I reiterate that I'm not signing anything without seeing the actual lease they say they'll work on it and get back to me. My son was having trouble downloading his copy to send me so we called his friend's parents and they say it's $980 EACH. Apparently they spoke with a staff member who gave some attitude and informed them of this *small* detail. At best, this place does a poor job communicating its true prices and has staff that is some combination of confused/snippy in clearing it up. At worst (which is where I'm leaning), The Collective employs deceptive rental practices to prey on college-age kids and hope they can sneak a vague addendum by their guarantors to lock them all in to apartments that are double what they were expecting to pay. Maybe it's an ok place to live, but be sure you know what you're getting in to before signing anything!
