Do not move here. I pay almost 1,000 a month for one bedroom in a four bed four bath “elite” apartment here.There are bug infestations, mold growing behind the showers and elsewhere in the apartment rapidly. We have started to feel physically ill because of it. The management charges $400 and sometimes over however upon moving into the unit it was extremely unclean and it is ridiculous that we are living and showering with mold for this price. All of this was here when we moved in. The apartment itself is extremely low quality and the furniture and appliances are very cheep. I am extremely upset that we are stuck here for another year and I am excited and looking forward to moving out as soon as we can.

I lived at Quarry Trail for three years, and unfortunately, I cannot recommend this complex. This is the first apartment review I have ever left, and I am only doing so because of how consistently frustrating my experience was with management and the front office. The biggest issue was the HVAC. During one incident, our unit leaked into the apartment below, our walls had to be opened up, and mold was discovered. Our apartment reached 80–90 degrees, while we waited approximately six weeksfor the unit to be replaced. We received very little communication throughout the process and no rent adjustment or reimbursement for the additional electricity being used by the industrial equipment running in our apartment. Unfortunately, the HVAC problems did not stop there. Our AC and heat continued to go out multiple times a year, every year we lived there. We were repeatedly given different explanations and told the issue had been fixed, only for it to happen again. I also had a piece of baseboard removed during the HVAC repairs that was never replaced. I went to the office five separate times to have it fixed and specifically asked for documentation so that I would not be charged for it at move-out. Of course, I was charged for that exact missing baseboard when I moved out. I submitted the required form twice, called the office repeatedly, and emailed multiple people. I received zero response whatsoever to my emails. The charge was eventually removed approximately one month after I initially submitted the form, but I never received an explanation or response. I want to make it clear that the maintenance team was always kind and helpful. My issue is with the management and front-office handling of these situations. I understand that Quarry Trail primarily houses college students, but being a college student should not mean receiving a lower standard of communication or property management. After three years, my experience was a repeated pattern of maintenance issues, poor communication, and having to repeatedly follow up to fix problems that were not my responsibility. I would not recommend Quarry Trail to anyone looking for an apartment in Knoxville. There are plenty of places where you can be a college student and still expect professional, responsive management.

The apartment was a little dirty on move in day, but maintenance came quickly to shampoo my roommate’s rug and fix other issues we had initially. The apartment has such a homey feel to it compared to other apartments we visited. It truly does feel like a home. The pools are very nice and has been super clean each day. The gym equipment is impressive for an apartment gym especially the two squat racks. I’ve taken the shuttle to class and it is very reliable and gets you to campus quickly. It is a much quieter complex than the ones near the fort or on the strip. The scenery outside is beautiful with all the trees. The community of students here are all so friendly and although there isn’t a gate, I do feel very safe here especially with the emergency buttons that are in each room.

The staff at Quarry Trail are incredible!! My parents and I had tons of questions before moving in, and the staff were very patient and informative. The leasing office is also newly renovated, and a great place to get homework done or find a quiet place to study. While my specific unit had some things that needed to be repaired, the maintenance men were very attentive and had the issue resolved quickly.

My son recently toured Quarry Trail and had a great experience with the staff. Everyone was very welcoming and helpful, especially Brogan who took the time to answer all of our questions and explain the leasing process. The property looks well maintained and the shuttle to campus is a great perk for students. It’s clear the team cares about the residents and making the experience easy. I would definitely recommend Quarry Trail to students looking for housing near UT.
