Knox Ridge Student Housing is an awesome place to live, and a huge part of that is because of the management here, especially Cheryl Eastman. Cheryl is truly amazing and goes above and beyond to make residents feel welcome, valued, and at home. She puts so much effort into resident events, and it really shows. The events are always fun, well-organized, and a great way to meet people and build a sense of community. You can tell the apartment staff genuinely cares about the residents and wants everyone to have a great experience living here. The property itself is well-maintained, comfortable, and perfect for student living, but the positive atmosphere that Cheryl and her staff creates really sets Knox Ridge apart. If you’re looking for student housing with great management and a strong community feel, I highly recommend Knox Ridge!

Living there was fine. Despite going 3 months (April may June) with no AC and very little communication about when it would be fixed. Alongside the issue of having a handicapped roommate, when we moved in the handrail was broken and remained broken for nearly 8 months despite numerous maintenance requests and office calls. Upon the day of move in we were notified of outstanding damages and that someone would be out to fix them, no one ever did. THEN upon move out, I receive additional charges for said damages. KR has has little to no communication with me outside of automated responses about disputing these charges. This complex is contributing to the ongoing problem of scalping young and innocent students beginning their renter’s history and taking every measure possible to ensure they maximize their profits. (Let it be known in a 5 bedroom we each paid 1,400 p/m= $7,000 a month for ONE unit. And somehow it’s still necessary to charge $200 for a scuff on the wall. Ps. I reached out to maintenance and property managers upon move out to see if I needed to repaint or focus on a certain area of the apt to reduce the likelihood of charges. Everything they told me not to worry about they charged me for. Amenities are great, I recommend taking pictures of every single corner of that home before you put any belongings inside.

I can’t say enough good things about Knox Ridge. From day one, the community has felt welcoming, well-maintained, and thoughtfully managed. The location off Cherokee Ridge Way is ideal; quiet, scenic, and convenient to everything Knoxville has to offer, while still feeling tucked away and peaceful. The apartments themselves are clean, spacious, and modern, and the attention to detail throughout the property really shows. Grounds are always kept up, amenities are clean and functional, and it genuinely feels like a place people are proud to live. What truly sets Knox Ridge apart, though, is the staff. Management and maintenance are responsive, professional, and kind. You’re treated like a person, not just a unit number. Any request or question I’ve had has been handled quickly and with care. If you’re looking for a well-run community with a great atmosphere and a location that’s hard to beat in Knoxville, I highly recommend Knox Ridge.

If I could give this place less than 1 star I would. Living here was fine if you don’t mind going your entire lease without maintenance requests being fixed, overpayment of rent, and a consistently broken gate. I lived there for three consecutive years with a giant hole in my door the entire time. Despite multiple maintenance requests and several trips to the office, I was never given a clear response or would be ignored entirely. Upon move out, they tried to charge me $317 for a door replacement even though I had ample documentation the door was like this when I moved in. I submitted a dispute and was promised a 7 day turnaround which was actually more like 7 weeks. Parking is a nightmare, if you live up the hill and get home later than 6pm you are more than likely forced to park nowhere near your house. Don’t even get me started on gamedays and the amount of cars the towing service (that’s promised at move in) refused to tow. Maintenance requests took an absurd amount of time to be filled with absolutely no compensation. Would go up to weeks with a broken refrigerator, washing machine, etc. Finally, our kitchen island had VERY visible black mold and the paint even began coming off in SHEETS due to the mold. Knox ridge took zero steps to fix this other than spraying bleach, claiming they would fix it in the summer as they would have to gut the kitchen - they didn’t. I was charged $150 for a painting fee at move out despite having proof they did not paint as the new tenant in my room moved in “as is”. Once they charge your move out fees, you are not given a single way to actually pay these fees. Your resident portal is closed and they refuse to answer calls or emails regarding where to send payment. It is now January, after moving out in July, I have just been sent to debt collections for failure of payment even though they refused to provide a method to pay. This place is sketchy and does anything they can to take advantage of college aged students without proper representation.
