I loved my studio, it was nice spending the summer here. Quiet community and I never had any issues that required maintenance. Unfortunately no amenities such as a pool or gym but it’s walkable to KSU and downtown. The office is very strange, the phone number NEVER worked. I had to contact them for some important questions and was never able to reach them even through email. The office was also strange because it actually one of the apartments in the sister property converted into a leasing office. This made it pretty difficult to locate. It was always locked and there was always a “we will return later sign” on my last day, I need to return my keys and the office was locked. I was assuming they were out giving tours so I waited 30 mins. A kind employee on a golf cart came and informed that there are people inside who could take care of me, and he unlocked the door. I was disappointed to realize there were a good 4 or 5 employees just sitting there chilling. I don’t understand why they had the door locked giving the impression you are closed? Do you not want to take care of your residents? Ethan was the main person I dealt with during my summer stay and while he is nice, he and other employees are just a bit disorganized. I understand the were in a transition period from the genesises III but still it could have been a better experience!

Please don’t move here. It was an all inclusive apt. Then the said tenants had to start paying their own electric bills. Fine. But no one was notified until their electricity was cut off. Turned out the leasing office stopped paying 2 months prior. Internet was also included in rent. Oh no. 3 months into my lease they revamped the routes in all apartments. Then I get a bill for over $200 dollars. All I use in the apartment is the internet. But a $200 bill in one month? Not to mention a 5% increase in rent. I live in a studio apartment paying over $ 900 a month. Plus $100 in electricity and $200 in internet usage. Please don’t be as dumb as I

Do not rent here. I thought maybe new management in 2023 would maybe change things for the better here, but still here are the issues with this place: 1. Outrageous rent - not only is rent $940-1000+, they are increasing rent by 7% as of July 2023. I only lived here because I had nowhere else to go. They've stated that they are changing every interior/exterior in the same message, so this price increase is to drive out the people who currently live here. 2. Complete incompetence/willingly negligent staff - They will not answer phones. Never. I was unable to pay my rent for nearly three weeks because they did not answer any call or message asking to create my account for the payment site. When I went to pay my extremely high rent at the building, I say, "I'm here to pay my rent." The manager or supervisor said, "Haha oh rent, I love rent." Abhorrent people. 3. Look closely at what you have to pay. Not only is rent high, but you also have to pay utilities and a "community fee" that is over $20. 4. Go somewhere else. Anywhere but something under "Gold Zone," especially Horizons. They are exploitative and the worst place I have ever lived of about 5 other apartments. Please, I beg of you, do not rent here or with these people.

We've lived here for a few years now under the old management, but now the new management is requiring so much more from us, which will throw everything off. They've increased rent twice in a year, and are now suddenly making us pay for gas, which was previously taken care of by them. The laundry room is disgusting, the neighboring apartments' children are horrible, people don't clean up after their dogs, and the maintenance people are rude. Do not live here.
