Breakpointe Coronado, isla-vista-cal

I toured Breakpointe Coronado recently while looking at housing options near UCSB, and it was one of the properties that stood out to me. The location is extremely convenient, with campus, Isla Vista, and the beach all within easy reach. The community felt well maintained, and the overall atmosphere seemed like a good balance between student life and a comfortable living environment. Timmy was the one who showed me around, and he made the experience much more helpful than I expected. He was easygoing, answered questions directly, and was knowledgeable about both the property and the surrounding area. I appreciated that he took the time to explain different aspects of the community and gave practical information about what residents can expect. After the tour, I left with a much clearer picture of what living at Breakpointe Coronado would be like. If you’re comparing housing options around UCSB, it’s definitely worth taking a look.

I recently toured Breakpointe Coronado and had a great experience. The property itself is in an awesome location—close to UCSB, the beach, and everything in Isla Vista. The amenities and common spaces were well maintained, and the apartments seemed like a great fit for student living. A big reason the tour stood out was because of Timmy. He was friendly, knowledgeable, and genuinely took the time to answer all of my questions without making the experience feel rushed or like a sales pitch. He gave an honest overview of what living there is like and pointed out details I probably wouldn’t have noticed on my own. It made the whole process much more comfortable and informative. If you’re considering housing in IV, I’d definitely recommend touring Breakpointe Coronado—and if you get the chance to tour with Timmy, you’re in good hands.

I’ve had a great experience living at Breakpointe and Coronado! The location is seriously unbeatable, it's close to campus, the beach, and everything in Isla Vista. The apartments are modern, spacious, and well-maintained, and maintenance requests are handled quickly and professionally. What really stands out is the management team. Trevor, in particular, was incredibly helpful and responsive throughout the process. He was clear, approachable, and made everything from move-in to day-to-day questions smooth and stress-free. It’s obvious he actually cares about residents and making sure things run well. I really recommend Breakpointe to anyone looking for housing in Isla Vista!!

I lived in this unit during the 2023–2024 lease and was one of Burak’s roommates. I can confirm a lot of what he described. The pricing and billing were confusing from the start. Multiple roommates, including myself, were unsure how charges were being calculated. I also personally saw the situation with his motorcycle. It was damaged more than once, and management did not take responsibility or offer any real solution, even though the garage was not properly secured. I did receive my deposit after moving out, but I’ve seen Burak repeatedly try to contact management about his deposit and additional charges. He has called, left voicemails, and followed up multiple times without getting a response (even after his post here, they do not respond or call him back regardless of their comment about reaching them out). I saw how much he had to deal with and thought this is the least I can do warn others too. There were also situations where people were placed into the unit without clear communication, which felt unprofessional. Overall, while the property looks more legitimate than other options in Isla Vista, my experience does not match that image. I would recommend being cautious and asking detailed questions before signing.

Timmy is an amazing tour guide and was extremely honest and transparent when answering the questions I had. I would recommend him first for any future tours people decide to do. The property was really well put together and I’m excited to live here!
