Wish I could give zero stars. If you are going to a non conventional school and they work with CHS find your own place to live. CHS is essentially a middleman to wherever you are staying. If you have a problem you contact CHS and they contact the apartment complex. They also charge per student not apartment. I lived with 3 other students in an apartment that was around $1800 per month not through CHS. Two of us had private bedrooms and were paying close to that. The pictures shown on there website are not reflective of where you may stay. Our apartment was old and beat up. Now after having moved out they are trying to charge us an absurd amount of money for "damage" they found with our dining room table that we never used. If you see CHS avoid at all costs.

You will not be safe. You will not be put with roommates that have the same schedule as you. You will be open to any persecution by roommates and their families if they dont like you. Everyone gets charged if one guy doesnt clean. Everyone gets kicked out when one roommate leaves his pot laying around. The company will tell you that you are an adult and to deal with it. They do not enforce rules just fine you. So if you can afford it or are human trash thinking that you dont have to clean up after yourself and can threaten your roommate into submission then hey this is the place for you. However if your a good student and clean up after yourself and just want to be left alone then you should run as fast as you can away from CHS , they will not be supportive, they will not back you up, they will rat you out if you complain about a roommate and make your life miserable.

If you're searching for college housing for yourself or your child, I wholeheartedly recommend CHS. From my very first call to the present, my experience has been consistently positive, showcasing the best residential support services with CHS. The entire process was incredibly straightforward, which was a relief for me as a student right from the beginning. Any questions or concerns I raised were met with kindness and patience. The staff are exceptionally supportive, patient, and helpful whenever I needed to reach out to them. This has made my college living experience completely stress-free and thoroughly enjoyable! I was also impressed by how clean and well-maintained the apartment was when I moved in. It's evident that CHS genuinely cares about the safety and comfort of their student tenants. I feel very secure here, and the management team is quick to respond to any inquiries. In today's world, it's rare to find genuinely respectful and caring individuals. If I had to go through this experience again, I would always choose CHS. Thank you.

I would like to say that my experience with collegiate housing services (CHS) was amazing. However that would be extremely far from the truth and misleading. My experience started off with paying the application fee of 200$; an extremely easy thing to do. Whenever speaking to CHS they informed the incorrect due date for this money. So one week beforehand my chs representative informed me that if the money was not turned in that I would not have a place to stay. Them informing me this information was via a picture of their table that was an extreme mess; also a phone call that was rude, abrupt, and unprofessional. I reported them to the college I was going to immediately but I don’t know if it went anywhere. This once again was my first ever encounter with CHS, a service I PAY for to go to college AWAY from home. CHS is a scam that if you yourself, your kids or anyone else is considering, don't go because they'll rip you off and provide zero assistance in any of your issues. CHS is currently starting their apartments off at 639$ (2556$) amongst four people; However the actual cost of these apartments is 1200$ (with no govt assistance). CHS only provides you with two couches, four twin size beds, three tables, three lamps, two dressers and two nightstands. Everything else you're accountable for on your own or your roommates. So in total you're paying 2556$ for all of these amenities (on the low end) an absolute ridiculous amount for stuff you mostly have at home. CHS also retains the right to move you at will so everything you've grown accustomed to and bought with said roommates can immediately be moved with you to other apartments with different people. They will also try to break your lease to do this tactic so make sure you triple check everything your lease says because they can and will use it against you. My representative has also been one of the worst people to deal with especially in this difficult process of college. One of the experiences that comes to memory immediately is that they let a student know that their car is getting towed from the apartment building. However it was extremely snowy and icy at the time. The student let her know that and the lot hadn't snowplowed anything. Their reply when the student's car was actively getting towed was “Buy A Shovel”. The student however was able to get his car before they towed it off the lot. I had a similar situation but instead my car was taken at 2-6am in the morning before school and had no warning. They provided me with no warning before costing me over 250$ in a tow bill. I've also had numerous issues with photographic evidence and more that weren't handled or laughed at. At the apartment currently the hot water was shut off for two weeks. Regularly the fire alarm goes off and the fire department shows up. We have started to have an ant infestation from the neighbors downstairs. There was also a throw up in the main landing way to the outdoors. The bathroom also has water backs up so we can't even shower. I have many more things to say and if anyone wants I will include pictures of everything.

Buckle up, this WILL be long...... I am a very disgruntled parent of a student at the Houston UTI school. He is living in the Preakness Apartments. It has been a nightmare. Besides the bugs and lack of care on the unit prior to the young men moving in. The payment for the property has turned absurd. With none of the help from UTI(that was promise) to find a job while going to school. My son specifically has done his best trying to pay the $729 a month for 1 of the 4 people living there.(you can do that math yourself) Then when he goes to the school for help he is introduced to FLEX PAY program. FP "helps" the student pay the rent up front then the student pays them back in 2 payments over the month. My sons situation was that he was NOT told the address given to FP had to be Collegiate Housing Service(CHS) so when he filled it out for FP, he put the apartment complexes address(Kind of a duh). NOW, CHS is wanting to evict him(19yearold) for 1 month of none payment because the "helping program" paid the rent straight to PREAKNESS APARTMENTS. Once this clerical mistake was figured out, PEAKNESS APARTMENTS is saying they "will NOT" refund the payment back to FP, so they can send the payment to CHS!!! Seriously?!?!?!?!? A simple mistake is going to ruin a young mans start of adult life with a EVICTION!!!!!!
