Unfortunately there is no 0 star option, but i cannot stress this enough that I would NOT recommend this apartment complex to anybody going to Sam Houston state University or living in Huntsville texas. There is so much that I can complain about but I am hoping people can take the time to read this so i will keep it short. First, Rent is a scam, during my tour i expected to pay about $500-600 for rent but instead I pay $720 a month for what?? Trashcan fees, that they do not pick up on time but they are so quick to fine you when your trashcan is out past a certain time. The complex is run by a whole bunch of rude teenagers vaping in the leasing office so that should say enough in itself. don't get me started on virtual assistant Liam, You wont be able to contact with anyone ever so find some time out of your day to go down to the leasing office with any concerns ( if they're open) Maintenance will take 3-5 business days to come unclog your broken sink. The ONLY worker that is locked in is the sweet cleaning lady who I am sure is underpaid. "Student housing" but can't provide stable wifi for us to do work. No cameras in the parking garage so if you get hit, or the garage door hits your car they will basically tell you that you're SOL. and on top of all of that it stinks, bad. If i can redirect someone to ANY OTHER APARTMENT COMPLEX, then I have done my part and can move on knowing i have saved someone the trauma.

My daughter who is a college student and I (the guarantee) reached out over a week ago and still haven’t received any kind of reply or update. She moved out of Lark on July 1st and returned her keys on July 15th. Before she left, she thoroughly cleaned her entire room, including sweeping, mopping, dusting, and wiping everything down. I was sent an email, and when she checked her resident portal, we noticed that an $80 cleaning fee, a $20 cleaning fee, a $30 damage fee, and a $50 damage fee had been added to her account. She only lived in that room for about two and a half months because she had to transfer after mold was found growing in her previous room and it had to be gutted out. There was no damage to either room when she moved out. She did not use nails, heavy equipment, or anything else that would have caused damage. We have requested more than once to speak to a manager, she has emailed the office, and also requested that these unnecessary fees be removed from her account so she can pay her final two months of utility charges on August 1st without her payment being added to that fee total of $180. If the fees cannot be removed, we're requesting video documentation or a in person tour of the room to be shown proof of the damages and any cleaning that was required in room 143-B. I would also like to note that we recorded the condition of the room both before moving in and after moving out. They never answer the phone or return calls or emails. My daughter has even went to the extent of going to the property on her lunch break to speak with someone, and we were told the manager wasn't there to speak with us and would return the call. Still no response. This is ridiculous.

I honestly WOULD NEVER!!!!!!!!!! recommend Lark Huntsville. I lived here expecting a nice student apartment, but it ended up being one of the most frustrating places I’ve rented. From the beginning, my apartment wasn’t even properly cleaned before I moved in. There was old food left in the refrigerator, food and grime in the sink, and it was obvious the unit hadn’t been thoroughly cleaned or inspected before they handed me the keys. The pest problems were another issue. I constantly dealt with gnats, and it made the apartment feel unsanitary. On top of that, the common areas weren’t always kept clean either. There were times when there was trash and even feces left in the hallways, which is completely unacceptable for a property charging premium rent. The amenities also didn’t live up to what was advertised. The hot tub was frequently broken, and the pool was often dirty instead of being a place residents could actually enjoy. The parking garage was another major concern. It was constantly having problems, and there were times it wasn’t working properly. Even more concerning, the garage itself felt unsafe because you could literally feel it moving while driving up and down the ramps. That isn’t something residents should have to worry about every day. The pricing also became frustrating. My rent started around $460, but by the end I was paying around $590 after all the added fees. Between valet trash, parking, utility charges, and other miscellaneous fees, the monthly cost kept increasing. It felt like there was always another charge being added. Finally, my move-out experience has been the biggest disappointment. After moving out, I received damage charges that I believe are excessive and unsupported. Instead of providing clear documentation showing why I was responsible for every charge, I was left having to dispute them myself. As a resident, I expect transparency and fairness when it comes to move-out charges. If you’re considering living here, document absolutely everything. Take detailed photos and videos when you move in and when you move out, complete your inspection forms carefully, and keep copies of every email and document. It could save you a lot of stress later. Overall, my experience at Lark Huntsville was disappointing. Between the cleanliness issues, pests, broken amenities, parking garage problems, increasing costs, and move-out charges, I would personally choose to live somewhere else.

If I could rate this apartment complex a 0 I could. Living here was the most stressful living situation I have had living in Huntsville while going to SHSU. If you're looking to rent while going to Sam please consider another option this company and the management are terrible. The conditions in the hallways and outside are disgusting. There is always urine, fecal matter, and trash fluids all over the hallways or outside. If you report it, it usually takes days to get cleaned. If it's hot outside it'll make the inner hallways stink of garbage due to the trash deposit always being full. It's ridiculous trying to get ahold of management on the phone due to a AI Liam guy and the apartment is run by a bunch of rude teenagers that smoke weed in the spare show rooms or vape in the office. I lived next to an apartment they had empty for a while due to repairs and my closet would always reek of weed due to them hot boxing in there. The garage doors and some outer doors are always broken so anyone can access the building. There is only cameras on the 1st floor. There was a domestic situation going on in the first floor and it got increasingly violent/ dangerous due to the guy being able to sneak in though the broken doors. If you're looking for a safe place to live this apartment is not it. If you have any questions regarding your lease or moving out you'll get different responses from different people in management IF you even get a hold of them on the phone. You might as well just go in person when the office is open. I have heard of a bunch of students getting charged $800+ in move out cleaning fees every time I bring up this apartment on campus. Overall the management and this company is shady. Save your money and peace of mind. If you're still willing to tour I recommend trying to talk to people who actually live here because I have yet to hear a good thing about this apartment from anyone in the complex outside of the incompetent management team they have. Also wifi was more consistently down than working throughout the year. You might as well just go to the library for a few hours to get any assignments done.

This is the worst apartment to move into in Huntsville. These people are so stupid. The gym machines don’t work and have liquids on them. The outside has dog urine everywhere and when it gets hot it smells. There’s trash everywhere. Management has been the worst. Cameras in the parking garage do not work so when people damage your car you can’t do anything about it. This whole experience has been nothing but anger. I hope they get shut down. Lack of communication and add on bills and fees with out letting people know.
