I can't say enough about my experience renting a place for my daughter at the arbors. Joan was our leasing agent. She was not only professional and knowledgeable but also fun and up beat. She was very good at answering all of our questions and she has followed thru on everything she said she would do. She is definitely a star player in the front office staff. If I could give this apartment complex zero stars, I would. My experience here has been a complete disaster from the day I moved in until the day I moved out. When I first moved in, my in unit laundry was broken. After submitting multiple maintenance requests, the first two were simply closed out as if someone had fixed the problem when nobody had even come to my apartment. After going to the office and demanding that the issue be addressed, they finally replaced the appliances. During the replacement, maintenance dragged the machines through my apartment and left a gouge running from the front door all the way into the laundry room. To make matters worse, management later questioned me about the damage during one of their so-called "quarterly inspections." Speaking of inspections, management enters residents' apartments multiple times throughout the lease, yet somehow cannot find the time to fix the countless problems they are repeatedly notified about. It feels less like maintenance and more like an invasion of privacy. The apartment was filthy when I moved in. There were dog kibbles on the floor, chewed blinds, scratched doors, dirty bathtubs with missing caulking, broken items throughout the unit, and even undergarments left behind by previous residents. Management's excuse was that they "didn't know" I was moving in, despite the fact that my lease had been signed nearly a year before my move-in date. The pest situation was equally unacceptable. There were wasp nests outside and roaches and flies inside the apartment. The only pest treatment I ever received was after I personally requested it. Apparently routine pest control is not something they believe in. Parking is another nightmare. Residents paying premium prices for one- and two-bedroom units are forced to compete with overflow vehicles from other buildings. Guest vehicles and unauthorized vehicles sit for days because management rarely enforces parking rules or towing policies. I also paid for a furniture package in my lease, only to arrive and find an empty apartment. Management informed me they had run out of furniture and would need to order more. Their solution was to simply not charge me for the furniture I didn't receive for two months—as if that deserved applause. The water situation is ridiculous. Most days you have no idea whether your shower will be freezing cold or dangerously hot. Maybe a handful of days each month the temperature is normal. Water shutoffs happen regularly with little to no notice, often after the water has already been turned off. Also when wintertime hits and you’re ready to use the heat it smells like your apartment is on fire and every time like clockwork it would set off the smoke detector. In the middle of my lease for multiple months we were required to pay our rent with cashiers checks as they closed down the resident portal because they were changing companies or whatever. They don’t mind to inconvenience the residents, but as soon as you become an inconvenience you will be met with hostility. The security gates do not function properly and never have, making the complex accessible to virtually anyone. Mail delivery was another ongoing issue. I had to have my mailbox key replaced multiple times because it never worked, and eventually had to ask office staff to accompany me just to access my own mail. Toward the end of the lease, management seemed to find every excuse possible to enter the apartment. Residents with pets are expected to keep them confined repeatedly while staff come and go. The constant disruptions make it clear that resident convenience is not a priority. This property is overpriced, poorly maintained, poorly managed, and full of broken promises. There are far better apartments available for less money. Save yourself the stress, frustration, and constant headaches and rent somewhere else.

Don’t even bother moving in here. Waited in line for 3 hours outside in the heat just to get my keys. Not to mention my wife has POTS, and can’t wait in the heat that long and she got no accommodation. This place isn’t worth the money you will pay and the time you will waste. Every single other alrtment I’ve waited a maximum of a few minutes for keys.

Pros: Overall not a terrible place to stay, they stay out of your business for the most part and the staff are all real nice and understanding, property manager is super chill too. Maintenence is usually pretty quick and they're cool dudes. They generally didn't tow vehicles unless you parked in someone's spot or by the front of the complex. Not expensive and walking distance from Sam campus, it's fine for a year or two while you finish a degree. Cons: Lots off issues when I moved in, dryer and dishwasher were completely rusted out and had to be replaced. Light sockets around the apartment didn't work and were missing plates, I ended up replacing them myself. Water pressure was low and hot water was frequently out for days at a time, I'm talking once a month. The move out charges were a rip off and ended up wrongfully costing me a few hundred. I got charged for "items left in bed space" (a single shelf which was in there when I moved in) and carpet cleaning, even though I kept the carpet in great condition, never spilled anything and was even told by the property manager that the carpet would need to be replaced anyway since it was the "old" style of carpet. Also, when my first roommate moved out I was in the apartment by myself for a semester and my electric/water went up (I assumed because I was picking up my old roomates half). However, after I got 2 new roommates I continued to pay the same for electric and water. After I moved out I asked one of my roommates how much he was paying and it was 1/3 of my bill.

My son moved into the Arbors in August and has had a great experience. He needed accommodations for his wheelchair and the staff did not hesitate to provide what he needed. Liliana and the rest of the staff are always helpful and responsive. I was worried about finding a place last summer, but Arbors made the process smooth and easy!
