Cautionary warning: I moved into my unit in January of this year and was charged in March for damages that occurred months before my arrival. The blinds in the living room area were broken and although it was reported by the other roommates in the unit, I was charged for it anyway. Mind you, my roommates did not have to pay. As minuscule as the charge was, the best course of action is to use common sense and realize that it is impossible for one to be responsible for damage that existed before a new tenant’s arrival. Right? Instead, I was told by Heidi Meyers, the assistant general manager in the rental office that because it wasn’t reported by me on the move-in inspection form that they were not able to give me a refund. One of my roommates didn’t get charged and didn’t fill out a move-in inspection form either when they moved in before the fall semester. Also worth noting that they claim to make quarterly inspections of the units so they would have had at least two opportunities before my moving in to have fixed the issue. While paying for my rent, I realized that the bill included the charge with my rent and did not give me the option of paying my rent without the additional charge. I called the rental office and was told to pay anyway to avoid late fees and that they could reverse the charge later. Instead, they refuse to reverse it. And when I emailed Lisa Laur and Stephanie Bell about the situation, the other managers, I was ignored. Long story short, as a tenant here you are financially liable for this office’s incompetence and when you attempt to address it, you will be promptly ignored.

I’ve been living at The Hills Southview Apartments since Fall 2025 semester, and this is now my second semester here. From the moment I moved in, I’ve had a really great experience. The apartments are well-furnished and thoughtfully set up for comfortable living. Having basic amenities like a refrigerator, microwave, cooker, dishwasher, washing machine, and dryer already provided has made day-to-day life so much easier. What I appreciate the most is how peaceful and comfortable the environment is. It’s a great place to come back to after a long day, and it truly feels like home. Because of how positive my experience has been, I’ve already gone ahead and signed my lease for next year ahead of time. Overall, I'd say I have really enjoyed living at Southview and would recommend it to anyone looking for a calm, well-maintained apartment community near JMU.

It’s been over 3 months to fix the ac unit at the apartment. The inside of the unit is completely covered in dust. A temporary portable unit has been in place for the main living area but the bedrooms are unbearable. If you rent here - hire a professional to look at the ac!!

The location is also a huge plus—conveniently close to James Madison University, shopping, restaurants, and everything students need on a daily basis. A really decent apartment complex with a ton of nice amenities and helpful people. I toured in September of 2025 with my friends and we signed the lease within a month. Can’t wait to move in this August! The rooms are well kept and everything the facilities offer is excellent. The employees (shoutout to Cole C for his individual help! He’s my go to - ask for him!) are always there to answer questions and guide you along with your leasing process and move in. I’m well informed and taken care of. Can’t wait to experience more as a resident soon!
