I have lived at the Harrison for two years now and it really is a good apartment for college students. The amenities are great and maintenance has always come to our apartment within 24 hours! We have had a few issues with appliances in the apartment but management and the maintenance crew worked with us and helped us out. Prices are also reasonable. I definitely recommend considering to live here!

I have lived here a couple of months and recently re-signed for another year. The Harrison is a great place to live! It's super close to campus if you go to JMU, they have tons of amenities and when we had issues with our hot water heater, the maintenance staff was super quick to help. Definitely a great place to live for the price!

I moved into a four-bedroom apartment at The Harrison my sophomore year with three other roommates. From day one, the apartment was in terrible condition—floors were black and never fully cleaned, many things were broken and required maintenance, and the couch was ripped with duct tape on it. While some issues were eventually fixed, our back door lock never worked despite multiple maintenance requests, and we only received a new washer after repeated issues. The rent may have been cheap, but that does not excuse the poor living conditions. Later in the year, I found out I was pregnant after resigning my lease. When I reached out to The Harrison about getting out of my lease, I was told I was on my own to find someone to relet the apartment, though I could technically stay with a baby. My partner requested to move in with me, and we were assured that the two additional roommates would be informed and okay with our situation. When the new roommates arrived, they had no idea, and they also weren’t told about my dog. This lack of communication forced us to start looking at moving out because my roommates understandably didn’t want to live with a baby. We would have appreciated knowing in advance that this would likely be the case. The move-out process was a nightmare. My partner and I were going to be hit with a $400 move-out fee per room and were responsible for finding new tenants ourselves, with zero assistance from The Harrison. On top of that, we were charged multiple random fees, many of which were unreasonable cleaning fees, after move-out. At the beginning of the school year, my former roommates and I were charged $200 each for a new couch—the same one that was already damaged when we moved in. Only the roommate who had submitted a damage form at move-in was able to get reimbursed after many emails to the manager. Even though we thought the form was for all of us, no one else was reimbursed because there was “no proof” of the damaged couch at move in. When we found two people to take over our lease in mid-October, The Harrison asked us to submit a relet form and turn in our keys. Shortly after, we were charged the final move out fees but my partner was charged for rent on top of that despite us assuming we were no longer responsible. We were never informed that one of the relets hadn’t finished signing their lease and we had already had to pay thousands to move last-minute into a new apartment. This was especially frustrating because a staff member had previously told us we were not responsible for any additional payments after our final move-out statements. Speaking with The Harrison since has been stressful and infuriating—they apologize for giving false information but refuse to do anything about it. They don’t take any responsibility for actions or mistakes they’ve made and are incredibly unhelpful. Overall, my experience at The Harrison has been terrible. While the rent may seem appealing to students, their communication is awful, maintenance is inconsistent, and they charge you for everything possible. I’ve paid for multiple blind repairs because maintenance locked my dog in my room despite my request for them not to. Shortly before I moved out each one of my roommates was charged $10 for leaving an apartment chair on the porch. Many others I’ve known have had similar experiences with unreasonable fines. I would strongly recommend avoiding The Harrison.

When I had moved in to the apartment it was very different than the pictures I had seen. My friend who lives right across from me got a brand new looking apartment meanwhile mine had clearly seen far better days including bugs. I got put with a random man who did not attend JMU, smoked inside constantly, stole food from us, threatened us, and was clearly mentally ill. At first the guy was chill and we all respected each other, and that's when I had signed the renewal of my lease for the 26-27 year. However, as time went on he became worse and worse, despite our best efforts to try and create peace with him he denied any change and continued his behavior. He was eventually evicted and then broke back into the place living here for around two weeks while the rest of us where on winter break. We returned to our apartment trashed and another roommate had his room broken into. Now fearing for my safety I have tried to voice my concern to management to cancel the renewal of the lease. However they caught me and either way will have to dish out extra money to try and be in a safer position. I WOULD NOT RECCOMEND TO ANYONE TO LIVE HERE. The low cost and location seem appealing but with the crap I've had to deal with, I should have lived elsewhere and not been as foolish. The maintenance team is the only good thing about this place as they generally get stuff done quickly and said they did insect extermination however I still see bugs sometimes here in February.

I’ve lived here for a couple of years and have loved it. Good location near campus, very nice and approachable staff, and they host lots of fun events for the residents. I would definitely recommend if you wanted to be close enough to campus to walk if needed, but also near a bus stop that runs frequently and makes the commute only a few minutes!
