I lived at this property for two years and wanted to share a detailed, honest review, especially regarding the move-out billing process. After moving out, I was charged $230 in "damage" fees, including $75 for a "paint spot," $50 for a dresser drawer that came loose from its hinges through normal use, and $30 for shower door cleaning. I disputed the paint, dresser, and shower charges as normal wear and tear, not damage, and requested documentation. Their first response insisted all charges were valid "beyond wear and tear," but the explanation for the dresser actually contradicted that — they admitted the charge would have applied regardless of whether my maintenance request (which I submitted before moving out) had been completed in time. After I pushed back with photos they eventually provided, they did remove the dresser charge, which I appreciated. However, the paint and shower charges remain, even though the photos show only faint wall scuffing and typical soap scum/water spotting — not damage by any reasonable standard. One more thing worth knowing before you sign: my lease ended mid-month, and I only occupied the unit for the first 15 days of that final month, yet I was still charged a full month's rent for it. It's technically legal since it's spelled out in the fine print of the installment schedule, but I think it's an unethical practice — charging full rent for a period you only lived in half of, with no proration at move-out despite the lease prorating my very first partial month at move-in. Worth reading that installment schedule closely before you sign, since the math isn't as straightforward as it looks. Separately, something else worth knowing if you're considering living here: over my two years, I attended multiple resident events where the property offered extra raffle ticket entries in exchange for leaving a positive review and posting an Instagram story about the property. I saw this happen firsthand on more than one occasion, and I've seen other residents mention the same thing. If you're looking at this property's rating, keep that in mind — it may not fully reflect residents' actual experiences, especially around move-out. Update: management replied to this review saying their team is "always happy to take the time to review an account in full and answer any questions." I followed up directly by email referencing that exact offer and asking them to specifically revisit the paint and shower charges. So far, that offer hasn't translated into an actual response. A public reply is one thing; following through when a resident takes you up on it is another. Overall, living here was fine day-to-day, but be prepared for a move-out billing process that isn't always straightforward, and take your own photos at move-in and move-out to protect yourself.

Nice newer building, but management puts in minimal effort. There is random dirt stains in the hallways and public bathrooms never have toilet paper. Not nearly enough guest parking, though tow trucks commonly police the lot and tow guests. There were often add on charges that felt sneaky, including move out in which the held a ridiculous amount of the security deposit for no real reason. Not a bad place to live but I felt very taken advantage of by management whenever they had the opportunity to do so.

Very disorganized with deposits and move in Charges deposits for animals 1-2 months late because “sometime it just slips through the cracks” (500$ deposit per animal btw) Not great maintenance Water leaks from light in the bathroom and they just glue the light??? And so it keeps leaking and leaking and they keep glueing and glueing till I had to bring someone in to take the light off and fix the pipe… sad I had to do that when maintenance is supposed to be there Unclean conditions When we moved in there was holes in the walls by the oulets and the fire detector…there was paint splatters on the floors and and crumbs in the couch, the trash room was full of trash and the hallways often smelled bad and or had trash on the floor. Parking lot If it snows…good luck- they’ll go through once and make a “row” (barely a car wide) and pushes snow on your car and takes up free parking spot (when it’s already limited) There’s not enough parking spots for the residents and barely enough for the guests with the towing company being weird with hours and expensive for a not so well parking lot… We emailed for a new router for our wifi at the very beginning and asked the staff a few times and did not revive one until 3 days before move out The walls are very thin and you can hear lots of noise everywhere… The appliances aren’t mounted in and break very easily The staff is alright not the best not the worst and doesn’t really choose to fix what their reviews say? Overall an overpriced place to live and is a last resort imo

They do random inspections and come inspect your room every so often which wasn't fun. Gym was pretty small. Walls are super thin. Only upside is its pretty new.

As a parent who helped my student secure housing at The Altitude in Harrisonburg, I feel compelled to share our experience. In hindsight, we made the mistake of signing a lease here without doing enough research. I hope this review helps other families and students pause and look more carefully before committing. We signed our lease in good faith. Shortly afterward (~2 months), the complex began advertising a “first month free” promotion for new leases. When I contacted management to request a courtesy adjustment — given how close our signing date was to the promotion — the matter was escalated to corporate and denied outright. The explanation was that they must maintain “consistency and equity” in their policies. But there is nothing equitable about families who committed early paying significantly more than those who waited a few weeks. The message it sends is clear: early commitment and good faith don’t matter as much as timing and revenue. After reading other reviews more closely, it now seems obvious why aggressive promotions may be necessary. There are recurring concerns raised by others, and instead of building goodwill with current residents, the company appears focused primarily on filling units and maximizing income. As a parent, that is disappointing. Off-campus student housing should prioritize relationships, fairness, and long-term trust — not rigid policy enforcement that leaves committed families feeling penalized. Do your research carefully before signing. I wish we had.
