Shady business practices. Paid last two months upfront and they tried making me pay again. Charged me a holdover fee and wanted me to prove I didn’t overstay in apartment. Gym and facilities that were advertised as 24 hours were only open during business hours for the last 4 months of lease. If you email the manager, Ryce, you will not receive a reply, so you’ll have to rely on the inept staff. Extremely rude behavior from her being the manager of the property. She never even announced that she was taking over, just one day when I sent an email to the last manager who would actually reply, she answered. Property dirty, no one picking up trash. No bags in the stations for people to clean after their dogs. They towed my car out of the lot which had the properties sticker on it and I had to pay almost $200 to get it back, no apology or money refunded. I hope they’re able to fix these issues and give residents what they pay for.

The best experience for my college student this past weekend. Both young ladies at the front desk were amazing. We love the grounds and the bedrooms are really pretty inside. The entire atmosphere was exactly what we were looking for. Thank you for such kindness shown towards us this past weekend.

i lived at the landing from july 2025 to july 2026 after seeing how heavily they advertised on campus. giveaways, social media, tour incentives… they make it seem like an amazing place to live. unfortunately, my experience was the complete opposite. from move-in day, our apartment already had multiple issues. the tv was dented and completely broken, cabinet doors were missing handles, the entertainment center glass was halfway falling out, the refrigerator wasn’t cold, and the back door was missing the metal plate underneath, letting bugs inside. most things were eventually fixed, but it took weeks. our tv alone took about a month to replace. one of the biggest reasons i chose the landing was because they advertise a 24-hour gym. during the school year, the key access completely stopped working. after about a week of trying to get in, i asked the office what was happening. instead of fixing it, they just started locking the gym around 5–6pm when the office closed. this completely defeats the purpose of advertising a 24-hour gym. by the end of my lease, this still had not been fixed. the treadmills were also frequently broken. our washer and dryer both broke during the year. when they “replaced” the dryer, they gave us the exact same dryer back with the exact same issue. maintenance admitted they knew the problem, left tools in our apartment, removed our laundry room door without putting it back, and nothing was actually fixed until we went to the leasing office ourselves. the biggest issue by far was the air conditioning. our ac went out seven separate times over the summer, including fourth of july weekend during record-breaking heat. our food spoiled, my roommates and i became sick from the heat, and my cat stopped eating, drinking, and began throwing up and panting. we genuinely thought she wasn’t going to make it. what made it even worse was management’s response. we were repeatedly told maintenance could not come on weekends and repairs had to wait until monday. after multiple weekends without ac, we later found out that wasn’t true when maintenance suddenly showed up on a weekend after my roommate went to the office in a panic over our cat’s condition. they could come on weekends the entire time. we were simply told otherwise. our dishwasher also broke. maintenance marked the work order complete without fixing anything. after another request with photos, they replaced our garbage disposal instead. it still took weeks for someone to actually fix the dishwasher. another issue was outgoing mail. i mailed cards on june 11th. over a month later, i looked inside the outgoing mailbox and found my mail still sitting there along with everyone else’s. when we asked the office if outgoing mail was checked, the response was, “they’re supposed to.” the pool was also closed for most of the summer and regularly turned green. even after residents were told it was safe to use, it was green again the next day. building cleanliness was also awful. in building 11 especially, people would throw up in the hallways and breezeways and it would sit there for days in the summer heat. every time i walked outside i was hit with the smell. overall, this has easily been the worst apartment experience i’ve ever had. it constantly felt like the only way to get anything done was to physically go to the leasing office because work orders were delayed, closed without being completed, or ignored altogether. the landing spends so much money advertising to future residents but not enough taking care of the people who already live there. if you’re considering signing a lease here, i strongly recommend looking elsewhere. the marketing looks great, but my experience living here was anything but.

Yoo this place is absolutely dope! I just won one of their giveaways and I’m not even a current resident! I have friends that stay here and they love it and if this is how they take care of non-residents. I definitely want to experience being an actual resident here! I will be signing for next school year, this is definitely the place to be.

The quality of this place just continues to go down. I can see maintenance doing their best with the resources they have it seems. The front office staff always greets people with attitude and annoyance, it’s extremely off putting (mostly the men that work there). I think I had one girl be really kind one time. Ultimately everything looks run down on the premises and needs alot of upkeep.
