If you are searching for University of Florida dorms or housing near UF, I highly recommend looking at Windsor Hall Dorms. My daughter lives here and signing early ended up being one of the best decisions we made during the UF housing process. Like many UF families, we were worried about finding good freshman housing near the University of Florida, especially with how long the housing list is in Gainesville. Once we secured a space at Windsor Hall, it completely removed that stress of waiting and allowed our daughter to focus on preparing for her first year at UF. The location is excellent for students looking for off-campus dorms near UF. It’s close to Sorority Row for Rush, Norman Hall's tunnel to cross 13th Street, and the entire University of Florida campus, which makes walking to class very easy. If your student is attending UF and you’re looking for freshman housing in Gainesville or dorm-style living near the University of Florida, Windsor Hall is absolutely worth considering. Locking in housing early made the entire transition to college much smoother for our family.

If you are a PACE student looking for dorm-like apartment complex, don't. Lived here from 2024-2025 and it was an alright experience. Leasing Office staff is nice but not very communicative. Half way through the year our upstairs neighbor experienced a leak and caused a small flood on our roof. Informed the leasing office and they told us that they'd have repairmen to "check water levels" while me and my roommate were away. We both came back to our entire kitchenette wall being gutted and a huge industrial dehumidifier and a very loud fan taking up the little space we had. Drywall dust was everywhere due to the proper precautions not being made to keep the area contained, making it hard to breathe in the room. My roommate and I had to set up our own dust barrier with bed sheets due to the leasing office not providing any accommodations. Repairs took well over a month despite staff saying it would be only a few weeks. Besides that, our AC would also randomly turn off on multiple occurrences, causing the air in the apartment to become stale. The Leasing Office is also not very good at responding to emails as they frequently did not respond to any I sent. My rate was 775 a month for a single shared room with a microwave, sink, fridge, and bathroom which is honestly absurd. My roommate was paying 250 a month for parking on top of that, which is even crazier. Spaces are very thin so if you drive anything bigger than a sedan good luck parking. The provided washer and dryers in the building are also very bad. The washer doesn't wash well and the dryer leaves clothes damp, even on small loads. The walls are also quite thin so if you have loud neighbors you will definitely hear them. A few good things I will say is that this place has very good internet. Plugged into Ethernet I would average 1000 gbits/sec. The water pressure was also very good but multiple times throughout the year water would be turned off for repairs with very little notice. Utilities are included in the rent as well so you don't have to worry about electrical or water bills. Overall, there are definitely better places for your money so I'd advise you to keep looking if you're thinking of living here.

It’s not the DORM which is great it’s the fact that my son Ajay made a group of amazing friends ! Which just makes me so happy ! As a mom- this is the spot to put your kid - you won’t regret it

My daughter had a wonderful freshman year living in Windsor Hall. It was clean, safe and accessible to all of her classes and campus. She made a lot of new friends there and always felt comfortable. The management team at Windsor changed half way through the year, and the new team was wonderful. In particular, Lyn took care of whatever we needed and was always helpful. We are so grateful that our daughter had such a seamless and happy freshman year at Windsor Hall. Thank you to Lyn and the rest of the team at Windsor Hall for such a great first year at UF!

We were in Gainesville for my daughter’s Preview and we took her to tour Windsor Hall to meet with the property manager and tour her new home base when school starts. We were so impressed with how much the manager cares and watches over the property and students. I feel so much better about dropping off my baby girl in August. I know it will be a wonderful SAFE home away from home. We loved the amenities with the kitchen to cook in, the laundry room that runs off of an APP was so cool and how fun to have a nice clean pool to gather with friends. We are so thankful we found this wonderful luxury dorm life.
