I have lived in Varsity House for a little over a year, and I have genuinely had a good experience living here. The apartments are very spacious and the people in the office are very nice. Larry especially is super helpful and a fun person to talk to. Also, the office gives discounts for food places and offers during exam season. Overall, I have had a great experience living here and would recommend it to others!

It’s unfortunate that I have to leave a review like this because I’ve lived at Varsity since 2020 and have generally enjoyed living here until the last couple of years. I do want to give credit where it’s due. The maintenance team has always been fast and reliable, and Larry at the front desk has consistently been friendly, professional, and helpful. The apartments are decent, with spacious bathrooms and closets, but the common areas are small. The hallways also often smell because of trash left out for pickup, and it’s common to see roaches and debris there. My biggest issue is with management. I signed my lease with a $500 gift card incentive that I was supposed to receive in August 2025. Since then, I’ve followed up with multiple leasing agents, emailed the property manager, contacted both the previous and current ownership, and still have not received the incentive or a meaningful response. At this point, I expect Varsity to honor its agreement by providing the promised $500 gift card or issuing a $500 credit to my account. I’m hoping this review finally gets management’s attention because my repeated attempts to resolve this privately have gone unanswered. If you're considering living here, read your lease carefully and keep documentation of any incentives you're promised. Update as of 7/25: I genuinely hope their response to this isn’t trying to make it seem like they were communicating with me prior to it escalating to this level. They are just now working on this and I have been asking about this gift card since September 2025. Also no resolution has been found and the end of this lease term is Friday.

The maintenance of the property is very poor. The stairs and hallways stink a lot with very dirty carpets due to lack of regular cleaning. Many people with pets or animals don't take responsibility and leave animal droppings around the property while management doesn't seem to do much about it. These animals also occasionally leave messes in the stairwells and carpets (i.e. pee). Even some of the building exterior isn't well maintained. For instance, a below photo shows part of the building exterior wall tearing off. Another shows a door with so many caterpillar cocoons. One of my roommates have also been dealing with mold issues in his unit, as shown by the mold colonies on the window sill in the photo below. As others mentioned in their reviews, the apartment has issues actually maintaining some amenities, such as keeping the pool open. I also find it strange how the apartment has tanning rooms that are always locked and never open. To add on to the safety issues of the property already mentioned by others (theft, strangers, etc.), YOUR PACKAGES AREN'T SAFE IF DELIVERED AFTER HOURS! In the lobby entrance, after hours, package and mail deliveries sometimes arrive and are simply left within the entrance area behind no lock. As far as I can tell, there isn't any video surveillance in that area, so anyone could steal those packages. Only packages and mail received during office hours are promptly kept in the staff mail storage room locked. If you don't meticulously track your package or require signature upon delivery, you may become a victim of theft with not much recourse. It is absolutely insulting how management has substantially risen the rent costs and reduced the value of offers for renewal/new leases for next year when they haven't made any substantial improvements to the property at all. They don't appear to have respect for the students living here. Their bottom line is money, not resident experience, as evidenced by their constant pestering and pressuring to residents to sign for renewal ASAP by continuously emphasizing over many months that bed spaces are limited, your bed space will be released to public market soon, etc. They use tiered pricing where they continuously raise the rent as they get more renewals (ex. 5 people sign, so prices $645 --> $655 per month), so decision-making around renewal and finances become even more stressful, especially when you aren't sure about needing housing for next year (internships, graduation, grad school, employment, exploring alternative living arrangements, etc.). If you are still considering this apartment, I implore you to actually talk to residents living there after your tour. There are cheaper and/or better apartments elsewhere that have decent new resident offers available. At the time of this review, Varsity House lacks such offers.

Lived here for almost two years from Aug 2024 to July 2026 and would not recommend it. Management is great at saying they’ll “look into” something and then never following up. The brief taste I had of the new management affirmed my non renewal. My apartment was filthy and full of flies at move-in. Later, after I was hit by a scooter by the bus stop, I asked if the complex had cameras to help with my case. They said they only have cameras at the clubhouse. Insane, when they charged $75 and even more insane now that the parking garage is now $85 and no cameras in the parking garage or at major points of the complex! Meanwhile, rent and fees kept increasing while the hallways, carpets, and stairwells were consistently poorly maintained covered in dog poop and trash. They charge for a pool view yet the pool was closed pretty much the entire time I was a tenant. I’ve since moved elsewhere and the difference is night and day. There are better options in Gainesville. Shop around.

I’ve been living here for a year and renewed for my next year. Amenities are great, front office staff has always been respectful, professional and helpful as much as they can, Bre is new and has been great with helping resolve any issues and answering questions. Prices are cheap, living space is definitely “get what you pay for.” Maintenance used to be spot on and fast at addressing problems. Since renewing they have been extremely slow. Hopefully they start to speed repairs up
