The Quad Luxury Apartments in Midtown, gainesville-fl

By far the most accommodating and friendly management staff I have ever worked with!! I’ve interacted with them on several occasions and they’re so friendly and understanding, even if the issue was my fault. Justin, the property manager, is excellent. He offered to personally help me collect packages that arrived after I went home for the holidays. I cannot stress how amazing the service is here. Not only is the apartment top of the line, but the management, especially Justin, makes the experience an absolute pleasure. I will definitely be living here for as long as I am in gainesville and can not recommend the building enough.

The management office for The Quad is extremely accommodating, professional, and on top of their stuff. I had a parking issue, and Justin went out of his way at closing to pass by my apartment and drop off the documents I needed. The maintenance staff was always super fast and efficient for any problems in my apartment. The only apartment I’ve rented from where the front office knows what they’re doing and can actually help you. Oh, and the apartments are gorgeous also. Everything in the apartments feels well done and quality. Loved this place!

Poor management and even worse maintenance. Zero AC maintenance. Filter has not been changed in 8 months. AC drain line never cleaned, and AC died. Maintenance man Mr. King refused to help at 9 pm. at night, and it was 82 degrees in the apartment with a premature baby and a family member with serious health issues. Mr. King lectured us on policy and never offered to help us. We couldn't get it looked at ourselves as they have the closet locked, and we have no access to even change our filter. Mr. King told us to open our windows till the next morning. The grounds at this complex need attention. Trash litters the grounds, trash stacked everywhere by the compactor. People park in the middle of the road because of the lack of parking, and the smell of pot is so strong you can smell it inside your unit. Trash is supposed to be picked up but is left for days at a time stacked and leaking all over the halls in front of units. Loud music from downstairs tenants at all hours. Management is made aware and does nothing and enforce no rules. We pat extra for services such as pest control, yet we had no service in over 60 days! This place is crashing fast. Don't waste your time or money.

Helpful, friendly management and very responsive maintenance. Would highly recommend staying here if you are looking to be next to campus.

Every time I call the office Justin answers the phone and is always such a huge help. He is very accommodating and does his best to help out with whatever it is I need!
