I lived in a 3x3 at this apartment complex for 2 years, and after finally moving out I cannot say I recommend this place. Anything remotely nice I could have said about this apartment complex has been completely overshadowed by the BS they pulled on me and my roommates upon move out. For starters, the place was absolutely filthy when I moved in. Every cabinet in the kitchen had unexplained black stains. Everything was dusty and looked like it had never been vacuumed. Furniture was banged up and there was trash all over my bedroom floor. Every single floor in the building had paint splatters all over it. Despite the sloppy paint job, the walls were incredibly gross. Baseboards had what looked like years of crusty dust buildup. The bathroom in my unit was particularly bad. There were streaks of yellowish stains dripping from the walls, and running the shower for even a few minutes would cause the walls to sweat this mysterious substance. I can only assume this was caused by old paint or mold in the walls. On the topic of mold, it was everywhere. Any gaps in walls would regularly see growths. Again, my bathroom was especially bad in this regard. The ceiling vent and wall I shared with the AC closet would regularly be covered in spores, despite cleaning them with bleach every month. Additionally, despite all 3 units having the same lease and costing the same, each had drastically different furniture. The only commonality was how dusty everything was. There were other random points of unexplained damage. The garbage disposal barely worked, the sink would spit up water whenever the dishwasher was run, outlets didn't work, and there was a hole in the drywall in our living room. The lining on the doorway was also not very secure, and despite being on the third floor, bugs would regularly make their way in and die in on the kitchen floor. The lights on the catwalks are incredibly bright and the window blinds do a poor job of blocking them out, so if you're unlucky like me and have a window facing the walkways, the light is going to bleed into your room at night. Although I took the time to document the most egregious damages in the unit, when I moved out I was met with ridiculous charges. Me and my roommates were charged a $75 fee for a television set that was already in the apartment. Despite it being present upon move in, management argued that it was not their property and we failed to remove it. So if you happen to be in building B unit 313 and it is still there, congratulations on your new TV. Make sure to take it with you if you don't want $75 taken out of your deposit. My roommates faced additional charges for hardware that had already been installed prior to their move-in. Management argued that it should have been documented in the move-in checklist. This was an absurd response considering there is no way for residents to know what features *aren't* meant to be included in the unit, and additionally, if management chooses to charge for the removal, then these repairs should have been done after the previous residents had move out and before our lease began. Although the front desk staff were always incredibly kind, representatives from the Collier Companies have been a consistent nightmare to interact with, and I'd advise avoiding them at all costs.

I've been living here since August of last year, and can comfortably say that I love living in this community. Eilyn helped us with leasing the apartment, and we've been very happy since. Whenever we have something that needs fixing, both CJ (the service manager) and his apprentice (Jeanne) have been extremely helpful. The community manager, Eric, is very knowledgeable and was very quick when responding to any inquiries we had. Definitely recommend for anyone looking for an apartment in Gainesville!

The best part about living at the landings is CJ and the maintenance team. Since day 1, CJ makes sure everything is up to standards and goes above and beyond. I have never experienced such punctuality, kindness, and proactiveness from maintenance every before.

I’ve had a great experience living at The Landings Apartments in Gainesville. The community is quiet, well-maintained, and conveniently located close to UF and major shopping areas, which makes getting around super easy. The apartments themselves are spacious, comfortable, and well kept. What really stands out is the management and staff—they’re friendly, responsive, and genuinely care about residents. Maintenance requests are handled quickly, and there are always fun resident events that help create a welcoming community atmosphere. Overall, The Landings feels safe, comfortable, and like home. I would definitely recommend it to anyone looking for a solid place to live in Gainesville.

The Landings at Bivens Arm is honestly great, and it’s easily one of the best student housing communities in Gainesville if you’re looking for a balance of peace, amenities, and location. One of the standout aspects of this complex is the leasing team. Eilyn and Rosselin are genuinely amazing. They are professional, approachable, and always willing to help. From the leasing process to day-to-day questions, they make everything feel smooth and stress-free, which is something you don’t always get with student housing. The amenities are another huge plus. The half-court basketball court is perfect for casual runs, the pool is clean and relaxing, and the tennis court is well maintained. The clubhouse is a real highlight, especially the 24/7 study rooms, which are ideal during midterms and finals when you need a quiet place to focus. What really sets The Landings apart, though, is the environment. It’s a quiet, calm community that doesn’t feel chaotic or overcrowded like many student complexes. The surrounding greenery and proximity to Bivens Arm Nature Park make it perfect for people who enjoy nature, walking, or just having a peaceful atmosphere to come home to. You’ll regularly see wildlife, trees, and trails, which gives the area a relaxing, almost retreat-like feel. Overall, The Landings at Bivens Arm offers a rare combination of strong management, great amenities, a quiet setting, and a nature-friendly environment, all while still being student-oriented and close to campus. I would absolutely recommend it to anyone looking for a more balanced and comfortable student living experience.
