TLDR Safe, quiet place with decent rent but is quickly getting too expensive for low quality apartments. Amazing maintenance team, not great manager. Prepare to be harassed by rude manager to renew a year in advance. Pros: - Tucked away in quiet/safe area - The maintenance is always great, especially CJ he is the goat. If you put in a request it is fixed very quickly. High priority tickets are usually addressed same day. He was easily the best part of living here. - Rent is decent, however, it is getting raised consistently and is creeping towards being too expensive for the quality of the housing. It went up over $150 dollars in the two years I lived there. - The lobby and pool/gym areas are decent and well. The free printing is very convenient. - The bedrooms are pretty good. - Not usually any issues with bugs inside the unit. - Parking is free and abundant. - Location is good. It is a good in-between distance of the butler area and campus. - The girl works in the front office is very nice and helpful. - They are very reliable with packages and I have never had an issue with one going missing. - You can pay to rent furniture and it's in pretty good condition. - No issues with noise or parties Cons: - The front office will non stop harass you about renewing. I had a 12 month lease starting in mid August, they started contacting me about renewals in early September, not even a month into a year long lease. They use high pressure sales, threats, and scare tactics to target primarily college students who don't know any better, threatening more price increases (that have already happened regardless) and/or losing your room and having to move. I have been contacted as many as EIGHT times in a single week to renew. They call, email, text, put up signs, and leave notes on your door. They have even gone as far as to call residents' parents. They also state that if you don't provide notice of non renewal within 60 days of your lease end day they will make you pay those extra two months of rent (despite this never being mentioned upon signing or in the lease). This was the biggest issue of living here and the main reason I left. This has gotten especially bad since the new manager Eric took over. He has been particularly aggressive and often times comes off rude during contact. - The traffic coming out of the apartment is usually a pain. - The buildings aren't good quality. They keep the front buildings where people tour well maintained/clean but the back buildings are pretty neglected. There are regularly cobwebs covering the hallways and the stairs are rusting. - The units have a variety of issues. When I moved in the door frame was broken, the front door is dented, the lock on my bathroom didn't work, the dishwasher didn't work, there were chunks of drywall missing, and there was hair/bugs/light switches painted over. My room hadn't been well cleaned at all. There was hair of the last resident and their pets caked into the baseboards and what appeared to be urine and pubic hair on the walls and baseboards. - Despite the complex being completely surrounded by forest and a canal, the management was not respectful of local wildlife, including threatening residents with $250+ fines for helping local stay cats during a freeze.

I lived in a 3x3 at this apartment complex for 2 years, and after finally moving out I cannot say I recommend this place. Anything remotely nice I could have said about this apartment complex has been completely overshadowed by the BS they pulled on me and my roommates upon move out. For starters, the place was absolutely filthy when I moved in. Every cabinet in the kitchen had unexplained black stains. Everything was dusty and looked like it had never been vacuumed. Furniture was banged up and there was trash all over my bedroom floor. Every single floor in the building had paint splatters all over it. Despite the sloppy paint job, the walls were incredibly gross. Baseboards had what looked like years of crusty dust buildup. The bathroom in my unit was particularly bad. There were streaks of yellowish stains dripping from the walls, and running the shower for even a few minutes would cause the walls to sweat this mysterious substance. I can only assume this was caused by old paint or mold in the walls. On the topic of mold, it was everywhere. Any gaps in walls would regularly see growths. Again, my bathroom was especially bad in this regard. The ceiling vent and wall I shared with the AC closet would regularly be covered in spores, despite cleaning them with bleach every month. Additionally, despite all 3 units having the same lease and costing the same, each had drastically different furniture. The only commonality was how dusty everything was. There were other random points of unexplained damage. The garbage disposal barely worked, the sink would spit up water whenever the dishwasher was run, outlets didn't work, and there was a hole in the drywall in our living room. The lining on the doorway was also not very secure, and despite being on the third floor, bugs would regularly make their way in and die in on the kitchen floor. The lights on the catwalks are incredibly bright and the window blinds do a poor job of blocking them out, so if you're unlucky like me and have a window facing the walkways, the light is going to bleed into your room at night. Although I took the time to document the most egregious damages in the unit, when I moved out I was met with ridiculous charges. Me and my roommates were charged a $75 fee for a television set that was already in the apartment. Despite it being present upon move in, management argued that it was not their property and we failed to remove it. So if you happen to be in building B unit 313 and it is still there, congratulations on your new TV. Make sure to take it with you if you don't want $75 taken out of your deposit. My roommates faced additional charges for hardware that had already been installed prior to their move-in. Management argued that it should have been documented in the move-in checklist. This was an absurd response considering there is no way for residents to know what features *aren't* meant to be included in the unit, and additionally, if management chooses to charge for the removal, then these repairs should have been done after the previous residents had move out and before our lease began. Although the front desk staff were always incredibly kind, representatives from the Collier Companies have been a consistent nightmare to interact with, and I'd advise avoiding them at all costs.

I've been living here since August of last year, and can comfortably say that I love living in this community. Eilyn helped us with leasing the apartment, and we've been very happy since. Whenever we have something that needs fixing, both CJ (the service manager) and his apprentice (Jeanne) have been extremely helpful. The community manager, Eric, is very knowledgeable and was very quick when responding to any inquiries we had. Definitely recommend for anyone looking for an apartment in Gainesville!

I’ve had a great experience living at The Landings Apartments in Gainesville. The community is quiet, well-maintained, and conveniently located close to UF and major shopping areas, which makes getting around super easy. The apartments themselves are spacious, comfortable, and well kept. What really stands out is the management and staff—they’re friendly, responsive, and genuinely care about residents. Maintenance requests are handled quickly, and there are always fun resident events that help create a welcoming community atmosphere. Overall, The Landings feels safe, comfortable, and like home. I would definitely recommend it to anyone looking for a solid place to live in Gainesville.

The best part about living at the landings is CJ and the maintenance team. Since day 1, CJ makes sure everything is up to standards and goes above and beyond. I have never experienced such punctuality, kindness, and proactiveness from maintenance every before.
