The Hammocks on 20th, gainesville-fl

I only visited this complex when I was searching for a rental. The location is excellent, near the University of Florida and the Butler plaza, and for the ones that need to take the bus, there is a bus stop very close. They had made some cosmetic changes to the unit that I saw, in the kitchen and also added vinyl floor. The main negative for me was that they did not have washer and dryer in the unit, and I don't like to use community laundry rooms, and the price seemed too high for a small unit without washer and dryer.

Ms. Kim was the most helpful, nice, and pleasant property manager i’ve ever spoken to! She helped with every issue quickly, correctly, and professionally. I enjoyed my time at the Hammocks very much, and I would highly recommend leasing here!

This has got to be one of the worst experiences in an apartment that I've ever experienced. I thought a lot about leaving this review not only to expose The Hammocks for their shadiness but to warn other young people looking for their first place to stay. When me and my partner moved in 2023 we felt welcomed . overly nice landlord, nice pool, outdoor grill we thought we had the spot but after only one month we started to notice the REAL Hammocks. First let's start with the issue with the apartment. Upon moving in we first noticed an exposed wire hanging from the outside of our window holding 2 lights on. We let Kim know and she informed us someone would fix it (took them a MONTH to fix it, mind you we had several storms and water was actively falling on the wires). also upon moving in our kitchen light was busted and our lock on the front door wouldn't open. The maintenance at the time just took a lock and light from the vacant apartment next door and just switched it out. They did this with multiple things in my apartment including my ceiling fans which took me 3 months to get replaced during the summer because the previous fans broke. Sometimes they wouldn't even replace the item even if it was a safety issue. For example my microwave exploded one night when I was cooking after waiting a week for someone to come. The maintenance man told me there was dust on the wire and called it a day with no new microwave. I've refused to use it since. Now for the last part I really want to warn people about the MOLD. After only 2 weeks of moving in EVERY corner was covered in MOLD it destroyed hundreds of dollars in personal items and it took Kim 2 months to send someone here. All they could do was tell us to buy dehumidifiers, mind you Kim repeatedly told us not to because it causes mold NEWS FLASH IT CLEARS MOLD KIM DOESN'T KNOW WHAT SHE'S DOING. Also to add Kim isn't the nice old lady she plays to be, she's a mean wicked landlord that'll suck your money dry. She doesn't care about her tenants or their safety. I've had multiple times had people peeking in my window to the point I got cameras to catch them. I would send her the photos just for it to go nowhere. I also had a tree fall on my building and even spammed her phone to let her know but she wouldn't answer so I thought to do the right thing and call the fire department. They checked it out and said they'd inform the landlord. About 10 minutes later it's Kim banging on my door like she's the police demanding to know why I called the fire department. I don't know, maybe because the tree was close to hitting the Fuse Boxes?? like I said no regard for safety if this apartment goes up in flames it's on us. It took them almost 2 months to fix the damages and they still haven't fixed the fence.(if you're looking at the photos, yes that's a moldy mattress behind the fence). I would warn you about the pool too. It was closed all last summer just for it to open mid December 2024 me and my partner used it one day in July in 2025 after they claimed to have renovated the pool. The mold was finally off the railings but now on the new furniture. The pool looked freshly cleaned so we swam for about an hour. After going home I was violently ill to the point I missed work. A few days later I went back to the pool and now it's a green algae color with literal ALGAE GROWING out of the vents of the pool. I've never felt more sick in my life after seeing that. Basically all I'm saying is if you're moving out for the first time or looking for a cheap 1 bedroom this place isn't worth it. I've lived in this for 2 years and wouldn't wish this on anyone. I've lived in apartments all my life and this just isn't worth it. Also just to add at the end I forgot to mention how for the past year she's ignored me about renewing my lease. I ended up giving up on messaging her because I knew I'd move out by the end of the year. again and I can't say this enough avoid this place like the plague. if you decide to still live here good luck getting a hold of her she's never in her office she hides on 34th.

I met with Mrs. Kim & she was very helpful & the sweetest lady to talk to. This will be my first move all on my own & she made me feel welcome like it was already my home to go to 🫶🏻

The property manager Kim was amazing to work with. You can tell she really cares about making the property a safe and beautiful place to live. Was just enough room for me and my dog, and we felt safe walking around the property at any time of the day/night. Maintenance responded within 24 hours of any request or issue I had. I only left because I had to move back home, but if given the opportunity to return I gladly will.
