By far one of the best price to square footage ratio in Gainesville. Stayed in a 3x3. Maintenance men were efficient, timely, and very helpful. Amenities are definitely below par compared to what many other Gainesville complexes provide. However, the peace of the location makes up for it.

J the maintenance guy is the absolute best!!! Not only is he so fast, helpful and effective but he is also so caring and lovable. You won’t get this level of care at any other apartment complex. We love you J!!!!

I would strongly caution anyone considering signing a lease at The Enclave to make sure you get every single representation, policy, and promise in writing before signing or paying a deposit. My experience with the leasing process was incredibly frustrating and ultimately resulted in me seeking legal counsel. When I originally toured the property, I was very clear that I only needed housing for the Fall semester because I planned to move out of Gainesville afterward. I was strongly encouraged to sign a full-year lease instead and was told that doing so would save me the short-term lease fee, help with early move-in, and that reassigning the lease later would be very easy if I started looking early. After signing and paying my $1,000 deposit, I began learning about restrictions and requirements surrounding reassignment that had not been clearly explained to me beforehand. This included restrictions on who could take over the lease and, later, clarification that someone reassigning my lease would generally have to assume the entire remaining contract rather than simply the semester I needed covered. When unforeseen circumstances eventually required me to relocate out of Gainesville, I contacted management months before my lease was even scheduled to begin and tried repeatedly to find a reasonable solution. I offered to forfeit my $1,000 deposit and even asked whether I could pay an early termination/buyout fee. Every alternative I proposed was rejected, and I was repeatedly told that finding someone to reassign the lease was my only option. I then spent months advertising the apartment and communicating with prospective residents myself. Even when I found interested people, navigating the reassignment process became more complicated as additional requirements were explained to me. I ultimately consulted an attorney regarding the situation and continued working to find a replacement resident. Thankfully, I was eventually able to successfully reassign the lease, and the executed amendment specifically states that I am released from the obligation to perform under the lease contract. What disappointed me most was not simply that the lease had rules. It was the difference between how easy and flexible reassignment was presented to me before signing and how restrictive and complicated the process actually became when I needed to use it. My advice to future residents is simple: do not rely on verbal assurances when deciding whether to sign a lease here. If something is important to your decision, especially early move-in, lease length, reassignment, subleasing, fees, deposits, or your ability to leave early, ask for the exact policy in writing before you sign anything. I eventually got my situation resolved, but it required months of communication, finding my own replacement resident, and obtaining legal guidance for something I had specifically discussed with the leasing office before ever signing the lease. Based on my experience, I would not choose to lease here again.

If they want to charge you, they’ll charge you. I just moved out, and they charged from my deposit. Their lease clearly states that normal cleaning (including cleaning the toilet and cabinets) will not be charged, but they deducted my deposit anyway. I really don’t understand why they charged me, because the issues shown in the photos they provided could been completely resolved through normal cleaning.

I seriously cannot stand the move out process here. The moment you receive an email titled Hello Resident, your nightmare begins. Since June 15, they have been carrying out their so called move out process. At any random time, 8 AM, 10 AM, or noon, they show up and bang on your door for yet another inspection. And technically, you cannot even complain because they sent out those generic emails saying inspections would happen. But that is not even the worst part. Just an hour ago, (even though I am moving out next week, ) they started pounding on my door at 8:30 in the morning. (Why so urgent????) This time, they came to replace my bathroom vanity. The whole job takes two to three hours, but I never received any notice that they would be coming today. Now they are in my bathroom using power drills, and the noise is absolutely unbearable. When I asked the manager why no one informed me beforehand, the answer was that they could not give residents a specific time because the maintenance team does not give them a schedule for when they will replace each vanity. So apparently, residents are just expected to stay home and wait indefinitely while maintenance can show up whenever it is convenient for them. To anyone planning to move out, be prepared. Once your move out process starts, do not expect any peace during your last two months. Between constant maintenance work and repeated inspections, it feels like your apartment is no longer your own. I am so done with these endless maintenance visits and inspections.
