I had a great experience working with James Berg at the Courtyards in Gainesville. From the start, he was professional, knowledgeable, and genuinely helpful throughout the entire process. He took the time to walk me through all the apartment options, answered every question clearly, and made sure I felt confident in my decision. What really stood out was how personable and easy he was to talk to; he didn’t make the process feel stressful or rushed at all. He was also very responsive and made scheduling and communication super smooth. Because of how positive the experience was, I am definitely going to sign after touring with James. He did a stellar job, and I would highly recommend working with him if you’re looking for an apartment at the Courtyards.

The Courtyards is very affordable housing, and it's at an excellent location. I had trouble shipping a package, but the two agents Daniel Lake and James Berg put in a good amount of effort to help me get it taken care of. Excited to see next year's renovations!

I lived here for 3 years in the 5 bedroom flat. And well, I won't lie, it was FAR from perfect. Fire alarms for the whole building would go off at ungodly hours of the night, and the smoke alarms in my unit would sometimes go off when we used our air fryer (even though there was never smoke). There was one pipe burst that made our unit flood, then we had to put up with these loud industrial fans in our unit for a few days. There was like ONE SINGLE working dryer for the entire building for a whole year, and I had to walk over to building A to do laundry a few times. The walls are thin, so if another unit, your roommate, or The Swamp (if you're in building B) is being loud at night, you are NOT getting any sleep. The employees seemed annoyed to talk to you if you had any problem or question that wasn't something simple like getting your delivered package from the front office (EXCEPT Diego, he was always great and seemed genuinely happy to help, also Bianca was great too. Idk if they are still there though). We got matched with one random roommate who was literally the most disgusting person I've ever met. The AC vents have obvious mold and dust buildup in them. And there is probably so much more I'm just not thinking of right now. BUT!!! ... And again, I won't lie... Now that I've moved out of this apartment after graduating from UF, I really, really miss The Courtyards. It really felt like home, and I have yet to find a place that feels just as homey! I loved that Publix was within walking distance, so I could just walk there with two reusable grocery bags and walk home with one on each shoulder with plenty of food to last me a week or two. I loved being able to walk to literally all of my classes and everything else on campus. Like, I saved so much money living here purely because I didn't need to pay for gas, insurance, and maintenance costs for a car (I literally did not have a car for all of undergrad. And I didn't need it because I lived here!). Building B also had a nice courtyard that was less busy that the outdoor area of building A so I could always sit in if I wanted to read or do homework out in the sun. Maintenance also responded to requests in a timely manner, ESPECIALLY in the Summer semesters when there's a lot less students in town, and they almost always fixed whatever issue I called them in for on the first try. Surprisingly, having one shower for the whole unit wasn't a big deal (outside of sharing it with the one gross roommate I mentioned...), and that shower was GREAT, it almost never ran out of hot water! I heard some people had issues with internet/wi-fi, but it was always great for me and I have no complaints there. And I got along VERY well with most of my roommates, so I even had some good friends with me the whole time here (and tbh, I think they're the ones who made this place so great). It is worth knowing that I lived here from 2021 to 2024. Apartments close to UF raise their rent relatively often, so you should know I was putting up with all of the downsides of this apartment at a WAY lower rate than what they are probably charging now. But, all in all, this place was far from perfect and certainly had its problems, but I do NOT regret signing a lease here. I really did enjoy my time here and will miss the comfy home I had in my college years. Also don't mind the mannequin in the photos that's just Charly he was a great roommate :)

I lived at the Courtyards for 3 years and had an all around great experience. I had random roommates, which I ended up being great friends with and the community at Courtyards is awesome! Pretty much everyone at Courtyards are students and super respectful of each other that we haven’t had any problems with noise. The living space and kitchen are spacious and great for hosting too, which is a huge plus. Being across from campus has also helped for my early classes at Heavener. Everyone at the office is super friendly, especially Hope who was always ready to help me when I come in!
