I previously left a 5-star review -- and I'm leaving that information below. But I'm amending it after the Courtyards began socking residents with an outrageous electricity surcharge. This began in July 2025 -- when students weren't even there. My son lives in a 5 bedroom and he and each of his roommates have been dinged each month between $55 and $70 for an electricity surcharge. There's no way their actual electrical bill is $300, let alone $300 above whatever the included electricity is. There were no such surcharges in the 2024-25 school year and no explanation given for the latest surcharges. As with everything with the Courtyards, you cannot talk to anyone. The student employees at the desk have no information and there's no way to reach anyone via phone, email or any other means. There have been no improvements to the property, even routine maintenance, in the nearly two years our son has lived there. It's still a primo location, but the electric surcharge alone should give you pause. (Original post) - If I were looking at the Courtyards -- meaning a parent who would be footing the bill for their Gator student -- I'd want to hear from a parent, not a student complaining that it doesn't live up to the granite-countertop, 300-square-foot bedroom, private-bath, pampered upbringing they had before going away to college. I'm a parent of Gator who re-upped. at The Courtyards for a second year. Real estate is about location, location, location and this place is a better location that a lot of on-campus housing. The value is tremendous. If your kid needs luxury accommodations, there are plenty of $1,200-a-month places you can lease. (I guess you'll be subsidizing their housing costs after the graduate, too.) But The Courtyards gives them everything they need at the right price.

I had a great experience working with James Berg at the Courtyards in Gainesville. From the start, he was professional, knowledgeable, and genuinely helpful throughout the entire process. He took the time to walk me through all the apartment options, answered every question clearly, and made sure I felt confident in my decision. What really stood out was how personable and easy he was to talk to; he didn’t make the process feel stressful or rushed at all. He was also very responsive and made scheduling and communication super smooth. Because of how positive the experience was, I am definitely going to sign after touring with James. He did a stellar job, and I would highly recommend working with him if you’re looking for an apartment at the Courtyards.
