New parking restrictions are so lame! This has never been a problem til the new management decided to get superior towing involved. There is always plenty of spaces around and now any guests have to pay for parking? Honestly the new management at this place is unbelievable and unbearable! Do not move here!! Having to pay for guest parking and service fees on the silly website and just booting anyone within minutes is borderline criminal.

New management sucks. The place isn’t being ran as it used to be and I say bring back the old managers. There is constantly garbage everywhere, fees for things we shouldn’t be getting fined for like lights on the balcony, or furniture on our balconies. I also can’t walk my dog without being approached and spoke to by management when they could’ve wrote what they said it in an email. I also don’t receive any emails regarding fees or issues they have with my apartment. I have been living here for over a year. It used to be great but now I can’t live here anymore because of the management and the way the apartments are being kept. Like the appliances haven’t worked in ages. The toilet is outdated and runs constantly, the showers leak, black mold everywhere that we have to pay to treat or they fine us. Say the dryer broke they make you pay for it. They say that they will do inspections but then are too scared of your pets to come in and actually see the problems. Not really all that pet friendly. We have also been waiting for nearly a YEAR since July for them to replace our carpet because the people doing the carpet replacement didn’t want to come in because of our pets. The manager said that they would come back and they never did. The carpet is absolutely falling apart! So live here if you want to actually increase your rent every month by a couple hundred dollars and live with broken appliances/rotting carpet with managers who don’t care about your situations and just about money.

I moved to Redpoint in January, and overall everything was great at first. There was free parking for residents and their guests, the property was clean, and I really enjoyed living here during the first few months. Once they started leasing for the 2027–2028 year, a lot changed. Free guest parking was removed and replaced with 24 hours free, followed by $2 per hour or $15 per day. While I appreciate the initial 24-hour grace period, I still think $15 per day is excessive. It would have been nice if residents who had already renewed their leases had been grandfathered into the previous policy. I've given management multiple suggestions because they continue to say the changes are for the "convenience" of residents, but in my experience they've had the opposite effect. My guests often drive over an hour to visit me, and paying $15 every visit adds up very quickly. In the past two weeks alone, I've spent about $90 on guest parking. It's become a major deterrent for friends and family who want to visit. Management has also said the parking revenue will be used to improve the property, but the pool has remained closed during the middle of summer, and it seems like there's almost always at least one amenity that isn't available. Between the increase in rent and the added parking costs, I don't plan on renewing again after my current lease ends. It feels like residents are being charged more while receiving fewer benefits. I’m more than willing to sit down with management and discuss ways they can actually improve resident living while also fulfilling their goal of “limiting unauthorized vehicles and make parking available for all residents.” They should have no issue taking the time to speak face-to-face with residents if that’s their goal.

Greediest appartment in Gainesville!!! They think they are so cool with trying to “charge for parking” like pls this isn’t even remotely close to university Ave. Also the mold has made me so sick this past year, and they charge you for the smallest things. My roommate was charged a fee for having dead batteries in the smoke detector, after we called maintenance multiple times to change it bc the beeping was driving us crazy. Not to mention the ants and bugs are insane in this apartment. Also the wifi never works, I had to buy unlimited data because there was never wifi. Using a hotspot to do homework is diabolical. The new management is not very helpful, and if you want to speak with them you never can. It will always direct the call to “remi” the ai assistant which is never any help!! Also, if you want to do homework or work in the clubhouse just know you won’t be able to because there is a non stop beeping. It’s so loud and I haven’t been able to go there all semester. Also the movie theater doesn’t work, have tried to have movie nights three times this year and the tv never works. Thankfully I didn’t choose to resign here, and I wouldn’t recommend it at all.

lived here during my freshman year and returned again as a senior, and my experience has been consistently great. The facility is very clean and offers plenty of perks, including a movie theater, gym, and an amazing pool. The staff also does a fantastic job organizing fun community events for both UF and Santa Fe students, which makes it easy to get involved and meet people. On top of that, the maintenance team always goes the extra mile to help out quickly and efficiently.
