I lived at Oxford Manor for 3 years and overtime the quality has dropped. There has been a change up in management and it has been a change for the worst. I switched units twice, both times I came into apartments that had not been cleaned since the last tenant, which was hilarious because they will not let you move in before August 15th because they claim they are cleaning the units, even if you are a current tenant. Be cautious - they will saddle you with a 3x utilites charge and other charges when you move out. My roommates and I had to pay almost $1,000 (which is *coincidentally* almost the same as my security deposit) and when we had to ask for a payment plan as we also still need to pay rent. We had to fight to get them to answer emails and phone calls. People are leaving 5 star reviews after they have only toured here, please do not be duped by how nice management is when you tour. The leasing manager, ignored my emails and calls that were about setting up a payment plan for the final charges. Which is so frustrating because he is asking for those he tours with to leave positive reviews before they even live in this community. I asked one of the office leasing agents (who actually was trying to help me) where he was because it had been several days without him, allegedly, in the office, and they sighed as said "I don't know." I had to result to going to the Collier Company corporate office myself and getting a higher up to get the Oxford Manor office to finally give me a response. Other incidents we had with the office: they gave my roommate a "clutter warning" for her motorcycle cover that was out of the way and not on the grass or on the concrete or tile when there are abandoned cars sitting around the neighborhood - one sitting directly in front of our apartment. They refused to add new roommates (in other words they would take my call and never follow up and then ignore me) onto my lease and I had to get testy with their AI to get someone to respond to me. We had a leak from the upstairs bathroom that leaked into the kitchen that took months to fix. We tried to file a noise complaint against my neighbor, management claimed that only the police could do something about it, the police said that management would be responsible for their own private property for noise complaints. Management never did anything. Also their gardening service would just knock over my plants. And of course upon move out they blamed us for their dirty, ratty carpets. So take my advice, avoid this place, I only stayed so long because of school and my job at the hospital, the way they are chucking up their prices too, you are way better off going to one of the other neighborhoods around the area.

I lived at Oxford Manor for two years. My experience started off positively, but a series of management issues over time has led me to caution others before signing a lease here. First, pricing transparency is a real problem. My friend and I were quoted different rates for the same room in the same unit, which raises serious concerns about how rent is communicated to residents. Pest control is another ongoing issue. Despite keeping our unit consistently clean, we dealt with a significant cockroach problem that was never adequately resolved. Most frustrating was a trash fee that was applied to my account incorrectly. I provided documentation proving our group was not in the area when the alleged incident occurred and specifically requested a review of security camera footage to support my case. Management refused to review the footage, provided no evidence connecting us to the situation, and upheld the charge anyway. The same thing happened when my bike was stolen from the complex — I again asked to review security footage to identify the thief, and was again denied. At that point, it became clear the cameras serve little practical purpose for residents. The pattern here is consistent: management is friendly and attentive when you're moving in, but once you're a resident, your concerns are not taken seriously. I made multiple good-faith attempts to resolve these issues and never received a fair or evidence-based response. I would advise anyone considering this complex to stay away from this complex.

The WORST place in Gainesville to stay! When I first moved there I went to wash my clothes and the washing machine was not working at all. I had to hunt maintenance down just for someone to come and check it out, it took them a week to come and check it out and once they checked it I had to wait another week for the part to come in. The part came in the following week and I went to wash my clothes again and it started to make this sound and just leave the clothes in the water that was stuck in the machine so, I called maintenance again and eventually had to go to the office and get someone because at that point it has been 3 weeks! Someone came and said that I had to wait ANOTHER week for the part they ordered that week came and the damn machine still did not work until they just replaced it with another used machine. That machine also was having the same problem so, they just gave me a new machine. That whole process took a month. I finally was able to wash my clothes but, then the dryer was not drying my clothes at all. Again I had to call maintenance and they dragged that waiting for a part for two weeks and then the part came and the machine still was not working until they eventually gave me a new one. The dishwasher none of my roommates ever used had smelly water inside and it eventually started to overflow out onto the floor and started to flood the kitchen. The picture down below is of the A/c filter that was never changed when I moved in and kept waking up with my throat hurting and I checked the filter and that’s what it looked like on the front and the back! I work for the government and two months before it got bad I told my apartment management about the shutdown and me not getting paid. I was able to pay up until November, now this was a nation wide occurrence and again I communicated with the office of the situation and also have them a letter from my organization and was still handed an eviction letter though I had no other issues with paying my rent in the past. I was told that I had 3 days to get my things before I get taken to court, luckily I got paid just before that time. During this second shutdown I had to leave because I didn’t want that same situation to happen again and be out of a roof. I turned my keys in and was told that I am still responsible to pay for the months I’m not there and also for the lease of 2026-2027 even though it has not started yet which in their contract it says I could end the lease before it starts however they said that I will be charged until they find someone to take it over. They are all nothing short of crooks when it comes to the collier company don’t move here!

I would like to give a shout out to the maintenance man Brian. Since I've been here at Oxford Manor not once but twice this gentleman has been a great help always smiling always respectful always right there for me when I need him he's the best one that I've seen so far here at Oxford Manor great team leader great manager if he is one and if not y'all need to make him one. He goes beyond and help he does the best that he can if I could I would give him 100 Stars good team player and a good person thank you all for having him around he's best at what he does.

Brian has been around the property for as long as I can remember, and he’s always had a great attitude. No matter what he’s working on, he’s friendly, approachable, and willing to help. You can tell he genuinely cares about the residents and takes pride in what he does. It’s not just that he gets maintenance issues taken care of he does it with a positive attitude that makes people feel comfortable and taken care of. Having someone who’s been here for a long time and consistently treats people with respect says a lot about his character. Brian is a big part of what makes this community feel welcoming.
