We are very happy living here. From the start, the experience has been smooth and welcoming. Isabella was wonderful — she showed us different options, answered all our questions, and made the process easy. The management team was also helpful and professional with the paperwork. The community feels clean, safe, and comfortable, with beautiful trees and open space. The common areas, gym, and pool are well maintained, and the apartment layout works perfectly for students. It also has a friendly atmosphere, which really stands out compared to other places we visited. The only small downside is that it’s not directly on campus, but there is a convenient bus stop right in front with a direct route. Overall, we’re very happy with our choice and would definitely recommend this community.

My On20 experience has been mostly positive, and it is very likely I will stay at the complex my entire time at the University of Florida. I love that the common areas are renovated, clean, fun, and inviting. There are also lots of promotions which is a nice perk. The apartments themselves are excellent considering the price you pay. They are incredibly spacious. Seriously, my bedroom here is my favorite bedroom I have ever had, and the living space can be very cozy if you make it such. My only reservation with On20 is that unfortunately it is not as bus-friendly now as I heard it was in the past. For one, there is only a bus stop on one side of the road meaning a longer walk when coming back home because the bus skips the stop. Additionally, there is only one line that stops at the complex meaning fairly long waits for crowded buses that sometimes skip the stop if they are full. I really hope the complex works to get the city to improve the bus system and get the stop across the street re-installed. Once I have a car though, this place will be everything I need.

Do not move here. This place was the worst place I have lived in 6 years of undergrad plus grad school. The apartments aren’t awful but management is the most lost thing I’ve ever seen. All year long, every package I ordered, I had to go track it down and beg for keys to get into places and they had no idea where the packages went and kept no track of anything. Countless packages lost and fell to ground in unorganized package room in back corner where it wasn’t supposed to be. Any package can be taken by anyone that walks in. From a $1 package to a $1000 one. Also I had a dog which was approved under the lease, worked to clean and detail apartment until it looked 10x better than when I moved in and I still am fighting a $150 charge for “professional cleaning” of “dog smell” that simply was not even there, much less, how do you charge for a smell of a dog in the most clean apartment room possible when a person with a dog is moving in after me? 24/7 air fresheners and weekly cleanings 365 days in a row for what? Don’t waste your time. Move anywhere else. Place doesn’t even have a property manager. Cost me a year.

The apartment itself came pretty dirty when I moved in but overall living there wasn’t too bad besides repetitive AC issues. If you move here be sure to document EVERY single stain or issue with the apartment because they will charge you when you leave. Me and each of my roomates were charged about $16 each for about 5 total items left behind, $50 each for some dirt on the wall (which was barely visible in the picture they provided), and $30 for the fridge which we left exactly how it was when it came, but since we didn’t document it in the move in form and only requested maitenance to clean it (which they didn’t) we were charged. Just be aware that they will find any way to charge you for the state of your apartment and the prices will not make sense (like $150 total to repaint a part of the wall which will most likely not be repainted).

terrible management; raised my rent and renovated my whole apartment with 0 warning, email, nothing. unprofessional. in my 3 years of living here, i was told i wouldn’t have to pay a trash fee as mentioned in my lease, now they’ve added a trash fee, convenience fee, fee on top of fee, and have raised rent + parking
