On20 Apartments, gainesville-fl

On20 was my first choice, and it would absolutely still be my only choice. Unfortunately, I ended up having to transfer schools, but my experience with the community and the team was nothing but positive. It’s a beautiful community and felt like home. The staff, specifically Sam & Allan were incredibly helpful and prompt with my 67 questions. Their professionalism and willingness to help really stood out and made the whole experience easy and welcoming. If I ever find my way back to UF, On20 is exactly where I would love to live. I truly appreciate everything the team did!

We are very happy living here. From the start, the experience has been smooth and welcoming. Isabella was wonderful — she showed us different options, answered all our questions, and made the process easy. The management team was also helpful and professional with the paperwork. The community feels clean, safe, and comfortable, with beautiful trees and open space. The common areas, gym, and pool are well maintained, and the apartment layout works perfectly for students. It also has a friendly atmosphere, which really stands out compared to other places we visited. The only small downside is that it’s not directly on campus, but there is a convenient bus stop right in front with a direct route. Overall, we’re very happy with our choice and would definitely recommend this community.

My On20 experience has been mostly positive, and it is very likely I will stay at the complex my entire time at the University of Florida. I love that the common areas are renovated, clean, fun, and inviting. There are also lots of promotions which is a nice perk. The apartments themselves are excellent considering the price you pay. They are incredibly spacious. Seriously, my bedroom here is my favorite bedroom I have ever had, and the living space can be very cozy if you make it such. My only reservation with On20 is that unfortunately it is not as bus-friendly now as I heard it was in the past. For one, there is only a bus stop on one side of the road meaning a longer walk when coming back home because the bus skips the stop. Additionally, there is only one line that stops at the complex meaning fairly long waits for crowded buses that sometimes skip the stop if they are full. I really hope the complex works to get the city to improve the bus system and get the stop across the street re-installed. Once I have a car though, this place will be everything I need.

On20 is the first apartment I have lived in by myself and my first apartment in Gainesville. I moved in December 2025 and by far I have an excellent experience. Allan was a wonderful team member who helped me with my move in. He provided excellent customer service and had attention to detail explaining the process. The maintenance is always on time with the my requests and the office and gym is always clean and tidy. I am grateful with all the staff members who help me when it comes to questions and concerns. Thank you.

Move in experience could be improved, had to spend the first week deep cleaning everything as it was left in a rather disgusting and uncleanly state. Amenities are great, very convenient to have a bus stop right outside. Package room situation could be improved. Overall maintenance and management is not as bad as some claim to be, the office employees are super super nice!!! Shoutout to Ren and Amelia for helping me open the package room so many times.
