Nine 31 Apartments, gainesville-fl

I’ve had a great experience living at Nine31 the past 2 years. I even renewed my lease for next year. The amenities are amazing and they are always hosting fun resident events. It’s also in the perfect location and it’s a short walk to everything. The staff here is super friendly and helpful. Overall, living here has been a really positive experience!

I love living here, the amenities are great and awesome to socialize. The location is great and I like taking walks around the southern area. The maintenance team is top notch, and they fix any issues (if any) super fast. Reese provides amazing support to navigate a good experience and Brandon the property manager is very nice and treats me well, along with everyone on the staff such as Sam and Fefi.

i dont understand how an apartment complex can so shamelessly be stingy about giving a gift card that they included in our deal because of some fugazi 60 day claim window that wasn't communicated with anyone, have such frequent wifi outages that my phone keeps forgetting the internet and i have to enter the password each time, and somehow also not clean anywhere in the apartment before move in to the point that i found multiple receipts from 2024 underneath my bed. these guys are trash and you have to pay an arm and a leg somehow to live here and never been compensated for any of those problems.

I was very excited about moving here but after moving in I became quickly disappointed. 1)After living here for 2 weeks I received a lease renewal for the following year not even giving me the chance to see if I liked the building. It expired in 5 days. Then the renewal price continually increases so you feel like you must commit. This is done on purpose. 2)I live in a single. I have had random "inspections" where men who work for the building just comes into my apartment. I am paying just under $3000. The lease is very deceiving in how they justify this. In one of the incidents, I was in my shower and someone just came into my apartment to do maintenance . If they did knock it would have been very quiet. 3)Wi-Fi constantly out or issues with it and you can't even install your own personal wi-fi with another provider. This is a building that is suppose to cater to students who rely on wi-fi. 4) Package room is a catastrophe. Anyone can take any package. Door is constantly left unlocked... simply stated that is not a good system. 5) Parking spots cost as much as garage parking in NYC. 6) Very hard to contact employees at office when you have an issue... my parents have had to call repeatedly and email and if and when she gets a response, a second or third return call needs to be made. Just wanted to post this so you are prepared. I will be here simply for the fact it is to much work to move. These things could be easily corrected if the building owner and management just put a little more effort into having a well run building instead of just collecting as much money as possible by just hiring a more experienced management company to correct these issues. It is a nice building and good location but very expensive to have to deal with these issues.

Honestly I’m so thankful that I’m moving out because this problem with the WiFi has actually made my life 10x harder especially as a student. The WiFi has been out since FRIDAY or even Saturday, either way, it has been out FOR DAYS. No hotspots are available. I’m taking summer classes and I can’t even take a simple exam because the building that I pay $1200+ for a 10sqft room can’t provide a simple service THAT I PAY FOR which I’m included in the ridiculous price. This has been an ongoing problem with management taking ZERO action to solve. If I could give this place zero starts I would. UPDATE: WiFi is still out and it has been 9 days. I have to take an Exam for my class and I’m unable to do so because the property is not taking any action to solve. I was just on the phone with Synergy which is the provider and they told me that there has been ongoing damage with the WiFi receptors and cables of the property @ Nine31 of which the property manager has done little to zero effort in solving. This has now become the property’s responsibility to solve, although they have been blaming the provider this whole time.
