I love this location! It allows me to feel like I'm on campus, but not on-campus. One of the best things about here.... THERE'S A PARKING GARAGE. Considering hurricane season seems to be whenever and wherever in Florida, it was a huge selling point to protect my car. They recently got a new manager and I've been able to see the changes around here that I'm looking forward to!!

I lived here for 3 years. The first 2.5 years were great. The maintenance was amazing and the management was reasonable. This past January the entire staff changed (new property manager, new maintenance, etc.). Since then, everything has gone down hill. Trash is not cleared, maintenance is slow, management is not organized. Overall the location is great, the gym has good equipment, and the prices are reasonable for the location. But I am glad I was moving out this year regardless due to graduation. I hope management gets better but for now I’d be weary about signing a lease until things settle down.

I would first like to congratulate the ownership of the Continuum property on the hiring of Lyn, the new property manager. As a parent of a child who is currently residing in the Continuum Apartments I am thoroughly impressed with her responsiveness to the residents. A work order was placed through their portal about the a/c unit in the apartment not cooling. I contact the office to obtain a status update and spoke a young lady, presumably student/resident, She advised management is aware of the problem and that they currently have a service company on site diagnosing the issue. When she couldn’t provide an estimated time frame I asked if I could speak with the property manager. She apologized by saying she is out of the office and was not sure if she would be returning; it was late afternoon on a Friday. The young lady took my name and phone number and said she would leave her a message. To my surprise, I received a call from Tatiana, resident manager, who advised they had received my message and wanted let me know they are working on a temporary a/c solution while they await the completed evaluation for a permanent solution. She mentioned they would try to have a portable unit placed in the room but it may take a day or two but she would keep me updated. At 6:45pm on a Friday evening, I received a call from Lyn, the new property manager. She wanted to let me know she had received my message and that they had purchased a portable a/c and was delivering it to the apartment as we spoke. As a parent, it is very comforting to know there is now a manager who care about a property that has been neglected but also a manager who cares about the residents as well. Forrest

Moved in and noticed mold shortly after. Maintenance came by and said it looked painted over, over course management denied this. They “fixed” it. It came back in not too long. Both renovations were lengthy as they were “looking for the source”. Ultimately it was never found. Both renovation eras managment refused to prorate my rent, despite the area of renovation being unusable. The apartments overall are poorly built and lacking renovations. Baseboards in the bathroom are peeling, there’s rust on lighting fixtures. Whoever painted did a lackluster job as there are random paint splatters everywhere. The walls are super thin I can hear my neighbors talking at regular volumes. The elevators are slow and sometimes don’t come at all. No central A/C or heating. Just wall and window units. Which are old and rusty. The hot water heater is in the closet, the only separation is a “wall” that’s really a wooden board drilled on. Windows of first floor apartments go shattered for months. The gym equipment is rusty as well. The only pros are that it’s a 20 minute walk to the west side of UF’s campus and it’s the cheapest apartment in the area. Though it is still a minimum of $1000 a month.

UPDATE: Lynn is a fantastic property manager! She truly cares about the residents well being and has been actively working to make sure that I am happy and safe here. She is amazing!!! My water damage was fixed, and she has promised me a new AC unit. To begin, I have lived here now since fall of 2023. The main positives of the continuum are the safety and convenient location. However, recently, the negatives have begun to significantly outweigh the positives. I stay in a deluxe 1bed/1 bath that is 504 square feet and costs me $1600 a month for rent. For starters, my air conditioning went out and instead of replacing it with a similar system , they installed two old window units that require me to keep my blinds open at all times in order to use them. I was under the impression that this was a temporary fix, but no mention of replacement has been communicated. Additionally, in fall 2025, they advertised the units as having updated flooring and furniture. This is not true, i have dirty blue carpeting that has multiple stains on it. I have had to clean my own carpet and buy multiple rugs to cover the stained carpet. As far as the furniture is concerned, my couch looked dingy and worn and I had to put a cover on immediately. Additionally, I had a broken window from April 2025 up until February 2026, almost a whole year. They added a rubber band to hold it closed, but did not truly repair it. They claimed to have fixed it, however, it is still broken to this day. I also have to keep bathroom rugs down because my bathroom floor has black staining on it as well. I have also had significant issues with noise complaints (walls are paper thin). I have reached out to the office countless times, and met with someone from the office, but they always claim to have no record of my complaints. Recently, it seems as if there is a leak upstairs and now my bathroom sink area has water bubbles in the paint, as well as brown staining. I have attached photos of this to the review. Once again, another maintenance problem. Lastly, please be aware that storage does not exist! There is no pantry, no coat closet, no linen closet, so I am forced to have cleaning supplies (broom, mop, etc) out in the open. I also must keep my suitcases in my car trunk at all times.
