College Park at Midtown Apartments, gainesville-fl

If I had to describe my experience here in one sentence, it would be: the biggest issue is management. The property itself isn't even the main reason I'm leaving this review. It's the way management communicates with residents and handles situations involving money, leases, and basic concerns. After enough experiences like this, you start questioning whether anything you're told is actually going to be honored. The renewal process was one of the biggest examples. Management actively promoted early renewal, including going door-to-door, and the way it was presented made it sound like renewing early would keep the rent at the same rate. Then the renewal paperwork came back with a higher rent. When I tried to get an explanation, I didn't feel like management wanted to actually address the issue. Then there was the transfer fee. I asked repeatedly about whether I would have to pay a $500 fee before transferring apartments because I wanted to make sure there wouldn't be any surprises. I was told I wouldn't have to pay it multipletimes. When move in day came, I was suddenly expected to pay out of nowhere. That's the kind of thing that makes you lose confidence in the people, even if you check mutliple times prior. The renters insurance requirement was another unpleasant experience. Residents were required to have coverage, which meant another yearly expense, and I was not impressed with the way this was communicated. I was able to find a less expensive option on my own than what was being offered through the property. I also brought up dog waste being left outside and asked management to send a general reminder about residents cleaning up after their pets. The property already provides doggy bags, so this seemed like a very basic community issue that could have been addressed. And the new phone system certainly hasn't made getting through to the office any easier. If management tells you anything, get it documented. Because when you have to repeatedly triple-check what you're being told, keep records of conversations, and worry about unexpected charges appearing later, that's a management problem.

I lived there for four years and had a really good experience overall. The prices are great, the staff is super friendly and helpful, and the location is excellent. They were also great about returning my security deposit. My only complaint is the $95/month parking fee, which is pretty annoying. Other than that, everything was great!

The proximity to campus and downtown already makes this a prime spot for living in Gainesville, but it is the approachable and dependable staff that truly make me want to write this review. The options in floor plans were insane, making the knowledge and patience of the office staff that much more meaningful; shoutout to Dan and Patricia! And the maintenance staff are timely and respectful. After we made a maintenance request, Cliff came by and fixed our toilet while still being thoughtful of our space.

Although the location was great, my overall living and move-in experience was extremely disappointing. As a first-year graduate student moving to Gainesville, the last thing I expected was to deal with the number of issues I encountered from the very beginning. The process was stressful, disorganized, and far more difficult than it should have been. No one should have to go through that, especially when relocating to a new city for school. I could go on and on about all the issues I experienced, but at this point, what is the point? It was simply a horrible experience overall. Because of my experience, I would not recommend living at any of their properties. While the location is convenient, it does not make up for the poor management, lack of support, and unnecessary stress I experienced.

I lived in the light green town homes for 2 years and thought it was a great location with little to no issues. It's not the most modern, but the rent is cheap so that never bothered me. Maintenance was helpful, typically coming the next day after submitting a request. Some reviews are claiming to have roaches, and while an infestation is one thing, living on the ground floor in a swamp in the summer is bound to have one show up every once in a while. In July-September, I maybe saw one a couple times a month, usually dead. I will say that I can't speak highly enough of the location---being so close to midtown with all the bars and restaurants, Pascals, LibWest/UF campus, and Ben Hill Griffin made the neighborhood so convenient and homey. This location is closer to most UF classes than many dorms like Springs or Keys. Also, even though I was only 3 blocks away from the bars, it was never noisy or disruptive.
