Even Happier the Second Time Around! :) I’m now in my second year living at College Manor, and after moving from the Studios into one of the bedroom apartments, I can confidently say that my experience has only gotten better. First, the location remains one of the biggest perks. Being close to campus, restaurants, and even Publix up the street makes day-to-day life incredibly convenient. Second, the staff continues to be amazing. The front office is always welcoming, helpful, and quick to respond to any questions or concerns. Their consistency and friendliness truly make College Manor feel like a supportive community. Third, maintenance has been just as reliable as ever. Requests are handled quickly, and even when I initially had a few bug issues (which is pretty normal for an older building surrounded by trees), they immediately sent exterminators and kept up with preventative treatments. Since then, the problem has been minimal, and I’ve felt well taken care of. Fourth, the upgrade from a studio to a one-bedroom has been such a positive change. The space is noticeably larger, comfortable, and still affordable compared to many other housing options near UF. My cat and I both appreciate the extra room to relax and live comfortably without the high price tag. Overall, transitioning into the larger apartment has been a great next step, and College Manor has continued to make independent living easy and enjoyable. I’m truly happy to be here and would still highly recommend it to anyone looking for a great, supportive place to live while studying at UF!

The best thing about College Manor is definitely the location. I walk to UF every day and it only takes me about 10 minutes, which is super convenient. The downside is almost everything else. The apartments are old and that is basically the excuse they have for everything. The "A/C unit" barely cools the aparment during the summer, so it runs almost all day and my electric bill was much higher than I expected (around $80–90/month during the summer). The floors in the apartment also had years of buildup from previous tenants. I tried multiple cleaning products and even asked management if they could replace the flooring between leases, but nothing changed. I also regularly saw live and dead roaches in the hallways and around the elevators. The hallways could definitely be cleaner. When I first moved in, they seemed to clean them pretty often, but after a while it didn't seem like they were keeping up with them anymore. Maintenance was hit or miss. Some maintenance staff were great and fixed a lot of stuff quickly. Others weren't as careful with my belongings and walked over or knocked over some of my items while working without putting them back. Overall, if being close to UF is your top priority, it's a great location. Just know you're paying for the location, not for a modern or cute apartment.

I absolutely love College Manor and would like to stay because of the excellent customer service. Everyone in the front office has been so kind, helpful, and professional, but I especially want to recognize Lila. I know Lila was transferred to a different position and location, but I truly wish she could come back to College Manor. She is such a caring, compassionate person who genuinely goes above and beyond for everyone. She always made us feel welcomed, valued, and taken care of. My daughter hasn’t even moved into her apartment yet—she is scheduled to move in on August 14—but from the very beginning, we have received outstanding attention and support. Every time I have a question or need assistance, someone is quick to answer the phone and help us. I am extremely happy with the customer service at College Manor, and Lila played a huge role in making our decision about which apartment to choose so positive. Lila, you need to come back to College Manor! Your kindness, dedication, and exceptional customer service are truly missed.

The location for a math major taking classes at Little cannot be beat. Legit the best thing about living here is the front desk people. They will literally go to hell and back for you just to make sure you have something you need. I’m horrid with names, but I usually always run into Lisa downstairs and she’s been massively helpful. They’ve gone through several staff changes, and it continues to astound me that pretty much everyone employed there has been amazing. Also Mike if you’re reading this, thank you for finding my keys!! 🙏 The maintenance has genuinely only gotten better over time, but one thing that is always consistent is that they are always the kindest most respectful people—especially pest control. I’ve had a bunch of random gripes with my apartment that have never been local management’s fault and it’s always been more of a Collier Companies, or other tenants, problem. I could also sit here and complain about the second elevator never being fixed, but there has always been at least one functional one, which I appreciate as someone with mobility issues. They also have two very large accessible parking spots, and they’ve offered to try and get another one put in for me if they’re ever consistently full. Some people may not like my little apartment, but I’ve honestly been quite happy with it. Definitely a place to consider if you have mobility issues and go to UF. Or if you have a cute dog—because genuinely one of the best parts of my day is seeing them all get taken out on walks, and I would selfishly like more neighbors with dogs.

Today I stopped in the office and spoke with Jasmina and Britta. They were conscientious, friendly, helpful and knowledgeable. I appreciate the welcoming and friendly service we have received at every interaction. Lila assisted us during the leasing process and was also incredibly helpful. Overall great experience. Michael from maintenance was also kind, helpful, and definitely went the true extra mile to provide top notch service. Native to the area he was a wealth of information while going above and beyond to assist us. Thank you College Manor team. We appreciate you !
