I would not recommend renting with The Collier Companies based on my experience at Bivens Cove. From the moment I moved in, the unit had multiple issues. The stove was not functioning at move in, was marked as fixed, but was still not working and ultimately had to be fully replaced. I submitted multiple work orders within my first month of living there, which raises serious concerns about whether the unit was properly inspected prior to move in. During this process, I experienced ongoing communication issues and unprofessional handling of my concerns. At one point, a regional manager stated that I had changed the locks, which was false. This misinformation was shared while I was advocating for necessary repairs and safe living conditions. The most serious incident occurred when I became trapped inside my bedroom due to a lock failure and had to call the fire department for assistance after being unable to reach anyone at the property. When I reported this, I was asked how the door became locked, which felt inappropriate given that this was clearly a maintenance failure. Instead of taking accountability, management has continued to minimize these issues. I was presented with an 8 month lease option that included conditions related to removing or not posting reviews about my experience, which raised additional concerns. At this point, the only options offered to me have been to pay to terminate the lease or find a replacement tenant. Given the condition of the unit and the handling of these issues, neither option is reasonable. Management staff reflects leadership, and based on my experience, there has been a lack of accountability, transparency, and professionalism throughout this process.

I lived at Pinetree, and when I moved out, I was able to appreciate the quality of their service even more. When I needed maintenance in my apartment, they fixed the problem the very next day. When I needed information, they treated me with great courtesy and respect in a clean, pleasant-smelling office. I never received any unexplained charges on my account. There's a man cleaning the common areas every day, and the trash collection service was efficient. I recommend the place based on my positive experience.

Had the pleasure of speaking with Savanna today. She gave me a tour of a unit and was phenomenal! It was hard not to sign a lease today due to her great service, and explanation of the property! Collier companies would be foolish to let this young lady go! If I sign this lease when I get home, it will be based off her alone. 10/10 ask for her only!

I’m writing this because after trying to reach management, we got no response whatsoever. And my advice for people and students who are looking for housing: stay away from The Collier Companies forever! (This is just an avaricious local company in Gainesville, not Colliers International.) One thing that still makes us unhappy is their so-called background and credit check. One of our roommates was approved through their screening, yet only two months later he had no money to pay rent at all. We fully trusted their screening process — it was literally the only thing we could rely on when signing a joint lease. When it failed, instead of taking any responsibility, we were the ones being threatened with eviction. It honestly felt like we were being set up. The situation happened at **Greenwich Green**. The management knew the roommate had moved out and couldn’t pay. Instead of contacting him or trying to resolve the issue, they kept repeating one sentence: “You are under a joint lease.” Shortly after that, we received eviction notices warning that if the balance wasn’t paid, all of us would be evicted, plus hundreds of dollars in legal fees. At one point, I had to drive 6 hours from Miami just to deal with this in person, only to find a new staff member sitting in the office who had no idea what was going on. No manager. No answers. When we said we couldn’t afford to pay for an empty room and asked about ending the lease, they told us we would need to pay around four months of rent as a termination fee!!?? When I lived in the NYC area, early termination was 2-3 months at most. I genuinely could not believe that such a small company in Gainesville could be this greedy! I want to emphasize this clearly: yes, they have a strict lease, like most real estate companies do. But The Collier Companies treat the lease as a sacred legal code, with absolutely no tolerance, no flexibility, and no basic human understanding. It might sound reasonable on paper, but trust me — this kind of company can only survive in a place like Gainesville. Based on my experience, it would never survive in any major city such as Chicago or Bay Area. They can only take advantage of people in a small, limited housing market, and that’s it.
