If I could leave zero stars, I would. My experience with Aero on 24th has been the worst and most unprofessional I’ve ever dealt with. They not only overcharged us with baseless and inflated move-out fees, but they also engaged in unfair and potentially illegal collections practices. After receiving a move-out statement filled with excessive charges. cleaning fees for shared areas my son wasn’t solely responsible for, painting charges for normal wear and tear, a $300 “holdover” fee for items left in the living room for less than an hour, and even illegal ESA-related fees despite proper documentation, management repeatedly ignored or dismissed every dispute we submitted. Even worse, on October 4th, I emailed them explaining that the portal was not letting me make a payment and I needed assistance. That message was ignored, and two days later, October 6th at 12:05 AM (yes, right after a weekend)—they sent the account straight to collections without giving me a chance to pay, despite my clear intent to do so. Their response later confirmed this timeline, proving they knowingly allowed the account to go into collections without addressing the issue I reported. This is a violation of standard fair billing and fair collections expectations, as you cannot send someone to collections when they are actively attempting to make a payment and the business itself is preventing them from doing so. Sending an account to collections immediately after an unanswered message, sent outside office hours, without reviewing it first is reckless and unethical. To make matters worse, their automated phone system made it impossible to reach a real person, and when I did follow up, management simply pushed blame back on the tenant instead of taking accountability for their failure to respond. Aero on 24th has shown: Unfair billing practices Failure to properly respond to disputes Charging ESA fees, which is unlawful Misleading claims about returned keys Sending an account to collections despite documented attempts to pay Lack of transparency and accountability If you are a parent, student, or anyone considering living here, please be cautious. They take advantage of young renters, ignore communications, and inflate fees to push accounts into collections. This place is the definition of predatory management. I will be reporting this to the Better Business Bureau, HUD (due to ESA violations), and the Florida Attorney General’s Office for unfair and deceptive practices.

Living here has been amazing. The staff is always honest, helpful, and truly cares about residents. The manager Elizabeth is great .She always keeps her door open and is willing to listen anytime. Definitely one of the best places to live.

I am writing this review to document a serious billing and management failure. I signed a lease with Aero as a delegate for one semester, which fully satisfied my housing needs at the time. During my occupancy, I did not experience any major issues with the unit itself. However, following my move-out, Aero failed to properly close my account and remove my payment information from their system. As a result, I was incorrectly charged for two additional months of rent even though another individual had already taken over my room and was residing there. These charges occurred solely because my card information remained active after move-out—an error that reflects a lack of basic financial and administrative controls. I promptly notified the leasing office and was assured the issue would be addressed and that the new tenant would be contacted. Despite months of persistent follow-ups via phone and email, no resolution was provided. Instead, I was eventually told that the matter was “out of their hands” and that recovering my money was my responsibility, requiring me to personally contact the individual who took over my lease. This response is entirely unacceptable and demonstrates a complete abdication of management responsibility. As a result of this administrative failure, I lost hundreds of dollars in improper charges, none of which have been reimbursed to date. While the physical apartment was adequate, Aero’s post–move-out handling, billing practices, and lack of accountability are deeply concerning. I strongly advise against signing a lease here. DO NOT SIGN HERE!

Don't do it... nothing here works, not the elevators, not the lounge chairs that broke while I was just sitting studying and sprained my ankle. I had to go up and down four flights of stairs with a sprained ankle for weeks. They offered to move me to the 1st floor (literally two weeks into living here), but how could I.... my ankle was sprained and I was already situated. Anything but fix the elevator, which admin has no idea when that will be. Everything here is cheap and wayyyy overcharged (wdym parking is $85 a month??). Living here has just interfered negatively with my everyday life. Visitor parking is practically non-existent and you need a decal, which you can't get after the office closes, if they even have spaces available (which has been never for me). The package room has 0 security because the system has been down forever. I saw some packages ripped open like someone tried to steal them multiple times. My front apartment neighbors have also complained about the ant infestation both of our apartments have had, as well as various other different problems. Maybe you'll get lucky and have a good experience, but living here has been the biggest pain in the derriere, and I'm saying this as someone who came from a rllyyyy old apartment building hoping to live a bit nicer my senior year. Horrible.

Aero on 24th is one of the worst living experiences I've ever had, and I strongly urge anyone considering this place to reconsider. From the very beginning, it was clear that the management is incompetent and unprofessional. The staff, who are mostly young and inexperienced, consistently provide incorrect information, leaving residents confused and frustrated. It’s nearly impossible to get a straight answer from them, and their lack of attention to detail is very obvious. Security at Aero on 24th is practically nonexistent. One night, my friend locked up their bike, and it was stolen. When we approached management about it, they were useless and couldn't even tell us where the security cameras were located. This complete disregard for resident safety is alarming and unacceptable. The move-out process is even worse, with outrageous fees that seem designed scam students. My roommates and I were each charged $100 for four bar stools that were left outside and got damaged by the weather. These barstools aren’t worth more than $30 each, yet they claimed they originally cost $125 each and that we were getting a discount! I even had Kaylee, the assistant manager, inspected our apartment for potential move-out charges, she didn’t mention the barstools at all, proving just how dishonest their practices are. The quality of the buildings are cheap. The walls are so thin that you can hear everything your roommates are doing. The smoke alarm in our kitchen was super sensitive, going off constantly, even when nothing was on the stove, just from heating up a pan or opening a preheated oven. Parking is another major issue. There aren’t enough spaces for all the residents, and during my first semester, I couldn’t get a parking spot at the complex. They offered a cheaper option to park at a neighboring apartment, but this made transferring groceries a nightmare and felt unsafe when walking back at night. Visitor parking is also extremely limited, making it inconvenient for anyone who has guests over. Aero constantly hits you with random, unexplained fees. Our electric bill was excessively high, despite my roommates and I being very cautious with our usage. It’s clear they’re overcharging for utilities. There are also non-students living in the complex, which adds to the chaotic and poorly managed environment. The bus stop, which many residents rely on, is a bit of a walk from the apartment, adding to the inconvenience of living here. Aero on 24th is not only unsafe, but the management is also grossly incompetent, and they overcharge with insane move-out fees. The buildings are cheaply made, parking is a nightmare, and the overall living experience is terrible. PLEASE DON'T MOVE HERE!!!! You will regret it.
