WARNING: Do not allow your child to live here. This is a terrible living solution for a college student. Everything about this place looks good. But, it's NOT!! From the management office to the maintenance. It's a joke!! They try to over bill you at every chance possible. They wont pro-rate your rent, want you to buy their crappy renters insurance, don't repair anything in a timely or correctly. There was a broken water main and there was no water for 2 days and no hot water for 5 days !! Cockroaches and Mold. Oh ya...When it's time to move out, they don't do a walk though with you. They wait till your gone and then deduct you deposit for stuff that is incorrect. Fresno State is a great school and Fresno is a very nice area. There are a lot of other, nicer places to live. pass on this place. It's GARBAGE. you will thank me. (the only reason for the 1 star is because you can't put a negative -1000 stars and be posted)

Very disappointing experience with the leasing process at Palazzo at Campus Pointe. We applied for a student apartment for my daughter and signed the lease documents on March 24, 2026. After signing, we waited almost 4 weeks for confirmation of approval. During that time, I called multiple times to ask about the application status, and each time I was told her file is with the other girl, and put me on hold for a long time. Some other days they would say her file is on the other locker, they would call back, but no one ever followed up. We did not receive any call or email confirmation of approval, and no copy of the lease term documents until the day I called to cancel the application ( 4.14.2026) due to the lack of communication. After waiting weeks without any response, I decided to cancel the application. However, I was then told that we must pay one month’s rent as a cancellation fee, even though the lease term does not begin until August 2026, no deposit was paid, and no unit was ever provided. Communication has been very poor, and the process felt unfair and stressful. I recommend future applicants carefully review all terms and make sure you receive written approval and clear communication before signing anything. I hope management improves their communication and transparency for future students and families.

I honestly would not recommend living here. Ever since I moved in, there have been constant problems and unnecessary charges added to my account. Every time I try to ask questions or get my money back, there’s always some excuse or issue. Management makes things way more stressful than they need to be, and it feels like residents are constantly being charged for things that don’t even make sense. Communication is frustrating, and getting anything resolved takes forever. Save yourself the stress and look somewhere else.

They will keep your deposit. We cleaned and still charged us roommates cleaning fees each individually. They are charging for small scratches that were already there when we moved in. It’s against CA law to keep deposit for normal wear. Trust me you won’t see your deposit back. I don’t have the time for small claims or i would take them. They know most people don’t have the time. They also have roaches that was never taken care of. Just go somewhere else, my other apartments I rented I never had an issue with deposit.

If it were possible to give this place half a star, I would because that is exactly how my living experience here has been. I have lived here for 2yrs so far, and I cannot wait until my lease is up. (Excuse my sarcasm, but put yourself in my shoes as you read this review). Here is why nobody should move into palazzo: 1. They have random fire alarm checks that they occasionally give notices about. On one occasion, I had practice at 530am and I came home to take a nap before I had to go to class at 9. Instead of being rested for class, I was interrupted by the fire alarm going off around 7:30am. Now you can imagine I was terrified, assuming there is a fire. There was not a fire however, it was one of their "fire alarm checks," that they of course did not send out a notice about. The way I found out it was a “fire alarm check” was because I called the front office, and they informed me that the residents know it is a “check” when we call in. So, residents have to call in order to find out if it is a false alarm or not. 2. If you put in a request for maintenance to fix something in your apartment like your oven that has wires sticking out of it or multiple blinds missing (like in the pictures included), be prepared to either wait six months or continuously call/put in multiple "work orders" before they come. 3. Security is more concerned about a “noise complaint they received” at 10pm on a friday night, towing cars, making sure nobody is in the pool area right when the clock strikes 10:01pm, and walking pets outside “on palazzo property,” rather than cars being broken into or things of that nature. For example, my car was broken into THREE times behind the gate and THREE times outside the gate. Did management/employees/any staff member do anything about this situation? Nope. They told me every time, “file a police report.” What is the point of having security or a gate then? 4. They “accidentally” towed my car. I come out one morning in hopes to be able to make it to my 9am final, only to find my car gone. After my car has been broken into SIX TIMES ON PALAZZO PROPERTY, I’m thinking the thieves just decided to steal the whole car. I go to the office, they check the cameras (the same cameras they check to fine you for pets and other things) and they say, “your car wasn’t towed, so it looks like it was stolen.” Mind you, right after my final, I had to be home (2hrs away from fresno) because I was going on a family trip. So then I have to uber to the police department, and they tell me that my car was in fact towed. So I go back to palazzo, and they tell me “oh, it must have been a mistake. I’m not sure why they towed your car.” Does anyone at this point feel as if I’m being harassed by palazzo? FINALLY, I received some justice when they payed for my car to get out the tow yard. But I missed my final, and that was a whole other story. 5. The reason for renewing my lease is complicated, but just know that they find multiple ways to trick you and they are NOT on your side. I move into the new room, and these pictures I included do not do justice of how disgusting and unsanitary the room was. There was hair in the shower, mold everywhere, stains on the walls, nails in the walls, stains all over the carpet; just gross. Management and employees are rude and extremely insensitive, unhelpful, and beyond unprofessional. There are a lot more incidents that have happened while living here, but these are the main miserable situations that I’ve had to go through. Do not be fooled by the outside appearance, that was the mistake I made and I have been paying (literally and figuratively) for it ever since.
