Coming to the end of my 3rd and final year at the reef I can honestly say for the price its a good place to live. Close to FGCU, apartments seem to be well maintained, maintenance is usually prompt and helpful, and the front desk staff is friendly. HOWEVER there is a creep living here who asks women to watch him masturbate late at night, and security seemed unconcerned, throughout my time here the dryer has never been able to complete a load of laundry in one drying cycle despite the many many maintenance requests, and the valet trash service is a joke, inconsistent pick up times make it hard to know when to put trash out to avoid it being torn apart by crows.

Honestly awful living environment with staff that only cares about profiting off the students rather than providing an enjoyable place to live. If this place didn’t treat you like you didn’t matter, it honestly would be an awesome place to live but it’s truly just disappointing. I’ve lived here for 3 years and the amount of trouble I’ve experienced with staff that has no desire to actually resolve your situation, they only care to not have you contact them. 1) the gate has not worked for more than two weeks out of the entire time I’ve lived here and the ongoing rent does not reflect or accommodate the lack of security that is supposed to be included in the expensive rate. 2) I pay an increased rate for “renewing late” even though there are 2 available/unused units. I’m paying roughly $200 more than the offered rate for NEW RESIDENTS. Paying an increased rate for decreasing quality is just robbing me and cruel at this point considering the residents are STUDENTS. 3) The first year I lived here my roommate had a cat that destroyed our furniture which I had emailed the reef for prior to that tenant leaving and I will say they didn’t charge me, however the tenant left cat trees and various cat toys. they replaced the furniture while the tenant still lived there causing the cat to damage them all over again and since have not been replaced. We still have the cat tree because it is somehow the tenants that remain theres responsibility which is so unbelievably unfair to have to clean up after other people you don’t even know. After that tenant left another one came in with a cat that destroyed the couches more, this tenant also left items all over our kitchen to which we were told it now will fall on us so I had to spend part of my summer cleaning up after people I didn’t know with no remorse or compensation by the reef. Both my roommate and I that still live here were charged for the couches after multiple emails sent to them trying to have a staff member come by to check the unit prior to the tenants leaving. btw furniture has still not been replaced. I mean why on earth would you check the unit AFTER tenants leave and then charge those who still live there it’s honestly laughable. 4) the closet that holds our a/c is FILTHY it’s literally filled up probably a foot high with dirt/dust. Maintenance has come by multiple times in the years I’ve lived here to change the a/c filter but are somehow blind to the absolute filth that has been building up from what looks like since 1980. 5) my bank improperly returned my rent payment which I’ve discussed with the reef. When I attempted to submit payment again it was returned by the reef which caused me to pay $150 in return fees, also destroying my credit!!!! The reef did not care whatsoever and never reimbursed me. They then blocked my account and told me I needed to make payments through MoneyGram at CVS for the reminder of my lease term!!! After 10+ trips the CVS for ONE PAYMENT, the lack of support or assistance from the reef was severely disappointing. It took both my mother and I over a week to get a new account number to attempt payment at CVS, again for ONE PAYMENT. All the while I received non-stop notices on my door that I was going to be evicted for not making the payment, something entirely out of my hands. Mind you these are only a few of the issues I’ve had!! DO NOT LIVE HERE!! UPDATE RESPONSE TO REEF- THERE ARE NO DISCREPANCIES IN THIS REVIEW. the fact that the office tries to shift blame but somehow everyone who has left a negative review “has discrepancies.” It’s a blatant lie and an attempt to blame the residents instead of admitting fault.

I lived at The Reef Student Living for the last two years of college, and overall, I had a pretty good experience. The rooms were such an upgrade from the on campus dorms. The private bathrooms and walk in closet made it feel much more like home. The management was a bit unorganized at times, but they were usually nice and willing to help when needed. One thing that really stood out was how well they handled Hurricane Ian. They were quick to respond to concerns, repaired damages quickly, and did a much better job compared to the surrounding apartment complexes like coastal and UV. It made me feel safe and taken care of during a stressful time. However, a word of advice: **choose your roommates wisely**. The office can't do much about roommate conflicts, so it's important to live with people you're compatible with. There were a few minor issues, like poor outdoor maintenance. Litter was often left around, and there were some gaps in the fence from people sneaking in and out, which was a bit frustrating. Despite these issues, I would recommend The Reef to students looking for housing, as long as they can afford it. I paid about $800 a month for the 5.5 bathroom townhouse, which was reasonable at the time, but the rent has been raised since then, which is a bit disappointing. All in all, it's a solid choice for student living especially compared with the other options that students have in the area.

My girlfriend has stayed at this place for a couple months now first month was alright But now there’s been nothing but issues back to back. They came and did their inspection and walk around, but clearly not good enough water heater caught fire. There’s been mold icemaker stopped working refrigerator started leaking. Nothing but issues back to back. She put another request in on Friday for an emergency because her AC unit Froze over clearly maintenance sucks they came and defrost it. I told him what the actual issue was and he said that contacted the property manager and told her that we need somebody to come and replace the motor in the unit. It has now been three days with no AC my girlfriend has been staying with me due to the lack of urgency for problems. I do not recommend this place to anybody and I do read these comments and see that the owner whoever runs the account has been pretty much telling everybody it’s OK which it is not if I have to send my guys over to inspect the whole unit I will I can have somebody inspect everything about the whole entire apartment as we are friends with every roommate and my guys will probably tell you everything that’s wrong with this unit and much more on another note somebody walked in after banging four times on the door while my girlfriend was showering did not announce themselves, but walked in we went ahead and texted the roommates if they were home and all of them were out of town for Christmas break so some random person with a key came in and they have no idea who it was that’s very concerning especially for a girl. so with the roommates permissions and everybody’s permission Just for safety concerns because every single person in this apartment is a girl we went ahead and installed cameras if we do catch somebody not announcing themselves or not Telling us that they are coming over my girlfriend will contact me I will contact my lawyer due your privacy rights. You are supposed to announce yourself supposed to tell everybody that you’re coming At least a day in advance, this is not my first time suing Someone I would gladly sue again

I had an extremely disappointing experience with this apartment complex. Despite communicating with management for months regarding a serious family medical emergency and providing all requested documentation, I felt that my situation was handled with very little compassion or understanding. There were numerous emails, phone calls, and conversations trying to resolve the issue appropriately, yet I received inconsistent communication and little assistance. Even after vacating the unit and turning in the keys, the process continued to be stressful and frustrating. What was most upsetting was the lack of empathy shown during a difficult time when my family was dealing with a medical crisis. Residents deserve clear communication, professionalism, and a willingness to work through exceptional circumstances. Unfortunately, that was not my experience. I would strongly encourage anyone considering this property to carefully evaluate how management handles resident concerns and hardship situations before signing a lease.
