We had a good experience working with the office in Eugene and living at Hess Apartments. Things weren't totally clean when we moved in (the residents had left some things behind in the kitchen cupboards and the blinds definitely hadn't been cleaned), but the unit was in great condition and all of our maintenance requests were resolved promptly throughout the year we lived there. We ended up having to break our lease and the property manager waived the lease break fee for us because they found someone else to move in quickly! That was really good customer service. Edited to update: We left the unit in better condition than we found it and received our full security deposit back.

Worst agency to work with by far. They will force you into a lease renewal 9 months before your lease ends, they never fix anything wrong with the house, they raise rent constantly with no notice, they invade your privacy constantly, and they belittle you and disrespect you as a tenant. I’m a college student and the unit to avoid is on 16th Ave. DO NOT RENT FROM THIS AGENCY.

I finished my lease in September and am just getting around to writing this. I feel lucky to have gotten almost all of my security deposit back (they deducted $90 for carpet cleaning; I had left it vacuumed). My unit was clean when I moved in. Maintenance requests were easy and effective for issues within my own unit. I think it's as likely as not that you'll have a decent experience with them unless you end up needing to interact a lot with the office itself during your time leasing. My building had dingy laundry/bike room with a single washer-dryer for all the units, and for some reason, a tiny water-closet type bathroom attached. That area and the carpeted stairways were never maintained. The room is supposed to only house bikes and be the laundry facility. When I moved in, it was full to the brim with old furniture and other discarded items in disarray. There were many bikes, some abandoned but still locked to the locking apparatus. I have a bike, so I wanted to use this area, and also it was just in a nasty state for a laundry room so I fussed about it. It took about four to six weeks of back-and-forth with the office to get them to clean it out fully. The refuse got removed at my request but I had to cite landlord/tenant laws to them before they removed those of the bikes which were abandoned (before that, there wasn't enough room on the one locking apparatus for me to use it). The strange little bathroom seemed to never be cleaned and would occasionally cause a stink through the rest of the room. Later in the year, I noticed what appeared to be a little bit of mold in there and sent an email about it, being clear (I thought) the issue was in the common area. At first I got a reply saying "residents are responsible for upkeep of their own units, try cleaning it with bleach." (🚩🚩) It did get resolved after further emails. The common washer-dryer sometimes malfunctioned and in those cases it was hard to get a maintenance request through; I had to use laundromats a couple of times. Our dumpsters/recycling bins had padlocks. When I picked up my keys, I was given the code for the main door, key for my unit and my mail key, but not the key to the dumpsters or the code for the laundry/bike room. I had to come back the next day and request them. The woman at the office at the time took a long time getting me my trash key, then I said, and the laundry? She said, "There is no laundry." I knew this wasn't true but didn't have a screenshot of the listing advertising coin-operated shared laundry. I happened to find out about the room a couple of weeks later from another resident. The bureaucratic ineptitude at this point and with the mild mold incident was annoying.
