The interior is very lovely and the view from the rooms is astounding! Being able to look out upon the University of Oregons expansive campus from the luxury and comfort of the Arena District Apartment rooms is an experience I recommend to anyone looking to rent affordable housing near campus. The staff are also very friendly!

Management only sees you as $. 1. I had move units twice cause the assigned random roommates i got smoked weed despite this being against the lease (I worked a job subject to federal drug standards at the time in addition to being a ref for youth sports) and the "replacement room" had literal bloodstains on the wall. on one sense it was accommodating on another it made for massive inconveniences. 2. The ventilation is inadequate for spring/summer. Room temps got up to above 90 degrees and the hallways (which are the only air conditioned areas) would stay above 80 degrees. If they are comping rooms to staff this is a straight up OSHA violation 3. Common spaces are pretty poorly thought out as well. billiards and ping pong tables are encroached on by railings/staircases and the two study rooms are not noise-proofed in the slightest. There also isn't really a good social lounge area where you can gather on a couch etc. to watch TV outside your unit. All contributed to a weak sense off a community in this building. 4. After a break in and conferring with other residents; Car break ins are a pattern in the lot and management will refuse to give you footage. Lease has a term where cameras are primarily their protection and legally they technically dont have to hand anything over until subpoenaed by a court. However management will claim they cant even disclose details of footage because its their "policy". They hypocritically confirmed they had footage of the break in which ironically is against this policy. It overall makes you not feel like you are appreciated as a tenant as most thefts go unsolved due to lack of information. information I could not provide to the police in my report that surveillance footage could have provided. Its also based on the nature of this break in that I believe the perpetrator is a serial criminal and not a random Hobo. My car is a newer model with a FOB and will auto lock in less than 30 seconds if the key is not near it. The criminal broke in with non-destructive means, left behind a fully stocked medkit in the car and only took an weird assortment of items i had left in the car that night including a dashcam. only Pros are the fact that there is laundry in room and you get a fridge with an ice maker.

Generally a good apartment building. Nice rooms and amenities. Generally quiet. Problems I’ve had: Poor communication in regards to move-in. Emails are often vague Apartment was not very clean when I moved in Delivered packages seem to be left out and generally seem to be left unsecured Although I have not experienced this directly, I have been told maintenance is not the best/quick. Apartment is close enough to campus with great bus access and proximity to restaurants and shops. Despite my issues with the place, I would renew my lease.

Good place to live, definitely on the expensive side and I don’t really think it’s worth that price. Living spaces are very secure while bike and car parking leaves a lot to be desired. All the staff are amazing, prompt to respond, and very capable. Front desk staff were very helpful and understanding through all the issues that cropped up, and the maintenance guy Nate is a GODSEND for this apartment. Our unit had so many issues—especially with our washer—and they were always on top of it and hard at work to figure out the issue. Units themselves left a lot to desired, bathrooms without proper ventilation, faulty heating, broken or missing parts of furniture etc. I would recommend living here if you don’t have a lot of your own furniture and are fine paying a little extra for some of the amenities. While the units and property definitely need work—though let’s be honest what college apartment doesn’t—the staff are amazing!
