Acorn Apartments, ephraim-ut

We have lived here for over 18 months and have had 3 different landlords. Our current landlord is Jody Brown and he is by far the best landlord. He cares about his tenants and has made improvements to each apartment. He has made improvements to every aspect of living here. He has set the standard so high for our future landlords whenever we move on from these awesome apartments. Would highly recommend to students and young married couples.

The single review from Mrs. Abi has some false statements that I would like to correct. First, the apartment complex since before Jody Brown became the owner was indeed an eye soar. Since he has taken over ownership multiple good things have been happening; Jody has fixed the drive way and is now pothole free. Before the summer is over the cracks will be filled and sealed with new lines for parking. He also has built a pergola over the fire pit. The apartments are getting face lifts, these include ceiling fans paint jobs including accent colored wall. He is replacing the old style chandelier from the 80's, along with the florescent light, and replacing them with recessed lighting. These changes are indeed taking time and money. Now for Jody. As the landlord he is kind and will give you the shirt off his back. He is right on top of repairs unless he is waiting for parts to come in the mail. He put in a pro grade Basketball hoop and replaced the outside light with New LED flood lighting, along with installing a High-Def Security System. These are just a few things that have been improved and its only getting better.

Love this place! It's so safe and quiet, and the owners are absolutely fantastic. If you're looking for something in the Sanpete area, definitely check this place out. In my experience the only reason a person would have a bad experience with the owners is if they screw him over. Jody is seriously the sweetest person and genuinely cares about his tenants. He is working really hard to update the apartments and even had new pavement put down. Any time I've had an issue he has resolved it within 48 hours. He is even painting my apartment at no charge. I've been here since march and since then it's been nothing but quiet. He even put an ac unit in the laundry room so it's and cool in there.

As good as Ephraim gets. I've lived in a few places around town from my college days and later when I came back as a coach. My wife and I enjoyed this place. Landlord was accommodating. Maintenance issues resolved quickly when they came up. Not the newest place but prices are good for what you're getting. Parking was never a problem. Had good storage in the one bedroom. I'd recommend to students, and highly recommend to married young couples. It keeps you close to campus but doesn't feel like a dorm.

Landlord is incredibly inexperienced, rude, and all-around sleazy. Wouldn't respond to multiple, documented, requests to repair dead electrical outlets in my room. Favors certain residents over others, and conveniently forgets the rules in certain circumstances. Will also claim a nonresident lives in the apartments when it's convenient to a situation. Also believes what a nonresident says is more important than what a paying resident says. Lies and spreads misinformation on situations he admittedly doesn't have the "specifics" on. Property is poorly managed, parking lots are plagued with potholes, and residents often yell at each other in the early hours of the morning. Easily the worst place I have ever lived. Won't ever be recommending Acorn Apartments, or Jody Brown.
