Update: 6/23/2026 I finally received an itemized list (last photo) and the remainder of the security deposit. Here is the outrageous charges from cleaning and painting, when my child was there for 3 years and never put anything on the walls. He argued standards and I told him $200 for painting when painting is part of normal wear and tear and nothing is wrong with the walls? I resend him photos, because he claims he never received them. ORIGINAL: So, this is an honest review with real photos, evidence, and even the response from maintenance. My daughter rented a room in the basement for three years. During those three years, the dehumidifier that was supposed to be running stopped during a summer storm while she was away on a break. She came back days later to find her floor covered in mold, her apartment smelling like mold, and her belongings ruined. During her tenancy, she had many issues, including barking dogs, tenants smoking weed, mold, problems with the washer and dryer, her right of way to her apartment being blocked (which was finally addressed after her last semester there), mail issues, and water issues from the outside, and so much more. My child was no saint at cleaning, but to receive only $140 from a $500 deposit at the end of a three-year lease, with the explanation that they had to paint, clean, and spend 3½ hours on it, is ridiculous. Since the mold was still there when we left, since the stains we first photographed were there when my child took over the lease, and since, as everyone complained, the cleaning fee is ridiculous. Even the bathroom cabinet had a makeshift shelf that didn't even work. It was just a piece of wood hanging by a nail and a cloth stuck under the drain so it wouldn't leak. The kicker is, the day we left the apartment, I sent photos and an updated address, and he said "OK." He sent the deposit to the wrong address and told me, "It will be returned," and stated that what we talked about is the itemized list of "work" we had to do. So, you get no list, only what they say. Below are the first three pictures of the mold from the first year of her tenancy. I understand it is a basement apartment, but to say "we treat it" is unfortunately not what you can do if it is in the molding or wood. You have to remove everything because it will spread. I am sure other people will have the same issues. I understand that the rent is cheap, but if there were standards, then the dog issue wouldn't have continued for three years. The smoking weed wouldn't have continued for three years. Everything wouldn't have and shouldn't have continued for three years. So, where are the standards in that?

Love the place. It is the cheapest you will find with accommodations inside the building rather than outside. I just wish they allowed dogs. I’d be willing to pay an initial fee of 300$ and then 30$ a month if I was allowed to own a medium size dog. I know it’s because of the insurance policy, but still. Overall, pretty nifty place and I would highly recommend it. Solem a difficult or bad experience outside of general neighbors.👍

Private, quiet, landlord is great Edit: was 5 stars now 1. New landlords are unprofessional. They take your security deposit and tell you the cleaning bill and expect you to believe them rather than send you a receipt like a grownup. Don't bother cleaning your apartment!!! They WILL take your deposit. Also they will constantly try to show your apartment and try to guilt you for saying no. Tldr; unprofessional, thieving landlords ruin this slightly overpriced community. Edit 2: I lived with my girlfriend and never put my name on your lease. Doesn't mean my review is any less credible. Never spoke to a Roger either. Only Bill.

If you want your security deposit back, look elsewhere. JH RL Group will hit you with any phony cleaning charge you can imagine. It was completely unprofessional and laughable business on their end. At least have the decency to provide a receipt and not generalized nonsense. In response to the owner: You can deny things all you want, but we both know the apartment was in great condition. My family and I made sure of it before we left. I was nothing but a great tenant that catered to your spontaneous needs regularly. But we won't get into that because it doesn't deserve my time or energy. The blatant lies to defend yourself on Google Reviews is an even worse look. Best of luck to your business. Best regards, Tony

Hi, I just wanted to share my rental experience at Hidden Lane Apts. I was transferring from out of state to Edinboro, and had a difficult time trying to find something long distance that was well-kept, quiet, and affordable. Mr. Hartman was very responsive and helpful. His rental units are clean and my neighbors have all said that he is a fair landlord that gets repairs done quickly and correctly the first time. I plan on referring people to him in the future.
